Not sure they are part of the picture at all.
Until there is some other viable use/tenant, it will just continue to appear they are involved when in fact they have been dead in the water for a year.

Looks like they found a little bit of money to "animate" the corpse during the holidays.
Don't be so sure it's their money.
The CEO was almost evicted from his rental house just last week; as in, papers were filed in court and he had to scramble to come up with the cash.
Same place he's been renting for 7 years and second time in a year he's had to stop legal eviction.
He also just filed a restraining order against the employee who was the company spokesman at the Gold Dome "groundbreaking".
Gives you a little hint of how things are going for TEEMCO.

No doubt they scammed it from someone else.
Sounds like the CEO will be moving into the Gold Dome early next year..........As a homeless guy.
BBatesokc 12-15-2014, 08:29 AM Wait..... did I type this in correct.... Their CEO lives in this dump? It appears to need more rehab than the dome.....

bombermwc 12-15-2014, 08:35 AM Give it time, the IRS will catch up to him and he'll end up in jail...again. The trouble is, he needs to have enough of a case made against him to keep him there. Word obviously didn't make it around this time about his dealings with his last company, otherwise, who would voluntarily work for someone like him???? And what business would do any business with him? If he's not paying the govt. you can bet he's not paying other bills too.
The remaining employees -- and there aren't many -- don't have many career choices. Many have past issues with the law.
I doubt the company is getting much new business and know they have lost lots of clients.
At least now, anyone doing business with them understands the full picture, not just the propaganda being pumped out by TEEMCO and published without any verification or fact checking by our local media.
blangtang 12-17-2014, 01:08 AM On Sunday evening, there were 4 or 5 white pickup trucks lined up in the parking lot, all with the TeemCo logos. It caught my attention, since its like that whole parking lot had been vacant for a long time.
There was also a skyJack located up close to the builiding, presumably for providing access for the Xmas decorations.
ljbab728 12-24-2014, 12:22 AM Evidently, in spite of all of the reported problems, some projects are proceeding.

After doubts the project would move forward, the Edmond-based environmental engineering firm TEEMCO has restarted work on the Gold Dome on NW 23.
TEEMCO CEO Greg Lorson said the company plans to move about 40 employees into the Gold Dome in January, down from the 65 the company initially said would work there. The company has trimmed its workforce in recent months after experiencing financial problems and has made the company more efficient, Lorson said.
Oklahoma City real estate investor David Box, who still owns the Gold Dome, said that TEEMCO has been paying its rent and still has an option to purchase the building. Box also said he is pleased to that TEEMCO has decorated the geodesic dome with Christmas lights.
Urbanized 12-24-2014, 12:34 AM TEEMCO-branded trucks a-plenty outside the dome all this week.

Are they just going to go about business like nothing has happened until charges are filed?
ABryant 12-24-2014, 10:09 AM You can never stop the con.
I wouldn't take this as a positive sign for the company.
Their lease in Edmond expired in November and they have to office somewhere. It's very likely they are not being allowed to stay in the current offices. Would you sign a lease extension with this company?
I suspect they will be paying less rent (or whatever their arrangement is with Box -- it's never been clear) here than they were in Edmond. As a reminder, Box was desperate to find anyone to buy or occupy this structure, which is why he wanted to demolish it.
The state of the Gold Dome is quite poor and some quick paint and whatever else they can do in a few weeks is not going to make it a very nice work environment. This is a recent photo of the interior, which had received little work from TEEMCO after several assessments described the needed repairs and improvements as “prohibitively expensive” (direct quote from David Box), thus the demolition application:
http://www.okctalk.com/images/pete/teemco122414.jpg
As a reminder, their CEO was almost evicted from a rental house (his primary residence for at least the last 7 years) just a couple of weeks ago. As the only principal of TEEMCO LLC, Greg Lorson takes draws directly from the company in addition to his substantial salary. In other words, if he is not getting enough money to pay his own rent, that tells you much about the financial health of the company.
And no way they are moving 40 employees into that building. As noted in our November article, they only had 28 logging into their time system two months ago and their ranks had been on a downward trajectory for some time. I know at least one more is gone, because the CEO tried to file a restraining order against him (which was denied). Ironically, that employee was the spokesman when TEEMCO 'broke ground' on this project.
I also know they still have several outstanding debts.
And finally, as I've stated elsewhere, I've spoken to representatives of the FBI and IRS who both said they cannot comment on any on-going investigations. However both agencies told me it's not unusual for a business to continue to operate while there is an investigation in progress and that complete and immediate shut-downs usually only occur when the business purpose itself is illegal.
My very reliable sources tell me various activity by TEEMCO has been formally reported to both the FBI and IRS, complete with supporting documentation.

turnpup 12-26-2014, 01:56 PM I do like how the lights on the dome look at night for the Christmas season.
Martin, you freaking crack me up!
The best thing to happen is that the lights are on and the building hasn't been demolished.
Also, TEEMCO has done very little work and I'm sure will do very little going forward.
The longer this plays out, the better chances improve -- with the district rising all around -- to find a good and permanent use.
jn1780 12-26-2014, 03:23 PM i hope good can come out of adversity and TEEMCO can make it work.
Are you serious?
I guess having a zombie company is good and that building doesn't get demolished immediately.

bchris02 12-27-2014, 10:36 AM If there were five buildings in OKC I would say is in most need of preservation I would say the Gold Dome is one of them. For that reason, the longer this TEEMCO thing plays out the better. Hopefully once the chickens come home to roost another buyer will be able to step in and make it their permanent home.

Architecturally appropriate covered parking?
ljbab728 12-28-2014, 11:38 PM Architecturally appropriate covered parking?
LOL, since that area is blocked off from cars I suspect that's not the reason.
bombermwc 12-29-2014, 09:03 AM It's part of the historic structure. It makes it difficult to use the space, but if you just tear it out, you also never get it back.
As for the paint, I don't particularly care for it either, but it does look less crappy than the old tinting that had faded and basically made the thing look half a step away from rusting. I do not know if TEEMCO or the building owners did that.
kevinpate 12-29-2014, 09:15 AM If there are any funding issues on the ability to fix up the inside for daily use, the last part of the property for the owners to futz around with would be the old drive through lanes.
They would have to seek a demo permit for even the drive-thru lanes and go through the Urban Design Commission and thus far, nothing like that is in the works.
I'm sure they'll just use it for covered parking in the short term.
shawnw 12-29-2014, 12:29 PM When I lived at the Classen, there were signs up at one point for there to be a snow-cone place in the drive through which I thought was a neat reuse. Too bad that didn't work out.
Urbanized 12-29-2014, 03:08 PM Gotta say, if it were my property I would look to develop the entire south 1/3 of the property with retail fronting 22nd street, and creating a courtyard wrapping the southern edge of the dome. There is more than enough parking to support the dome and retail fronting that street. It would allow you to maximize use of the mammoth square footage the side occupies, and provide a revenue stream to help support the dome itself. The term "functionally obsolete" actually DOES qualify here, since the drive-thru windows don't fit the business model of any type of organization these days. The added benefit is that it would create a walkable connection between NE Gatewood and Mesta, which currently really does not exist.

oklip955 12-29-2014, 04:55 PM I drove by there this afternoon, there was a Temco pickup and cargo trailer parked in front of the building. Quick question to any of you life time okc residents, that strip of land from the gold dome to Homeland, what was it years ago? Was it a bunch of houses that were torn down or ??
shawnw 12-29-2014, 05:02 PM It was houses. I've seen a picture of the Gold Dome in the late 50s, before the tower was built, and there were houses to the immediate south of the dome.

Classen Blvd. was the Galliardia of its day (1920s-30s, before my time). You can see examples of those great old houses on the west side of the boulevard between NW 18 and NW 22 still.
Before American Fidelity built its mid-rises, 20th street went all the way through. Their petition to close the street in order to create their superblock raised quite a bit of scandal a few years later; seems somebody ignored a few legal requirements, but by then the damage was done.

I am with you in that the rehab work seems pretty good. I am rooting for TEEMCO to have success the right way and make whole their past practices, and I hope they can. The oil crash won't help their odds.
CuatrodeMayo 12-31-2014, 02:53 PM I'm going to spread the demo virus to this thread and predict the Gold Dome will be the next to go.
Just to clarify, the extent of the "renovation" to date is the paint on the dome. Virtually nothing else has been done and thus the assessment that any meaningful renovation is 'prohibitively expensive' has not changed.
However, I believe what has changed is the surrounding district has come up enough that a real renovation is starting to make more financial sense.
I've also been told by connected people in Uptown that David Box no longer has the demo bug and thinks he can find a way to make it work.
Having said all that, TEEMCO is absolutely not the answer here. But at least the lights will be on for a while a better plan is hatched.

That's been there almost since the beginning. They moved it for a short while, but brought it back. Not sure if that signals anything other than they don't have a better place to park a worn out "work truck" and lawn maintenance trailer.

I was thinking a drive-thru coffee stand might work there with some good advertising so people can find it. But not sure if there is room between the lanes for a large enough booth.
HOT ROD 01-02-2015, 05:24 PM i like urbanized idea to encapsulate the drive-through and build retail frontage along NE 22nd. I agree it would be a very creative adaptive reuse and bring stability to the site while the dome gets refurbished and a new owner (assuming things dont work out with Teemco).
Could David Box be advised of this idea and possibly be interested in doing it?

NewsOK is running a video promo about a story for tomorrow that says TEEMCO has scrapped the idea of moving to the Gold Dome, and it's now 'back on the market', which I assume means for lease or sale.
What an absolute shock! ;)
Get ready for the "falling price of oil" excuses.
Just hope they didn't jack it up too much. Fortunately, the whole area has come up quite a bit in just the last year or so, and that should help find a legitimate occupant or buyer.
Martin 03-11-2015, 08:40 PM Just hope they didn't jack it up too much.
you mean besides spray painting the dome? -M
Article is now posted but behind a pay wall.
More lies from TEEMCO about falling oil prices being the cause, and Box saying if that not for that it would have all worked out. Yet, I know for a fact that TEEMCO was way behind on their $20K / monthly installments when I broke that first story, and that was before the energy slump. In fact, the tip that they were far behind is exactly what led me to start investigating them in depth.
Also says the building is now for sale, not lease.

It was a very tough year for us,” said Teemco CEO Greg Lorson. “So we tightened our belt and trimmed our expenses and we just don't have the number of people in 2013 so we really don't need that space anymore. It kind of breaks our heart because we were really looking forward to moving in, but it's just not a good business decision anymore.”
