I believe the ad was from when Hale Photo was located at 511 N. Broadway; a building that has since been demolished.
They moved to 620/622 N. Broadway (the building we have been discussing) sometime later. The 620 building was built in 1948 and was first home to Allied Paint Store then in the late 50's became a finance company.
I think the Hales bought it sometime in the early 70's.

I guess you were making a blanket pontification and not addressing the Hale Building demolition specifically. It appeared to indicate you thought that was the reason for demolishing the Hale and I was only pointing out that wasn't the reason for demolition. The owner doesn't appear to be promising anything.
No, I was addressing/responding to the post immediately before mine. If you had bothered to read my post in context rather than looking to quarrel, you might have noticed that. And it was hardly a "blanket pontification," or even an opinion, but rather a quantifiable statement of fact in response to JTF's musing that he hoped the Hale building was replaced in his lifetime. The facts over the past half-century just don't agree with the assessment that demolishing a downtown structure is likely to result in the construction of something else.

Urbanized 06-30-2012, 12:52 PM I did think of another demolition in the past couple of decades that resulted in construction of something else; the old OPUBCO printing plant was torn down to make way for the downtown YMCA. Again though, this was not a spec demo but rather was done with a firm, funded replacement on the drawing table.

It would be hard to make an investment of new construction work on such a tiny piece of property, so this would make some sense.
Although, I can't imagine that little bit would make much difference in SandRidge's grand scheme.... The Hale spot is just north of the farthest building on the north/top:

sroberts24 07-04-2012, 10:55 AM If this plan comes to fusion that entire area will be alive with street front activity, looks like they plan on having retail and restaurants on street level of every building besides their HQ. this will also really help the connection with automobile alley. Can't wait to see what happens! Hopefully the Hale building wasn't sacrificed for nothing

I don't think it was every moving forward.
Believe Land Run was just holding this for SandRidge and their longer-term plans for the adjacent lot they also own.

They *said* they were going to rebuild when they did the demo but nothing ever came of that.
There were never any plans or renderings.

This is a perfect example of why OKC should just get rid of the demo-permit process and make the demolition inherent in the issuance of the building permit. This would prevent anyone from tearing anything down until they were ready to build something else. There would be no speculative demos.

I don't know if it would work just like that, but damn, something needs to be done about just letting people tear down the buildings with no hint of a plan in place for a higher and better use.

Land Run did buy the lot to the east but I talked to an insider there and they told me there are no plans to build and that there was never anything specific in the works.
Land Run is getting a lot of accolades for The Rise but people forget buying and demoing this building was their first project in urban OKC.

Land Run seems to have some problems. This project was a failure. And the Rise might be done sometime early next year, but we'll see if any of the tenants are still interested at that point.

I know a few of them, they certainly haven't lost any interest yet. They've been kept up to date on the project status and aren't that concerned. I'm sure they don't speak for all of them but I don't think there is any risk of tenants fleeing yet. One of the biggest things working in favor of keeping them is that if they want to be in uptown now and don't go in the rise, what is currently a better option?

If tenants have made it this far without bailing, I'm sure they'll hang in there another 3-5 months.
Most of them already have a lot invested in terms of plans, marketing, etc.
metro 06-09-2014, 01:56 PM Yeah, I met with 2 of the tenants this morning, not "bailing" although a little discouraged. Again, you have to realize setbacks happen with major renovation projects like this. Get over it.

Kind of like the Stage Center? They both make fantastic surface parking lots.
