Really wish they would have developed the empty lots on the east and west ends of 3rd.

The west end is in the works. No idea about the east end.

It looks like they're getting ready to build two more brownstones on the NW end of the complex. Two lots were excavated (and will be one large house) and I noticed they're removing the bricks from the west wall of the farthest west existing townhouse, I assume in preparation for attaching another.

Great news, so wish we could get many more brownstones to have an actual neighborhood of them.

Could we see more brownstones in other districts downtown?

I guess not. I'm unsure why not. I think they're wonderful. I cannot believe how low my gas/electric bills are. Our first 2 floors are generally at 65-70 degrees year round without any heat or ac.

I might be in the minority with this take, but looking at this now it is a terrible use of this land. There are still 18 or so empty lots. I would bet that none of those northern lots will get built because nobody wants to have a wall of apts out your front door. I have no idea what would be best use of this land now, but I can see it being grass for along time.

If they didn't go with the aluminum facade, and went the brick route instead. It would make a great place for a temperature controlled mini storage. Every unit would probably be filled up within a couple of months.

That pretty standard in most cities though.

I am sure you're right that people hold this view, but I don't understand it. Any of these spaces would be in the middle of a vibrant neighborhood with coffee shops, restaurants, bars, etc. Those apartments, for example, include a lot of great businesses that you get to walk out your front door and around the corner. Of course, I probably don't mind because I would be the one living in the apartments, not the condos. LOL.

I’ve seen some interesting plans for these lots, with houses oriented east and west facing each other with a small greenspace in between. I believe the inside lot on the west side of Oklahoma has been sold and it can face the street, of course. My daughter lived in a townhouse in San Francisco that was built in a similar location to these internal lots and we never thought much of it. I don’t live there anymore so am not aware of the most recent plans for the lots but I’m quite sure something will be built there, given the excellent location.

Does anyone know what a ballpark figure for building one of these is? Is there a developer that you must go through to build a new brownstone or are you able to hire your own builder?

The Brownstones have been selling for around $800K.

They are not developing any more units. They are selling the lots and people are hiring their own builders. Design still has to clear the Downtown Design Review Committee.

If I had to guess I would say at least $200/ft minimum to build fresh.

Regarding Blakeney Pl, someone better tell the listing Realtor it's nowhere near the right location in the MLS :)

I was told that the two dirt patches at the bottom center of your photo are being prepared for 2 more brownstones to be built. Those were recently cleared, though I haven't seen anything else done in a few weeks.

ridiculous that they stopped developing the original brownstones. Should have had several blocks of them rather than the 'demonstration' block + 2/3 we have. ...
