Just the facts 05-02-2013, 12:32 PM Error should be admitted and acknowledged. When I wrote my post, I was speaking from my gut and emotions and not from my head. I was mistaken to do so.
No worries Doug. If I had a dollar for every time I did that I would be a wealthy person.
HangryHippo 05-02-2013, 01:42 PM If you go to the googlemaps.com streetview to the east and west of the buildings, you can see what it used to look like. They haven't updated the streetview in years. The Devon tower is no where to be seen, the Myriad Gardens have not been touched and Bob Howard, just west of the arena, is still in business. If you look at EBONS (East of Broadway on Ninth Street), those buildings haven't been touched and the county assessor shows the Iguana building being renovated in their 2008 picture.
Thanks for the tip!
I can't believe they were allowed to tear down the KerMac Building just south of the Braniff building. That would have been some excellent housing. I keep thinking OKC will learn, but this seems to be futile.

Well, at some point, OKC won't have anything left to learn about....It's not like we ever had the inventory of NYC to deal with.
Spartan 05-03-2013, 05:12 AM The only question left is now that the buildings are gone and SR expansion has petered out, where is TPG-Axon when they need to hire the Gooden PR firm again to do clean-up work and instill a frenzy that they did magnificent work above and beyond anyone's dreams and should tear down another historic building just to celebrate.

HangryHippo 07-19-2013, 09:43 AM Are there any available renderings of what the reconfigured building will look like?
Also, the landscaped corner just south of Braniff would have been so great if the building was still there. That would have made such amazing housing!
The outside of this building will look exactly like what has always been proposed -- there was no change at all.
Haven't been able to find the revised interior floorplans but do know there are still plans for a restaurant at the ground level, opening up on the new park.

I think this is the better move overall for downtown.
Instead of people using an indoor baskteball court, maybe they will walk (or in the future take the streetcar) down to public basketball courts, or jog around downtown instead of on a treadmill in a fitness center. Or make use of other venues downtown for those things (YMCA, future gyms, etc.)
We get the building, more leasable office space, and we will still have people wanting to have their "amenities" and will patronize other business or public spaces to get those.
To me this changeover is a Win-win-win.
The change will allow for more people to work downtown, as it creates office space instead of workout / meeting space.
Praedura 07-19-2013, 11:30 AM Is this an official name change? I guess I missed that. But Parkside Building is a good name.

Agree 100%. This is a very pleasant surprise. Kudos to SandRidge.

Yes, officially announced.

Although there will still be a restaurant in this building that opens up to the newly renovated Kerr/Couch Park, I have it on good authority it will not be operated by A Good Egg Group. They had been interested but decided to pass.
Not sure who the operator may be but it will be awesome space and hopefully will attract a great concept.

Lazio85 10-22-2013, 09:25 AM Nothing much happening over the past week after they finished a partial section of the second floor. It has been very quiet over at the construction site, but the crane is still there. Maybe steel erection will take place soon after the redesign from the announcement this summer?

I still haven't seen any revisions come through for design approval or permitting, which is very strange. I'm quite confident they will have to go through this process, because the announced changes (moving away from an auditorium, gym, etc. to pure office space) would require that.
Not sure what is going on here.
Praedura 10-22-2013, 09:11 PM Thanks for the pic, Lazio.
Man, I hope this doesn't become one of those deals where the construction comes to a halt because of troubles/issues at SandRidge. Then it just sits there incomplete for the next 3 or 4 years (or however long) blighting up that area before someone finally comes along and finishes it off.
But there's little chance of that happening, right?

I'm one of the biggest Sandridge skeptics anywhere, but I don't think your scenario is likely to happen. They will finish out the building and lease it out (or sell it). It's actually a fairly decent investment for them.

I'm sure Lazio has been watching all of this with keen interest. :)
I still don't understand why SandRidge has not filed new building permits to reflect the change from the Amenities Building to a pure office structure.
The outside will be largely the same but the inside has changed significantly. Very strange.

I REALLY don't understand what is happening with this project.
We were told that SandRidge was going to completely re-do the interior from the original amenities plan (gym, auditorium) to for-lease office space.
Yet:
1) No new plans have been submitted to the City that reflect these changes
2) Counting the elevator and stair openings, there are still only seven which is true to the original plan (it has been reported there would now be 11 floors)
3) They have been welding huge steel trusses that look exactly like what was to be used to support the large, clear expanses of the auditorium and gym
This is all very strange.

Maybe now that Ward is out and the investors are off their back, they've decided to complete it as the amenities building. Could've just been PR fluff to pacify investors.

Bellaboo 12-31-2013, 10:11 AM Driving to the game the other night, I noticed that the steel beem construction is more than 1 level now. It's moving right up.
Some new ones...
It still appears that they are building this exactly as originally planned, with the big auditorium and everything else. No revised building plans have been submitted and you can see there are only seven elevator openings, not the 11 that were supposed to come with the change to for-lease office space.

Perhaps the shareholders stopped making noise, and management decided they really wanted that amenities building after all.
Spartan 01-15-2014, 12:17 PM This is going to be a big development as far as what happens here. Color me intrigued as to what SR is doing.
I was hoping this could be a good trial balloon to prove spec office demand, but now it may keep that demand completely untapped.
Within a month, we'll know for sure if they are still planning on the auditorium and gym because the steel work will show that.
I'm pretty darn sure they are keeping those things and also understand why they wouldn't issue a press release as they did to announce the conversion to for-lease.

On the positive side, if this stays a sandridge amenities building, it will make building new spec space downtown more of a priority.

Rover 01-15-2014, 09:28 PM It would also seem to mean SR isn't going anywhere and still intends to grow. I would take this as good news.
I found a couple of new renderings on the Rogers Marvel website that show revised plans for this building but it's difficult to see/understand exactly what's changed and if this is actually being implemented:
