shawnw 03-26-2015, 04:24 PM I've had friends with chipping paint on their house get cited for code violation from OKC. Who would be cited in this case if you were to call in a code violation?
Two temporary solutions:
Metal panel siding (a la Maywood Lofts, Block 42) could be used to temporarily remedy the eyesore, yet still allow removal for any future structure to be build abutting the existing structures.
...or your could go #BigLeagueCity and have large scale advertising (Apple, Nike, etc) as you see on the sides of buildings in other cities. Proceeds could benefit the Maywood HOA.
They're digging footings today. It looks as if it will be a two-lot house. I was told it will be 3 stories and have a rooftop deck, but haven't seen the plans.
They have filed for a building permit but not design review.
It will be 3 stories and about 2,500 square feet. Sam Gresham is the architect.

That is going to be a 3 story house with rooftop deck.
Plans have also been approved by the architectural committee for a house on the two lots just west of the westernmost brownstone on the north side of 3rd St.

Metal siding is absolutely hideous all around. Do you know if this is permanent?
I think the DDRC should pass an ordinance banning metal siding.

You're probably correct, they've put up for sale signs on the adjacent lots.

I would agree. I thought four or five years ago was long enough. But let's face it, four to five years ago I wasn't sure if any more of them would sell, and now they're all owned and occupied and all lots on 3rd are owned by someone other than the developer. I walked by yesterday and the siding doesn't look bad at all, especially compared to painted styrofoam. Everyone with a top floor porch already has vertical metal siding on our east and west walls and this matches. Unless the economy tanks badly again, I suspect all the lots on 3rd will be built in a few years anyway. One new house on my block is ready to go anytime now.

This is that same building. Very different than the Brownstones and looks like it will have a Spanish tile roof.
I cannot figure out how this by-passed design review.

The two lots that sold for the house now under construction were bought at auction.

Most of them are still controlled by Garrett and Company. They don't believe that people want to build houses there, but if you're interested, you can try calling them. Can't hurt.

25% in 4 years…You're not getting that kind of return (if any) in your suburban home.

Yes - nice return...but not all are that fantastic. Larger Block 42 which sold for $676K in 2008 is under contract for $635 now. About 220 a foot there.

There isn't one, unless he is referring to the Brownstone Flats, which actually never happened. The thing being built in the rows of Brownstones pictured above is a single residence unit, unless I am mistaken.

betts 11-06-2015, 08:43 AM If anyone is shopping, one of the 3 story ~2600 sq. ft. south facing Brownstones just came on the market. It has the top floor deck with fireplace. The last one sold in about a week, but thought I would mention it in case anyone is looking downtown.

betts 11-06-2015, 10:56 PM It has one of the original floor plans, IIRC. The ones across the street had some changes made to them which I prefer. The 3 story north side ones access the top floor patio from the master bedroom instead of a hallway.

It looks like they're very much going for a loft feel with very high ceilings, railroad tie headers on some of the window, visible ductwork, open living room/kitchen space. Notations on some walls indicate they will be covered in brick, or pavers. That top floor deck is huge, has two glass garage doors and what looks like and indoor/outdoor bar with a tin garage-style door. It very much looks like a house for entertaining.

Anonymous. 04-18-2016, 10:17 AM Seems sort of odd that the entire purpose of buying that extra lot was to simply put in a "media room" with a boring rooftop deck and a courtyard. I figured going through all of the expense for such a minor add-on would mean it was specifically for their own interests.
Now suddenly selling shortly after completion would lead me to believe maybe something came up financially or other.

It has the vents to be tied into the HVAC it appears. The other could just be extra.

+1 definitely feels cheap. You can definitely do a much better job at contemporary than this.
Richard at Remax 04-21-2016, 01:24 PM I think it is priced pretty fair. Its just a few bucks below comps at Block 42. Way below comps at the Centennial ($350 range), about $15-20 sqft over the Hill, and on point with lofts at Maywood. For all the amenities you get with it I'd almost say it's a steal.

Yes. It is odd that there are ceiling vents and then have a mini-split. Nothing wrong with a mini-split as it allows you to control the temp/humidity in a specific individual zone. But, then why put vents in? Just odd.
Another new stand-alone residence is being proposed for just south of Maywood II.
