OnCue is proposing to do the following all at their expense:

- Move the homes on their properties to other lots
- Install much more landscaping than is required by code (1st photo below)
- Improve the 13th and Classen/Western intersection (2nd photo)

I can't see the whole thing but it looks like the recently renovated historic home at 1116 NW 13th is coming down today. OnCue and Positively Paseo determined that the house was not structurally sound enough to withstand relocation.... so OnCue's knocking 'er down.

Of the three properties OnCue promised to preserve and relocate - 1116 NW 13th, 1303 N Western Ave, and 1121 NW 12th, ultimately only one house will actually get preserved: the new construction Craftsman-style house on 12th that was just built a few years ago. 1303 N Western was lost to fire earlier this year.

But hey, at least this urban residential neighborhood is gonna get a disposable commercial building with a sea of parking and a totally necessary drive-through that OnCue just HAD to have. Mission accomplished! :rolleyes::rolleyes::rolleyes:

All that has changed is one of the homes won't be moved because it was full of mold and not worth saving.

That's weird, because Lackmeyer's article is saying the house is too structurally compromised to move. And that house got a full renovation in 2017-2018, so a huge mold issue seems.... strange. Was it left open to the elements after OnCue bought it? Although the house looked good in pictures, I would suggest it had no historic elements in the kitchen and baths. In fact, they were totally modern and trendy. When I lived in the area through the 1990s the house would be seen as a flipper (although the term did not exist then), and the real challenges of wiring, plumbing and structural integrity would be suspect. An early 20th century bungalow with no historic features intact suffers from the belief that a brand new copycat can be built cheaper and better.

Basements in those houses can be nasty. It is easy to believe that cracks in the concrete (slab or block) walls allowed large amounts of water to brew in the basement area, grow mold and rot the foundation boards.

After stopping at the new Buc-ees in Denton yesterday...this looks small in comparison. That thing is huge with 122 gas pumps and a car wash.

I know it won't be Norman. They demo'd and cleared the land a long while back. Just an empty lot now. Still better than seeing Bryan's Car Corner though...

Pete, or anyone else privy to OnCue details, could we get a general overview of all OnCue locations, either planned or currently under construction? I know I drive by a few lots that are/were supposed to be OnCue stores, but one of them I haven't seen their sign or any other type of movement in months. Just would like to know which locations are at bat and on deck.

Just looking at the pictures and having driven by that location for years, it just seems like it'd be a nightmare getting out of there onto NW Expressway. I would just tool through the neighborhood which I'm sure they love.

Ha! I went last night and somehow it took forever to get out of there with minimal traffic. I do like the locations tho and the other times I've been its been fine.

I used the southernmost exit on Blackwelder which probably made it a little easier.

The one just announced at United Founders and May won't start until late 2021 according to the Oklahoman article! Too many others ahead of it in the queue at this point.

Yes, OnCue are planning 3 new locations in Norman: 1) Classen & Highway 9 (under construction); 2) LIndsey and 24th; and 3) undetermined location.

They haven't even filed building permits, which they've done on a bunch of locations that haven't even started.

The logical third choice for a Norman OnCue would be somewhere on the east side of the 12th Ave. NE & Rock Creek intersection. I hope not, for personal reasons, but I've been in the vicinity of that intersection many times and thought that.

178th and Western had a Coca-Cola truck in the parking lot today. I am assuming this means product is being delivered inside the store, so opening should be within a week or two?

When will they be moving the HQ to OKC? Seems like they would want to do it sooner than later.

Eh, it's not like Stillwater is that far away from OKC. But, the building they're in looks to be pretty small from what I just checked out on Google Maps.

They should. I moved to Denver a month ago and none of the gas stations here even compare. OnCue is slightly above QT, and then well ahead of every other gas station in the region.

I was told that QT does about 4-5 times the amount of business at each location compared to a standard C-Store. Additionally, C-Stores make very little off of gas sales, but like a movie theatre it's all food and drink sales inside the store. OnCue appears to be thriving at what they offer inside the store and continue to offer a wider variety of food items.

I was at the store near 150th and May gassing up this weekend on a Saturday afternoon. OnCue had nearly every pump and parking spot filled to the store and I was watching almost every car going southbound on May turn in after the stoplight. They have won a lot of loyalty in their few years of being in OKC.

They Browns became lazy and arrogant thinking no one was ever come into this market to compete with them.

Same here. Except there were many times I drove past the 7-11 to get to the OnCue at Memorial & Western to get fuel because it was on my way. The new OnCue will be 1/4 mile from me which will be nice.

I suspect they'll continue to see their market share erode, as OnCue still has about 10 more area locations in the works, Casey's is making a big push and QT is bound to come here.

If QT and OnCue are in the same market, it would would be like the Cola Wars of the 1980's. Brand Loyalty and territory would be a competition...or QT just buys out OnCue at this point :p

There are no pending commercial building permits for this property (9000 S. I-35 Service Road); only building demolition. Would expect building permits pretty soon, though, one way or the other :)

If it were going to be Wendy's, as has been widely speculated, I'd be cautious of the fact that there are no building permits filed for it yet. There is already a permit for a new Wendy's at SW 89th and Penn, on the northwest corner where the shell of a defunct Circle-K sits. It will obviously have to be demolished before the Wendy's can go in, but paradoxically, there are no demolition permits for it just yet even though the new building permit has been filed. For the I-35 location, only demo permits have been pulled.

I would like to be loyal to them, they have reallty clean stores and well lit, but they price gouge for gas at the Edmond stores along I-35. It was $2.19 for regular at the Waterloo store but the MWC 15th/Air Depot store was $2.03. Even the 33rd and Kelly Edmond location is typically at least 10 cents cheaper than the I-35 stores.
I'm not a fan of their pricing practices.

Additionally, the cost to acquire the land and the improvements may have been a lot higher.

I had forgotten until I read this that Eskridge has been planning this for a few years. I can't speak for Eskridge, but dealers usually wait until the factory forces the issue. It is a big outlay and can take years for the market to absorb the capacity.
