Not a very scientific study... The old "I heard a friend say it was so" methodology. I've seen very little hipster (or local) culture in much of Ft. Worth... But I could be wrong. I haven't really studied the issue.

The building design may not be the most exciting design or embody many of the principles most of us admire in urban design, but it is a vast imporvement over the empty lot that is there now.
Just the facts 03-15-2013, 01:55 PM For the love of Pete. You would think that an organization with limited funds would maximize their land and exposure opportunities. I guess they saved a lot of money by buying the OIPA back-up plans instead of coming up with all-new plans.

Speaking of OIPA, their land use turned out to be incredibly ****ty. What a disaster that is. Sunbeam's work here is far better.

I don't go to Fort Worth that often, but when I have gone there, I have personally witnessed them in masses at a few places. Can't really remember the names, as it was awhile ago, but I'm sure the people would fall into the hippy category. Those were the original names of the streets when the subdivision was platted. This info can be found on the County Clerk website.

Spartan 06-22-2013, 10:13 AM The NewsOK rendering is atrocious but the ones that have followed aren't bad. I'm not thrilled enough to embrace the design, as it is extreeeemely suburb-y, but it hugs the street well, I appreciate the logical design (at least the architects weren't smoking crack like usual), and the Frank Lloyd Wright nod will be quite appropriate on Classen.
I think adding more of this elegant flattened dormers would make this a more lovable design. Renovating the original building would have been a lot better.

OKC@heart 11-01-2013, 11:37 AM So why did they demolish the previous building? Did they out grow it or was it structurally not feasible? Reason I ask is that the building before could have really been a head turner, but I know sometimes that it is not as feasible. based on the demo pics it seems that it was concrete construction so that would or should have allowed for it to be repurposed fairly easily. from the later pictures it looked all boarded up or something, but based on the earlier pictures, Man as soon as I saw it all sorts of cool ideas popped into my head, if they replaced all the glazing and sealed and painted/Stained and sealed the floor slabs that projected (or reclad with a Metal). I pictured a the center grid piece as stained a dark charcoal grey along with the floor slabs on right hand side of the building and then the slabs on the left clad in a deep red with floor to ceiling glass windows with a reflective coating. Anyway, just daydreaming here, just hate to see buildings with great bones demolished and replaced with designs that I would consider retirement home worthy.
It's usually cheaper just to demo and start over.
That old Classen Terrace building was in pretty bad shape... Nothing like the b&w photos shown above. It had been completely vacant for some time.

I think it is built out to Classen with the parking either in the back or on the side.

I don't think it is, I live blocks away from this and drive by it multiple times daily (obviously can't take public transit by it daily). Walls are going up, but sure don't see foundation slab coming up to Classen.

I live near if as well but haven't driven by recently. From the rendering it appears that most of it will be built out fairly close to classen.

Unfortunately the "Big House" office buildings are way too popular everywhere, tons of them pretty much everywhere that I have been. I have had to do more than I would like to have done and in locations that I felt a regular commercial looking small structure would have been better suited for the property.

That "house" looking picture above is a smaller structure behind the main structure, but still connects through a hallway. I'm assuming it's some sort of emergency housing like someone said above OR some sort of "training" facility showing people how to do homeowner type things before they transition into a more permanent facility. The steel pictures above is just a fraction of the main structure. I have pictures of the wider development I need to send to Pete, and those should clarify some of the "layout" issues. But overall, I agree, the suburban, pitched roof design of both structures is disappointing.

I disagree. I think it effectively evokes the Craftsman homes that are abundant in this area, especially the area around it's old home in Mesta.
Bullbear 12-02-2014, 10:13 AM when I was passing by the other day I commented how I loved that the building captured the craftsman feel. It is a good looking building in my opinion.
Sunbeam will open for business at the new location on Tuesday, Jan. 13th.
