View Full Version : 600 W. Sheridan
Praedura 11-24-2013, 02:17 AM I really like this one too:
http://farm6.staticflickr.com/5502/10677156196_e8e5f3a970_h_d.jpg
Because:
a) It looks cool from that vantage point
b) It shows the surrounding area very well
But you know... that photo set was from about 3 weeks ago. Surely this building is much further along now.
(hint, hint, to anyone with a camera happening to pass by Sheridan & Dewey  )
Praedura 11-24-2013, 02:28 AM Pete, I have a suggestion -- which I meant to make awhile back, but forgot.
There are 3 Film Row threads (at least, maybe another one) that are titled only by the address;
609 W. Sheridan
600 W. Sheridan
720 W. Sheridan
I'm sorry, but my tiny brain is incapable of remembering over any period of time what building goes with what address.
Could you possibly amend the titles to include some additional info to make it more clear. For example:
609 W. Sheridan (Dunlap Codding)
600 W. Sheridan (Hunsucker Legal Group)
720 W. Sheridan (Sliver building)
Something like that. Pretty please? :)
UnFrSaKn 11-24-2013, 05:50 AM I have the same problem.

Jeepnokc 11-24-2013, 10:05 AM 5103I took this earlier this week. Hopefully roof will be on later this week or early next week.

Bellaboo 11-24-2013, 04:40 PM My guess it'll be ready by April, it's coming along nicely.

Anonymous. 01-03-2014, 11:56 AM I thought it was going to have a facade that made it appear as though it were three stories?
What do you mean? It has the extended wall that exceeds the roof line. Can you not see the renderings up above?
shawnw 01-03-2014, 11:58 AM Okay so the brick will go higher than what we see in this photo (the wood and insulation). Sorry, should have scrolled up before asking that question...
metro 01-03-2014, 01:36 PM I like the building overall, and glad to have the density where my office is (Film Row), but does anyone else think this has a bland entrance?
ethansisson 01-03-2014, 01:49 PM Okay so the brick will go higher than what we see in this photo (the wood and insulation). Sorry, should have scrolled up before asking that question...
No, it won't. Below is an approximation of the roof line based on comparing that photo with the renderings. The building won't be any taller than this.
5731
This is a very small building (only 6,500 feet total) on a small lot.
Not a whole lot of room for an elaborate design. I think they've done a good job given the limitations.

Is there a tenant yet for your retail space?

Is there a tenant yet for your retail space?
We haven't marketed it yet or even put much thought in what to do with it yet. It is blank space that could be used for anything from office to retail. I am open to ideas and suggestions but has to make sense financially.

How big?
Approximate rental rate?
OKCisOK4me 01-18-2014, 11:02 AM What happened with the back wall? The south wall of the building is flat where in the rendering at the top of the page, two-thirds of the back wall is recessed.

Haven't even got that far yet. I have not even measured the space but I am guessing it is about 800 sq ft. One large room and one smaller room with large opening between two rooms plus bathroom and closet off small hallway.

They came straight across the back at the top but it is recessed at the bottom making an overhang to provide a covered shade area on the back patio.
Mississippi Blues 01-18-2014, 11:23 AM Hey Jeep, I haven't spoken on this any, but I just want to say that I think it's a fantastic little building & I wish you the best of luck in your future ventures.
Is the space in yellow what you want to rent out?
You can see the dimensions on the plan.

No. The rear garage is not included and the space stops at the door to the garage. The room to the left has been opened up and is included in the retail space. The door that is in the upper left corner that leads to the law office hallway has been removed. So it is smaller than I thought as it looks to be approx. 585 sq ft
Ah, I didn't realize that was a garage:

Big Parrothead, beach bum, tiki bar stalker. Leaving next week for a week wandering around BVI on 48 ft cat to check quality control at Foxys and Soggy Dollar. I was about 200 years too late and a few years past 40.

A pirate looks at 50? When the summer comes around you should stop by Captain Norm's and let him pour you a rum drink with an umbrella. You two can talk boats and Buffett. I'll buy you a real drink while you're there.

Over the years as the firm grew, we took more and more space which required addendums to the lease. We discovered that the last addendum actually gave us through August so we were able to take some time and do more stuff inside like adding more woodwork, etc. No set time yet but shooting to move sometime in July.

Great, I was afraid you may have had to relocate to a temporary location for the interum, which would have been painful. I've driven by a few times this past weekend and it's a very good addition to Film Row.
Teo9969 04-14-2014, 10:20 AM John, assuming you stay for awhile, you may end up making more on that building when you sell it than you did your entire career as a lawyer  ...a bit of exaggeration, obviously…but boy are you going to make out well on that one. Happy for you and what you all have going on!
This building has me pretty excited. It's a nice addition to the downtown area, and really matches well with the surroundings. Plus it fills in a previously empty lot. As excited as we get over buildings like Devon Tower, we have a lot more people like Jeepnokc than we do Larry Nichols. This is high quality infill and I think we'll see a lot more buildings like this in the coming years.
Jeepnokc 04-18-2014, 08:30 PM Finally had chance to read today's transcript from Steve Lackmeyer's chat and saw a couple of questions about our project taking time. Thus, thought this would be a good time for an update. Although we projected moving in April, we discovered that our current lease doesn't expire until August. This gave us the opportunity to slow down and add more detail inside the building. All of the wood (cabinets, built in credenzas, doors, paneled staircase, vanities, etc) inside is being custom made by the carpenter. We are using doors from the Colcord building as well as some of the old glass which takes time to retrofit the hardware and build custom casings for. The entire first floor office area (not the retail space) is getting oak crown molding as well as about half the upstairs. There are no rubber baseboards or plastic crown molding, it is all real wood which requires more time to measure and cut than just gluing rubber baseboards up. Even the closets and storage spaces have wood baseboards. We are even making custom picture frames so we can have the same style frames in the front lobby. This is where we are inside.
We did get delayed by the weather on bricking the building and also finding a bricking contractor. The large commercial companies weren't really interested in our project because it was a small project and the small companies didn't want to come downtown and deal with OSHA. It also didn't help that there was a rumor ( I am assuming it was a rumor but two different bricklayers told us the same rumor) going around the bricklayers that the bricklayers on the school were fined 20K for OSHA violations. I do think it is going slow now. However, when you look at the different brick patterns and the amount of brick cutting required to go around all of the windows, it is easy to understand the slow nature of the work.
After we get settled in, we will be having an open house so our friends can come by and check out the new digs. We are excited to get in and start taking part in some of Film Row's activities like Premier.
DavidD_NorthOKC 04-18-2014, 08:59 PM Damned if you do, damned if you don't sometimes! :)
Building is looking good and it is good to see it being "done right".

betts 04-24-2014, 08:45 AM I just want to complement Jeep on this building. I went by yesterday and thought it looks fabulous. When complete, it's going to look as if its been there for a long time. Thank you for being so thoughtful of the area and its architecture!

Wow, they are really moving along.
Looks sharp!
shawnw 05-15-2014, 08:41 AM I haven't gotten an updated picture, but have driven by several times. Looks like the brickwork is done and it has turned out so beautifully. It has come such a long way since that early rendering. Kudos, Jeep. If only the GPHG Law Offices would take your approach and accept community input, it could also be such a beautiful building and project...

I was thinking myself a couple of days ago. It would be nice if someone important from that firm participated here and was open to changes like Jeep was.

I have had those doors in storage since they converted the building. I salvaged out the first and second floor of the Colcord before they renovated it. The glass in the transom is also from the Colcord. We are using some other glass and hardware also. Except for the bathrooms, all the doors downstairs are Colcord doors with the transom above. The conference room will have the original Colcord door knobs on it.
