View Full Version : Braniff Building
Bellaboo 07-26-2012, 11:31 AM But there isn't any blending at all...absolutely horrid idea...not against incorporating modern with traditional, it can be done well...but this isn't it.
No, this is it and it's ALL Good ! lol
betts 07-26-2012, 02:22 PM I like it too. The juxtaposition of old and new creates a feeling of surprise. There will be nothing bland or boring about that building because of the design.
wschnitt 07-26-2012, 02:30 PM I think it is like a museum cut away-I look into an old building. Seemingly perfect on the Front, but so exposed on the back.
Sorta like a hospital gown.
I'm sure the glass won't be nearly as transparent as shown in the rendering; it never is.
Urbanized 07-26-2012, 04:12 PM Whenever I see renderings of the back side it reminds me of Tulsa's City Hall (One Technology Center). I agree with Pete that buildings almost never retain in reality the transparency indicated in drawings, but Tulsa's building comes closer than most.

I agree, it is a surprise all right...like, "where is the rest of the building?"

I don't know...even during the day I like the translucent quality of the glass on that building. It looks considerably different than most glass curtain wall construction, which is usually so reflective.

I hope the Braniff facade is similar to that...
I know on the Tulsa City Hall it's only that clear on the east side no doubt due to the lack of direct sunlight except for in the morning. The glass facade on the Braniff building will be both east and south; I don't think they could use that type of glass for a southern exposure.

Mr. Cotter 07-27-2012, 03:45 PM What is going to be on the upper floors of the building (beyond the street level)? If it's offices, I can't immagine they will use clear glass like the Tulsa City Hall. To keep from roasting, I have to pull my office blinds down in the afternoon, and I have black tinted windows. Even if a more insulating glass is used, there are still the issues of privacy and minimizing glare on a computer screen.

The midday sun is far more bearable than the afternoon sun. The glass curtainwall is on the east face of the building and a minimal south facing wall.

The thing with the Tulsa City Hall is... the clear glass is not into any offices. The clear glass on the east side is actually into an "atrium" of sorts that has another glass wall separating it from the occupied portion of the building. It is called a "solar well". It serves as a thermal buffer for the office space during the morning heat gain period. It is a natural ventilation shaft for fair weather days. This is the part of the building that took huge damage in the big wind storm shortly after it was built.

I assumed that was the case; sort of a hallway on the perimiter instead of the interior. Do we know how SR is going to be using Braniff?

Aside from Kitchen No. 324 on the 1st floor, the rest of the building will be SandRidge office space.

I thought there was going to be at least one more retail space on the bottom floor? Is Kitchen No. 324 taking up the whole first floor?

A barber shop is also going in. I believe the owner of The Barber Salon is moving her shop from the 14th floor of FNC to the Braniff.
There is 8,000+ square feet on the ground floor so there will be more than just Kitchen no. 324 and the barber shop.
Mr. Cotter 07-30-2012, 01:41 PM Have they released plans any other tennants? The restauraunt will take 3,000 sq. ft, and a barber shop is what, 1,500? That leaves about half the floor.
The barber shop will be 792 sf and Kitchen no. 324 5,141 sf.
Given the size of the lobby shown in the plan below, maybe between the two that will be all the leasable space on the ground floor:
http://www.okctalk.com/attachment.php?attachmentid=1444&d=1336855560
mcca7596 07-30-2012, 02:02 PM From what I'm seeing on the plan above it looks like patrons will have to enter through the lobby to go to either the restaurant or the barber shop. Being able to walk in right off the sidewalk would be the most ideal and aesthetically pleasing situation for the streetscape.
That plan does not include the two retail tenants so it may have changed.
Also, there is a north entrance that looks like it will lead directly into the restaurant.
Midtowner 07-30-2012, 02:59 PM The barber shop which will be moving in is the one currently located in the old barber shop in the middle floors of 1st National.
There will be an entrance to Kitchen no.324 from the north and from the east.
mcca7596 07-30-2012, 05:39 PM There will be an entrance to Kitchen no.324 from the north and from the east.
Cool; I'm just thinking in terms of visitors on a streetcar being able to see a restaurant, get off and walk right in.

They will have perfect view of the restaurant, as will all pedestrians...3 sides of large windows and/or glass.

Not to the west, the historic facade?
Not to the west, the historic facade?
Only an entrance into the building from the west, not the restaurant.
Steve 07-30-2012, 10:13 PM But the historic entrance will have a working public entry, right?
Just the facts 07-30-2012, 10:21 PM Hold on a second, are we not going to be able to access these businesses directly from the sidewalk?

On the north side apparently you will be able to get to Kitchen no.324 off of Dean McGee from the sidewalk, but not from Robinson. As for the Barber, I guess it will just be the Main building entrance on Robinson, and then perhaps from the east side coming from Sandridge Tower.

We wouldn't want to see anyone waiting in line to get into a restaurant on Robinson -- or gasp, pedestrians.
Just the facts 07-31-2012, 08:24 AM If you can't go directly from the sidewalk into the store the customer base is going to primarily be people who work in the building from 8 to 5. They will be viewed as building services and not downtown services. When someone finally does open the doors to the sidewalk all these businesses that are only accessible off of an interior lobby are going to be in a world of financial hurt.

restaurants like kitchen #324 don't depend on casual people walking buy .... NEBU is packed every day at lunch if it is good (and with good egg it will be) it will be busy ... and any way it does have a door from the side walk

And that's saying something with the awful service at Flint. :(

Kitchen will have sidewalk entrance from the north (the original buiding entrance) and also entrance from the east, from Sandridge Commons. This setup is the best for the restaurant and for the guests...also keeps the integrity of the building.

Can you go into Flint from the sidewalk or do you have to go through the hotel lobby?

Not even a hallway. There are no floors within that space. Just an open "atrium".

Flint is just like 324 in that you can access the restaurant from the sidewalk from one of the streets touching the building, but not the other. Almost the exact same set up, right?

That is what I understand and 324 will benefit from direct sidewalk access, but what about the other service businesses in Braniff? Will they close when the employees leave at 5PM?
Building permits issued today for the tenant finish out for floors 2-10; total just over $2.4 million.
Each floor has 9,000 square feet.

How interesting. The HP component, which SR is still going quite a bit overboard on with a complete reconstruction of the building, is by far the cheapest per sf even including past permits I believe. Compared to $25 million for the Amenities Bldg, et al..
There was a permit in late 2011 for $3 million just for the building shell.
Also, these numbers don't include furniture, fixtures and equipment. Those are usually equal to the building costs.
Still, if you add it all up it's about $6 million in building permits, so maybe double that including FFE.

CCOKC 08-22-2012, 09:30 PM I am glad that people like Tuck could see the vision in this project. Those pictures are amazing. I walked by there just today on Robinson and couldn't tell anything that cool was in there. From what I can tell from those pictures, Kitchen No. 324 is not on the Robinson side but faces the Sandridge tower. It is now starting to make some sense to me now based on those pictures and some of the previous posts.
