Pretty much all the Silver Star salsas are good, but this is one the wife settled on and is the only one she'll eat, nice and chunky and really fresh tasting, so yeah, definitely recommended.

Yesterday, Jonathan Russell posted a listing of this building for sale for $3.2 million. He bought it in 2015 for $1.1 million.
Today, the listing has been taken down.
Interesting that he would even try and sell at almost 3X what he paid for it even though for 2 years he himself has not been able to make this property work at a far lower price; nor has the several owners that came before him.

He said that talks with Natural Grocers are still ongoing but one of the main concerns is air conditioning, considering the large dome ceiling. The idea of installing a drop ceiling is not an appealing solution but ideas of some kind of clear ceiling are being thrown around. So, who knows.
For what I know, I'd be very, very surprised if Natural Grocers ever happens at this location.

And a lot of folks would be very, very disappointed, NG is a good store, just is not a good fit for the Gold Dome, it's *got* to have a higher, better use than that. I wish Trolley Stop Records would've had the $$$ to go in there instead of the bldg they're in (which is nice, but the Gold Dome is way cooler).
shawnw 02-16-2018, 10:20 AM It's almost too bad KOSU/TheSpy are in the Hart Building, as great as it is. Gold Dome, with the way it's laid out inside, I think would be excellent for media station/studio type use.
But when I think about what has been the most successful business to operate in the Gold Dome in recent memory, it's got to be the Prohibition Room. The only reason they shut down was because of building management issues. They were otherwise successful. But PR only took up 1/4 or maybe 1/3 of the ground floor. So why not load it up with 3-4 restaurants, and maybe a couple boutiques or offices in odd spaces (I know it had offices while PR was successful). Plus you still have the lobby and basement to use as event space, and orgs are always looking for event space. And there's plenty of parking. I don't know why this approach is not at least being tried. I mean, right at the height of cool restaurants galore going into Uptown 23 and former food trucks making the brick-and-mortar leap in several of the hot districts, why isn't this place on the table for those uses? It just seems like at least having a few successful establishments in your building could at least warrant a selling price bump. Heck, maybe it's a good bargaining chip as well for some other business you're trying to woo there.
All of that said, I know I don't have the full context of what's going on, so maybe these approaches have been tried and have not worked out.

Not totally sure that's why the fence is up, though, but seems likely.

Yes, but this building is in a design district so they have to go through a public approval process so there would be ample warning.
That happened previously at this property with a different owner, and as soon as the application was filed there was a huge backlash and the app was pulled back.
cloverstack 08-02-2019, 08:40 PM There's a trailer that has a logo for Ceres Environmental (http://www.ceresenvironmental.com/) in front of the Dome. Although demolition appears to be one of the things they do, they also offer other services like asbestos remediation and deconstruction/preservation of structures.
My guess would be that maybe this firm has some kind of expertise that would be beneficial with working on a structure like this? If they were going to demo the building as a whole, is there any reason that a local company like Midwest Wrecking couldn't do it?

Owner Jonathan Russell has applied to demolish the drive-thru structure, which is not original.
The application indicates no new construction is immediately planned for the site.
City planning staff have recommended approval and the Urban Design Commission will vote 8/28.

I like it, my dream would be to make the Gold Dome a food hall, add a balcony, light up the Dome at night, and make the surrounding parking lot a “Bleu Garten” type area with drinks and games. Somebody could turn this into a destination with the right placemaking

I believe that had been floated many years ago and for whatever reasons, it didn't happen. With two food halls now super-popular, it should be time to revisit that idea (although would three be oversaturation?). Just hope no absolutely stupid proposals like Natural Grocers get any traction (yeah, I know that one's dead, maybe none like it will come along and be taken seriously, that idea was awful) and the owner(s) have the means to let it sit for a little while longer, the best use for it should come along shortly, I'd hope.
HOT ROD 09-24-2019, 03:44 PM I'd love for the Gold Dome to be repurposed for what it should have been long ago and something OKC does NOT have, an Asian Shopping mall. It could be the anchor to the Asian District that it already should be - and OKC could have a real Asian Mall.

Add space to the lower level and rebuild the interior into multi level with an atrium with not-just-vietnamese food hall and there we go. Maybe have a theatre showing films from asia and a few bars/club. Parking in back at a garage at 22nd.
Too bad I don't have the money but I hope Jonathan (sp?) might sync with Asian District leaders/investors as this would be a regional draw for the district and OKC, while not adversely competing with Super Cao or other groceries and shoppes!

Teo9969 09-24-2019, 08:33 PM Love the idea but it's really not that large of a space. Obviously no need for it to be massive, but it only has 27k sq ft inside. It's hard to see how you increase the square footage of this to have enough space for enough tenants to have a mini-mall with life without losing the necessary space for parking. The best places for a parking structure would wall off the architecture from the east side of Western.
Does anyone know the occupancy rate of the garage next to The Classen? Is there a chance that a certain percentage of that could be leased to the Gold Dome?
shawnw 09-24-2019, 08:46 PM I lived at the Classen for 6 years, but that's been awhile ago now. At the time, the lowest level was for residents and so that's all that can access it, the middle level was for guests and also patrons of the retail part of the structure. The upper level is the amenities deck for the residents so not useful at all for parking. So that leaves only the middle deck. I've never seen that more than a quarter full. But it's not a huge number of spots to begin with. However I do think it could help with _some_ Gold Dome parking needs.

The only other way I think you could make this work is to work with the owner for the lot across the 23rd, let them house their current building in the Gold Dome, then get in talks to tear down the building that houses the buffet restaurant, and build a parking 4 to 8 story parking garage with 250 to 500 parking spaces, and then build out the rest of the Gold Dome lot with lease-able space.

Unfortunately it just seems like this area needs $10M - $20M to really keep the Gold Dome alive and make this intersection what it should be. Definitely worthy of the investment though. If NWX and Classen + 23rd and Classen were done correctly, Classen could be positioned to become our world class boulevard by the late 2040s early 2050s.
