He just filed an application with the Bricktown Design Review Committee to renovate the building and surrounding streetscape.
However, I can't see the application itself, so I don't know the details.

That property is for sale and whoever buys it will have to come up with their own plan and have it approved by the Bricktown Design Review committee.
wschnitt 09-10-2012, 05:41 PM This is cool. That is one of the few boarded up buildings in Bricktown-albiet only one window is boarded up, but no the less.
If you look at all the recent activity, Bricktown property and Deep Deuce are getting very close to being completely built out.
Probably 20 different projects in progress right now and a bunch more to come.

Um, rcjunkie, when it comes to information about applications before Bricktown Urban Design, I'd put my complete trust in Cafe. He's THE GUY who accepted the applications until a few weeks.

Yes, I left for a cushy private sector job. :) I left the City at the end of April to pursue an outside opportunity that I couldn't pass up.

Here are the renderings for this project that will be considered in the next Bricktown Design Review Committee.
City staff has recommended Johnson re-work the side deck so as not to interfere with the public right-of-way.

I think Chris actually intends to move Bedlam here and do a cafe with the outdoor deck. He's got some good ideas, but his insistence on parking has been his holdup.
CaptDave 10-04-2012, 04:17 PM Yeah - I assume you are referring to the angled parking on the east (?)side. That may be worth conceding since it isn't on the main thoroughfare and the setback exists today if the rest of the project is built according to the drawings.

wschnitt 10-04-2012, 04:54 PM I really l like the new footprint. The angled parking and the effective bulb-out behavior of the new patio and sidewalk is great. If he flattened out the streetwall I'd give this one a 100% awesome rating.
Only thing you could do if you were dreaming big is extend the patio to the north more. But there may be physical reasons that doesn't make sense.

Urbanized 10-04-2012, 05:27 PM The parking proposal for inside of that building was not a paid parking scheme. It was tied to a development he was working on for the canal lots. It's nothing that has been discussed here or anywhere else publicly, so I'm not comfortable going into any further details, but just know that parking in that building was merely the byproduct of what he was working on elsewhere. I'm assuming that plan has stalled if he's moving on to developing the Sheridan building as retail, but I haven't discussed it with him lately.

In today's Journal Record, it's reported Johnson hopes to attract a "nationally know restaurant chain".

Would help to make Bricktown a little more mixed use. Housing nearby (DD and the new development on E Sheridan), the new hotels. Reasonably close to the business district and some of the office space in Bricktown.

I know when I am traveling, I do look for national brands if I am not feeling too adventurous with the local offerings or am unsure of exactly what local restaurants are good. Until I get a feel for the area I am in or have had a chance to talk to a local who can give a recommendation for a local joint, I feel better spending my money in a chain because I am familiar with what I will be ordering and receiving.

I've successfully avoided chains while traveling since the introduction of Urban Spoon. Before that, I used my grandfather's trick (he owns a BBQ place in Texas): look for phone company trucks and police cars in the parking lot.

When I travel to a new city or area and I am not sure what the area around hotel is like I do a search for the nearest Starbucks. If one is near by then the area should be nice. If there isn't a Starbucks I keep looking. I don't frequent Starbucks, I just use them to gauge the area.

betts 10-09-2012, 09:16 PM I smell a Deep Deuce. Wait, that doesn't sound right.. We do have a Jimmy Johns. I don't know if there's empty space in that building. That's not a location I would pick but it is just west of 235. Surely it's not going to go into LEVEL or the Aloft. That would be a disappointment.
This project was to be heard at the Nov. 14th design review meeting but the owners have asked for a 30-day continuance.

They were hung up with the design review committee until a couple of weeks ago and I'm not sure if they got everything worked out or not.
Some small details about encroaching on the sidewalk, creating parking on the side street, etc.

I think the issue is moving away from the genuine warehouse look and feel in favor of a false front and painting the original surfaces.

Maybe, but so what. 90% of Bricktown didn't exist in its current form 20 years ago. Heck, for one there is a giant canal where California St was and a movie theater where some railroad tracks used to be. And don't get me started on restaurants and bars where industrial work used to take place. Adaptive re-use and expansion is not fake. Plastic walls molded to look like stone work is fake (Disneyland).

If the idea is to keep Bricktown as a historically accurate neighborhood, then hardly any of the buildings down there now would pass, except the ones that are run down and don't have anything happening in them.
Do the posters who object to this re-do propose to keep the garage doors as the access area and have no outdoor patio? Is it the new windows on the sides? Is any updating permissible or advisable? Just curious how authentic is "authentic" and what the objecting posters think is faux.
I don't see a big fuss either but it's a valid point that the existing building stock is often being remodeled in a way that detracts from the original character of the warehouses.
Not a huge deal but it is a bit of a shame to take an authentic warehouse and make it look like anywhere new construction.
It should be noted, however, that this particular structure was built in 1952 and not really a great historic building or architectural gem.
Well, it's historically accurate right now. And it's closed down. Any sort of renovation is going to be substantial in order to make it useful. I'm sure the inside is all warehousey right now. The only question is what they do to the outside, which they'll have to change as well. So is it just a question of repainting?

Seems like that vestibule is going to take up over half the sidewalk unless they plan to remove the parking spaces in front of the building. But that does not appear to be the case and would be completely out of character for OKC to remove "front door" parking for a sidewalk.

I thought the design review was still pending on this project but just researched and found they did give approval back in January.
Wonder who the operator may be?

On Pg. 1, I spotted some renderings (wanted to do my research) of a faux fake front 2 story grand entry, so does that mean they're actually building up beyond the roof?
catch22 10-18-2013, 11:52 AM There's probably a basement, or since it's a warehouse, the loading dock might count as a separate story since it's on a separate elevation.
