betts 04-22-2012, 08:30 PM Yup, that's the one. One of my favorite buildings also. I was told the building west of it was not purchased. Again, this is just from someone who heard it from someone who is a Bricktown building owner.
Spartan 04-22-2012, 09:41 PM Is Ainsworth not renovating this?
betts 04-22-2012, 10:44 PM I heard it was sold. Again, second hand information.
Is Ainsworth not renovating this?
There hasn't been any building permits or signs of work there and the building has been actively marketed for sale over the last year.
A broker was hired, a website and professional flyer created, etc. Sounds like they may have a contract now but nothing yet registered with the County Assessor.
ljbab728 04-30-2012, 11:16 PM betts' information is confirmed.

betts 05-01-2012, 08:45 AM That wasn't really the news I was hoping for. I thought those two buildings would be great for retail. But I'm glad that lovely building will be restored.
They may still make some or all of the ground floor retail.
At least it went to an owner with a good track record of restoration.
wschnitt 05-01-2012, 09:40 AM It is for sure both buildings?
Application before the Bricktown Design Review Committee to renovate this building.... The owners are not wasting any time.
No details yet (other than "exterior renovation") but I look forward to having new life back in this structure.
Spartan 06-17-2012, 02:07 PM I would expect a pretty standard office renovation, will probably require complete finishings, a couple million dollars. We know Standley wants to use this building for their offices...
wschnitt 06-17-2012, 02:09 PM They already cleared out some old temporary style walls from the inside.
Spartan 06-17-2012, 02:12 PM It would be a lot cheaper to turn this building, which I presume is mostly unfinished inside, into loft spaces... especially if the city code was more conducive.
I wonder how much a Bricktown loft could fetch, especially in the little corner of Bricktown that is still authentic. Ah well, I share the sentiment that I am glad to see this building see new life and be restored.
wschnitt 06-17-2012, 02:34 PM This corner would be a lot better if deep duce and bricktown were connected along oklahoma.
$400,000 building permit to renovate.
ljbab728 06-21-2012, 11:47 PM $400,000 building permit to renovate.
That sounds like a fairly modest renovation. Maybe it's in good shape already?
Spartan 06-21-2012, 11:48 PM Already gutted. I too was anticipating a lot more. I can't help but wonder if Standley needed some cash flow with the old grocer building they've already mostly finished and needed their office to be done a little more cheaply, although the sale price of the iron works building doesn't corroborate that. The only thing that does is how long the construction site was boarded up on the old grocer building, especially just after they painted it red..

Spartan, is it getting late for you? I'm sure you have a good point in there somewhere but it's not easy to decipher.
1972ford 06-22-2012, 01:01 PM maybe the asbestos has already been removed that would bring down the costs considerbly or they could be doing the project in phases to get some of the building operating sooner.

I maaay have been drinking (just kidding), but I don't think that post is so undecipherable. I was drawing comparisons between the two active projects that Standley has going across the street from each other.
Some minor modifications for this building:

Urbanized 08-03-2012, 06:02 PM Those look like good HP-oriented modifications at first glance and with limited info. The wooden (I would guess) loft door is a nice touch. Wondering if that came from an old photo of the building.
BTW, the office portion of this little complex was the only thing sold to the new ownership group.
The other building to the west is still for sale and let's hope someone puts retail or a restaurant in there. So, so much potential:

mcca7596 08-03-2012, 06:27 PM Sorry, I forget, who is going to be in the old grocer across the street now that Standley is going to office in the Sherman building?
Mr. Cotter 09-19-2012, 08:07 AM The renovation is underway. Yesterday, a large portion of the exterior mortar was repointed, and it looks much better. It looked like a crew of about 10 was there this morning.

That for sale sign has been gone a long time.
The property is still up for sale, just by a different group.

I believe that the pedicab company in Bricktown is now based out of the garage there. I saw them pulling in and out last weekend
HangryHippo 03-07-2013, 10:23 AM Did they ever complete the minor renovations that Pete had posted about?
BTW, the parking lot immediately behind these two buildings if for sale as well.
Would still love to see the foundry building turned into a cool restaurant/bar. With everything else that is happening on Main Street the time is now!
BricktownBikeGuy 03-07-2013, 12:24 PM I stopped and asked one of the workers the other day and he said it was going to be a showroom for a furniture company. Can't confirm. That was probably 3 weeks ago.
Manager of Bricktown Bike Cabs here. The east building where all of the massive renovations are happening is going to have an architecture firm in it I believe. In the garage where we are at the owner just replaced all of the windows that are in the back of the building facing the parking lot, they really improved the look of the place. In the garage there it would take some really MAJOR renovations to turn it into a commercial space.Don't think he's looking to sell the foundry building anytime soon as far as I know.

Welcome to the site and thanks for the info.
I believe Standley Systems has reached substantial completion of the renovations for their use and are in the process of moving in and setting up shop.
Sure wish the old foundry next door would sell to a cool bar concept.

Praedura 04-16-2013, 12:03 AM Molly Fleming article:
'Standley prepares for move to Bricktown'
http://www.naisullivangroup.com/OKNews/StandleypreparesformovetoBricktown.pdf
The company, which offers document and office services and equipment, turned around
and purchased the Sherman Iron Works Building at 26 E. Main St. on the same day that
Public Strategies signed the lease on 3 E. Main St.
They have since spent about $800,000 on renovations to the 5,000-square-foot,
two-story building and plan to move into the new space by June 1.

Since the company bought the property, it has grown tremendously and will actually be
at capacity when it occupies the space.
But there’s always room for growth.
“The building can support up to seven floors, so we can always add more space if
we need it,” Peltier said.
In an community as large as Oklahoma City, the company could have moved anywhere,
but they wanted to move to Bricktown to be a part of the growing area.
“(Greg and Tim) thought Bricktown was an area that had a great combination of excitement
and energy,” Peltier said. “The move allowed them to assist with the redevelopment
in the area.”

Looks like they are getting really close to moving in.
This building is gorgeous and they've done a great restoration job:

Praedura 06-06-2013, 09:41 AM Looks super sharp. Yep, such a great old structure.
So how did they clean the stone work? Repaint? Or just spray it clean?
Would love to see how the interior looks.
UnFrSaKn 06-06-2013, 10:15 AM Thanks for posting this. I didnt get to it since it was late and I forgot.

It looks repainted, rather than sandblasted. But I could be wrong.
It was definitely cleaned, not painted.
HangryHippo 06-06-2013, 10:37 AM Yeah, this was definitely not repainting. I saw a couple of guys out there three weeks ago or so cleaning the brick.
I checked the approved plans from the Bricktown Design Review Committee, and the owners promised to re-point the brick and then clean all the stone.
Existing window frames were cleaned, repaired and painted.
Very interested to see the interiors, which should soon be complete.
Urbanized 06-06-2013, 05:39 PM Brick is obviously re-pointed. You can clean stone like that by soda blasting (rather than sand blasting). You can also bleach a lot of the mildew stains out of cast stone. Just like spraying Tilex on your shower.
Standley has placed their own blade sign on this building -- such an awesome restoration job:

Same. But, I think the Rock Island Plow building will soon be mine, upon it's completion.
Urbanized 03-11-2014, 03:42 PM Yeah, no question it will be special too.
metro 03-12-2014, 12:39 AM As would the old cracker building that is hiding behind the metal shell that is the current Uhaul building. That would be the real gem of Bricktown if restored.
