i passed by today and the razing of the old little gas station across the street is complete. that is one very awkward intersection for a new gas station of the scale and presence of oncue. my first impression is that they will build a round-about to redirect all the merging and intersecting traffic flows, but that's just wild guessing.




They haven't even filed building permits, which they've done on a bunch of locations that haven't even started.

I think it's going to be a while.

In the meeting I attended, and at the Planning Commission meeting where the property got re-zoned, it was mentioned that OnCue would work with the city to eliminate the southbound slip-ramp onto Western, forcing a hard right turn and slowing down traffic adjacent to its entrances/ exits.

I don't remember that, but I only went to 1 of the 3 (I think) public meetings

The 39th & Portland location looks to be just days away from opening. The 39th St and Service Road intersections that connect to St. Clair Ave.are going to be very tricky to navigate with the potential of people blocking the Service Road. I foresee the potential for accidents or upset drivers. I hope OKC traffic management has plans to adjust the traffic light rotation at that intersection. There is a drive thru and lots of parking around the back of the new location.

Yeah that light needs an upgrade with designated left turn signals to turn onto NW 39th from the Service Road/St. Clair. Especially given that the Will Rogers Trail passes through that intersection as well.

Making a tiny bit of an assumption based on their model, but will confirm when I get a chance... seems like a missed opportunity to embrace the bike trail they bump right up against. Should have bike racks, a bike repair stand, etc, to encourage folks riding the trail to stop for snacks and such. I know it's a car service station, but the cost to do this would be minimal but would go a long way with the local bike community.

(Incidentally the same could be said for WinCo)

This is a great idea.

They should definitely do that, as their locations aren't 100% cookie cutter. I know a couple of the ones that are right off of a highway (I-35/Waterloo and I-40/Czech Hall) have dog parks.

Down the road, will be interesting to see when they start adding charging stations to some of their locations as well.

The one @ 36th and May and the one in Yukon already have charging stations.

I wrote them a message about adding bike facilities to their locations near infrastructure. Didn't proofread it very well. Got a response, but just a "thanks for the suggestion we'll pass it along".

Steel is going up for the new location at SW 15th and Mustang Road.

It would be a great location, with the closest gas stations a mile away (Phillips 66 at Covell and Broadway and a smaller 7-11 at Danforth and Kelly)

Please let this be true! Coffee Creek Corner (convenience store at Covell & Broadway) is consistently close to $1 more per gallon for gasoline. The 7-11 at Danforth and Kelly is a traffic nightmare if you're traveling south or west. I regularly go out of my way to On Cue at 178th & Western.

Went on a long drive today that took me through Norman and can confirm that the Classen/SH-9 location is now open.

Stopped at the 39th and Portland location for air since my TPMS light was on. Their free air compressor is an automatic one that you set the psi and it beeps when the tire has reached that psi. Very nice touch and nice to see that OnCue continues to think of even the small things to keep making their stores better.

This morning I went by the S Meridian store and all the entrances were still blocked off and a crane truck was installing the big sign by Meridian. So I thought they weren't going to make a 2020 opening day. Wrong. Just went by on the way home and they're open.

Oh my goodness I certainly hope so! OnCue is the only place I fill up our vehicles in the metro and since moving to Edmond there are no locations close by so this would be great! I will say, however, I've been really hoping for a Panera at that corner! LOL

This is purely rumor but I have heard that corner of land is owned by a family that wants to hold onto it until they die so their kids can have it. I’ve heard the same rumor by three different people now so I’m not sure what the deal is but I do know that property is massive and they will have no problem finding somewhere to place a Panera bread if an OnCue is in fact built there LOL

You are correct with the southeast corner of Kelly and Covell, it is zoned as single family dwelling and a huge plot of land. The southwest corner is E-2 open display commercial. If Panera Bread wanted to build, this would be probably the easiest, assuming there is an open parcel near Lowes or Uptown Grocery. The residents in the area would probably have no issue with this to counter the Burger King and Taco Bell that recently went in that backs up to a neighborhood entrance near Lowes. Panera also fits into the existing retail mix with the other fast casual near by (Qdoba, Pie Five, etc)

The northwest corner is zoned as D-1 restricted retail commercial and would back up to the middle school. I understand this to be a strip mall type businesses similar to what is already on the northeast corner. Probably a good future location for a donut shop, nail salon, and dry cleaner. :p

OnCue would most likely need rezoning to occur in the area for E1 retail general commercial or they could potential build in the E2 open display commercial, but Walgreen's is already on the corner. OnCue at 9th and Broadway is zoned as E1, the OnCue at 15th and I-35 is zoned as E2. I don't think the Walgreen's is 24 hours, but if the neighboring Taco Bell or Burger King are open late, it would help OnCue's case in operating a 24 hour store near this corner.

There are different tax consequences as cost basis adjusts on passing to heirs. You have to consider taxes incurred when selling and it is likely high for the current owner. However, there are some sophisticated tax strategy options they can take to minimize current tax from sale.

Agreed. Growing up in Tulsa, I drank the QT "Kool-Aid" and no other C-store could compare. After moving to OKC, I began to prefer OnCue to QT. They are basically the same except OnCue has those massive canopies which are a godsent in Oklahoma.

QT has a cult-like following in Tulsa (which I was a part of). It's pretty weird in hindsight.

Does QT have the same sort of no-door restrooms?

I love that about OnCue, in that you don't have to touch anything going in or out.
