This building was sold last December to an LLC backed by local attorney Bryan Stanton. It's just west of the old Holiday Inn.

This is yet to go through the Downtown Design Review Committee but if it's only interior work, they won't need that approval.

Yes, that's a lot of money.
But is a big building that was previously a warehouse, so lots of work needed to make it into an office building.
I bet we see something before the DDRC soon.

Here's what they said about the facade:
"This proposal does not comply with the Development Criteria of the Downtown
Design District zoning ordinance as follows:
a) RE: Exterior Cladding, Case Item 1a
1. Description: Applicant is proposing exterior cladding at the primary
entrance of panels of layered recycled paper and bamboo fiber,
Kliptech’s “EcoClad”.
2. Reference:§7200.1.G.(2)(a) Downtown Design Districts,
Development Criteria, Building Materials
“Building materials, other than glass and transparent areas of
street-facing facades, should be constructed of masonry
materials, glass, steel or architectural metals.”
3. Considerations: Current Design Criteria of the ordinance does not
include this product as a preferred building or exterior cladding
material. Although we applaud the use of recycled and
sustainable materials, the product warranty for this application
carries only a 10 - 15 year warranty. Our concerns are whether
this material will perform as described in this climate. The
Committee is asked to evaluate this product and determine if this
product appears to be comparable to the characteristics reflected
in the preferred current building materials listed within the
ordinance and would therefore be appropriate for this application."
Urbanized 07-16-2012, 10:10 AM It's good to see that durability is the concern rather than overall design. On a nondescript, non-historic building like this giving better definition to the entrance and making sure it is on the street is a good thing. The awnings and new window openings with windows that evoke old casements (hopefully without using fake internal mullions) are great too, IMO.

a key point here is they are a cladding company the material that they are proposing for the entrance is theirs ... that is what they do of course they want their product on their building

And yet - unless I am missing something - the defined entry is indeed on the street. Well, it actually FACES east into the parking lot, but the vestibule is on Sheridan and not in the middle of the parking lot somewhere, which is often the case.
Rover 07-16-2012, 04:39 PM Actually, the entrance as proposed looks cheap...like the least thing they could do to add ANY feature to the building. It is very reminiscent of the cheap cladding put on buildings all through the 60s and 70s. With just a LITTLE imagination they could do something cool.
Spartan 07-16-2012, 05:37 PM I think there are quality new features like the new windows being added and the prominent awning. I would have to see some more renderings to make a judgment on the entrance cladding (wood paneling?).

Douglas 01-27-2013, 01:49 PM Those images are from the Hart Building in the 700 block of Sheridan on the south side of the street. The pictures are from our building project at the other end of Film Row - it will be the home of the Dunlap Codding (http://dunlapcodding.com) intellectual property law firm next month.
Here's a Google Image of the 609 W. Sheridan project that puts it into perspective. It is the NW corner of Dewey and Sheridan.

Douglas 02-20-2013, 10:59 AM Thanks for the comments - we are "fully" moved into the space and punch list has begun. It's interesting to see the passing of people and traffic along Sheridan. It is a lot busier than I think we had anticipated - which is great.
Thanks for all the updates, Douglas. That is really a great project.
The traffic is going to increase significantly when the Hart Building opens next month.
Will house a ton of employees, a cafe and KOSU. Will bring lots more people and life to that area.

An address just doesn't jump out at me as to what building/development the thread is about. I have to stop and think about it, which causes mental stress (thinking and recollecting being hard stuff ;) ).

Looks sharp! The new cladding seems to work very well with the existing brick.

Rover, keep in mind the Downtown Review Board struck down their original plans, which were grander IMO, they made them go with a more basic facade.
Douglas 03-06-2013, 12:17 PM Thanks for all the comments - good and bad. We like the good ones better, of course, but we appreciate the constructive criticism and insight from everyone that has reached out.
In putting this project together our goal was to do something that was a bit different for our industry (the stuffy confines of "the law"), reflect the values and philosophy of our firm, people, and clients, and to have a bit of fun. At the same time we wanted to help keep the improvement of Film Row moving forward and provide some items that haven't been done in OKC.
And we had a budget...
Renovating an old brick commercial building has been an interesting, fun, and frustrating experience. Putting 40 or so windows into a building that is basically brick walls with a concrete roof was a challenge and the amount of steel work that went into the building was a bit overwhelming. Professional developers told us we were nuts to tear out 1/3 of one parking lot and install an urban pocket garden. But it was our people and clients who told us that they wanted an indoor/outdoor space for holding events and continuing our efforts to have a collaborative atmosphere that helps foster creativity and innovation.
In the end, I think we struck a nice balance between functionality/design, budget/extravagance, and a little bit of the unexpected. To respond to Rover -- we never saw it as the least we could get away with -- it was the design that we wanted to achieve. To somewhat mimic the structural components of a 1950s space-age movie theater (keeping with the Film Row atmosphere) without putting something that would be out of step with elements of the Myriad Gardens/Devon Tower area. We straddle the old/new and needed to find a way to help transition Film Row between the two. I think we accomplished our goal - but I appreciate that there are differences of opinion.
And... the cladding is completely removable. So when the 1970s brick cladding that covers the east and south walls comes back into style - the new stuff can be stripped off and the current owners can have that retro-70s look again. :)
Once again - appreciate the comments. For the three of us who own the building -- 40-somethings lawyers that are actually geeky science/arts people at heart -- this project has turned out to accomplish more than what we ever envisioned for the people we work with every day, our clients, and the folks we look forward to meeting and hosting in our space.

Wow, that adds instant flair and pizzaz to Film Row. A big, bold, and colorful display.
Btw, does the hanging of this sign signify that the building is essentially complete?

Yes, we are "essentially complete" - moved in - and actually operating. The punch list items are quickly coming to a close and the landscape folks are finishing up the urban pocket garden and other landscape items.
And thanks for the comments on the sign -- we were going for a 1950s atomic age type of feeling. The chaser lights at the bottom help to complete the look but the iPhone pic didn't capture it well. Here's another fairly poor short video.

I drove by this property today and the sign looks great. I love it. This area is one of my favorites downtown.

If you look at the decking out there - it was one of those "light rain" days we had in April/May. =)
