BG918 08-03-2011, 08:57 PM Two building permits today for new tenants for the Packard Building; both energy companies:
Blue Knight Energy Partners (http://www.bkep.com/) is taking 13,989 square feet. They have offices in Tulsa and Edmond; not sure if this will be in addition to those or moving one or both.
Vitol Inc. is taking 3,000 square feet.
Blue Knight used to be SemGroup Energy Partners but was spun off during SemGroup LP's bankruptcy in 2008 and is now owned by Vitol Inc., a Netherlands-based energy company. Blue Knight is a fast-growing midstream company with corporate HQ in Tulsa; I wouldn't be surprised to see them move their Edmond office to this location and eventually take up all of the space in the Packard building.

doubt they will ever take up all the space of the packard building ... it is 70% pre leased ..

It's not out of the realm of possibility. Those two building permits are actually for the same parent company, and it represents 47% of the space in the Packard Building. If 70% is pre-leased, that means 23% more is already taken by others, and 30% is still available...

OKLAHOMA CITY– Tulsa-based Blueknight Energy Partners plans to open an office in Midtown’s historic but long-vacant Packard building.
The rapidly growing midstream energy company has signed a deal to lease 19,373 square feet of the old 1925 Packard car dealership at NW 10th Street and Robinson Avenue. The building is owned by developer Midtown Renaissance, one of several properties in the Midtown area that the group is in the process of revitalizing.
“We are excited about adding our name to the growing number of companies opting to place their corporate operations in downtown Oklahoma City,” Michael Cockrell, president of Blueknight Energy Partners, said in a statement. “Our employees are located throughout the metropolitan area, so a location in Midtown was attractive for them.* We respect the transformation which has taken place in Automobile Alley, and find it very attractive for our new home.”
The Packard building, which is still undergoing renovations, is now more than 50 percent leased. Additional negotiations for a sizable chunk of the rest of the 40,000 square-foot building are also underway, Derek James said, a broker from Price Edwards & Co., who represented the building owners in the Blueknight deal.
Finished plans for the Packard include restaurant and retail space, he said.
“Getting the building 50 percent leased with just one deal makes a redevelopment project much more palatable,” James said.
The building has its own surface parking lot just to the south that makes it easier to lease than some other historic properties, he said.
Blueknight will move its staff of 18 people to Midtown by December from its regional office in Edmond–just one year after the company opened there with a staff of four people.
The company has outgrown its Edmond office, but also wanted a more convenient location for its employees, Emily Fulton said, manager of oil movements for Blueknight.
“I think our main goal was just to be more centrally located in the city–we have some people who drive from Moore and Norman and it’s kind of a long commute for them,” Fulton said. “We also wanted to do something a little different—it’s not your standards office building.”
Blueknight has hired the Oklahoma City firm HSE Architects to design the interior of the new office, which will take up the entire second floor of the building.
CCOKC 09-06-2011, 10:26 PM My new office looks directly onto that property. My first day of work there was last Friday. I am glad to know I will not be looking at vacant spaces for very long.
Here are some renderings of the Guardian/Packard parking area. Also, part of the roof of the Packard Building will be converted to a deck/garden.

Spartan 09-20-2011, 12:45 PM This is major. I love how they are utilizing 11th, which could possibly be a streetcar route. I'm still thrown off and confused by their lease with an energy company for the Packard, it seems like an odd fit for them trying to combine these two buildings with innovative linkages.

It does seem to be a bit of an odd fit but it is quite a bit of space they'll be leasing and will certainly help pay some of the bills. Also having more daytime people/traffic isn't a bad thing either.

I agree. Seems odd. Wonder if the oil services co. is a temporary location for them.
I like the idea of the covered alley though. These can turn into great outdoor restaurant areas. With the weather (mostly wind) these have been hard to do in OKC, but this may be an innovative solution with buildings as natural wind barriers.
lasomeday 09-20-2011, 01:35 PM You make it sound like Blue Knight is a oil field parts company. This office will probably be primarily marketing of the oil and gas, so these will be people that take people out to eat and have a lot of meetings.
CCOKC 09-21-2011, 10:14 PM Thanks for showing those pictures, Pete. I have been trying to figure this project out since I read Steve's article in the paper. This intersection is getting really busy. The property on the southeast corner is also getting a major facelift as well. It appears as if there is some sort of stone facade going on it. I get the pleasure of watching all of this take shape from my office window every day. Sometimes I find it hard to concentrate on my work instead of watching all of the construction going on.

CCOKC 04-10-2012, 09:44 PM I can't wait for people to move into this building and see them use the outdoor space. I had some liitle kids in my office yesterday who just thought it was the coolest thing to see trees growing on top of a building. From my office I can see that space as well as the rooftop garden on top of the Cricket building on Auto Alley. Perhaps we might see some more of these spaces in the future?

the auto ally rooftop is over rawhide next door to cricket fyi
Urban Pioneer 04-11-2012, 09:47 AM It is open to the neighborhood via automatic locking from 9 - 5 Mon thru Fri unless there is an event scheduled. I take breaks from our office downstairs up there every other day. It's a fun space. Gardening relaxes me and with all the rain there have been plenty of weeds to pull from up there. All of the flowers are in bloom right now as well.
Spartan 04-11-2012, 09:52 PM We should have an OKC Talk meet and greet up on Steve Mason's rooftop deck. It is probably one of the coolest spaces in all of downtown. Everybody in that building is very proud of it.
The Packard deck also looks awesome. It's such a commendation of where we are as a city that all of these developers want to incorporate really cool, innovative rooftop spaces to enjoy the view from above the revamped streets.
soonerguru 04-11-2012, 10:51 PM "The Packard" sounds like some macho, dark bar with lots of hardwoods where one could enjoy a good whiskey and a rare prime steak. They'll probably put a juice bar there, though, or a tapas bar.

Ha, hardly. But if the ongoing headquarters strategy fails to attract a major new HQ, you know this and others will slide into place so that nobody has to fess up to a failed effort.

wschnitt 05-09-2012, 10:58 AM What happened to the renderings of the neon sign?
The neon sign was for 10th & Broadway.
I don't remember seeing one for the Packard.
wschnitt 06-07-2012, 09:42 AM The neon sign is up on the corner.
Spartan 06-07-2012, 12:47 PM I think they put it up on Monday. I'll take a pic later today.
Urban Pioneer sent this a couple of days ago and I'm just now getting around to posting it:
http://www.okctalk.com/images/pete/packardsign.jpg
Urbanized 06-07-2012, 01:29 PM I used to have a great enameled steel Packard sign I kept in my office when I was at AAMSP. Makes me really happy to see that sign on that building. IIRC, that was not the only building that housed a Packard Dealership in the district. I used to have most of that info at my fingertips or committed to memory...
wschnitt 06-14-2012, 01:24 PM Blue Knight Neon sign going up along 10th. I love neon
wschnitt 06-14-2012, 04:34 PM http://i1196.photobucket.com/albums/aa408/wschnitt/IMG_0166-1.jpg
You can see the wiring for the Cline Neon sign on the far right of the picture as well as the silver Blue Knight sign going in on the packard. When I went in for the close up, my camera died.
Thanks! Maybe I can get some better photos tomorrow.
That area is a fantastic little cluster of cool, very well-renovated buildings.
Spartan 06-14-2012, 05:10 PM wschnitt, no close up needed - that is a beautiful photo you took, well framed. I love these emerging beautified corridors we have, 10th is definitely one. Why can't we see more potential like this elsewhere?
wschnitt 06-14-2012, 06:41 PM I think we are starting to see more:
Hudson and 4th-6th
Film Row
Spartan 06-14-2012, 06:56 PM I would say that Robinson from river all the way to NW 13th is going to be shocking (in a good way) to many people in as few as 5 years. But no transformation has been as dramatic, perhaps, as North Broadway say - since 2000.
Urbanized 06-15-2012, 04:47 PM You should have seen it in 1996.
