Same thing for this building at 1117 N. Robinson, just north of the Packard Building...

Looks like they are going to be firing up two larger projects in addition to everything else they have going.

That looks a lot like the Packard Building before it was renovated... Hope it turns out as well as the Packard Building did.

This is the one where they are trying to close the alley between it and the Packard and make it a courtyard.

I believe their plan is for at least one restaurant in this space, plus of course lots of offices.

They had said earlier they wanted to keep a balance between rental units, offices, restaurants and retail.

I believe the plan is for some retail in this building but of course, they would have to find tenants.

Thanks, I was just thinking that between this and the Packard it would be nice to have at least one real store instead of 2 or 3 restaurants and multiple offices.

More information on the Guardian project, just north of the Packard Building.

Looks like two retail / restaurant spots on the first floor then lofts (assuming rental) for the remainder.

You may remember the parking lot to the west is going to have types of cool screening and landscaping. With the closed alley, there will be outdoor seating for any restaurant(s) and a nice connection / plaza back to Hadden Hall (with a newly terraced back garden) and that parking.

I agree. I go past it everyday and other than the new glass, which was pre-permit, this and the masonry work is the first real progress.

Great to hear the progress of this.

BTW, the parking facility next to the garden is uber-cool at night with modern, orange glowing accents and landscaped lighting. Definitely the best looking carport I've ever seen. I'll grab some pics on my way home tonight.

Not really sure what is going on here. It looks like the wall was fixed with the steel beams at one point. This whole has been open for a while. The bricks were individually painted brown at one point or all of the masonry was replaced. Either way this will not be the final color as the replaced bricks are unpainted.

I have a feeling that the brick on the south facade facing the Park Place alleyway is finished, so a darker red in the back, with more of a brown tan in the front. But either way MidtownR will probably be following historical precedent considering that is how they operate.

Perhaps some of the recent hail events could be good political cover for requiring parking in the BUDC area to be covered with a very limited window for grandfathered lots to meet compliance.

Does anyone have a ballpark figure on how much these are going to cost? I've been looking at apartments downtown/midtown but really love the spot and proposed design of this one.

MidtownR definitely has a price range that they work with most, I think Hadden, 1212, Cline, etc., have all been $800-1200.

I, too, am interested in living here when I get back to OKC. I just went to the midtownR website, which looks great BTW, and saw it listed in the residential section.

So I was partially correct in the fact that what the midtownR website says and what the floor plans show is different. The website implies that apartments will be upstairs while the first floor plan clearly shows apartments.

The MidtownR group has a ton of office space in the two buildings on 10th & Broadway, so I'm sure they are trying to keep the mix balanced.

I'd like to see them build some for-sale residential units in the near future.

I think I had the cutout for the upper loft backwards. The pictures have the open area toward the center of the building, I presumed they'd be toward the outer wall like in a few others I'd seen.

I know I am often on here yammering on about casement windows and how important it is to preserve/restore them in commercial structures when they are updated for adaptive re-use, but this is a perfect example. These places would have nowhere near the character had those windows not been retained but instead replaced with "modern" aluminum-framed windows with larger glazing. Not to mention that those windows are operable in the middle, which will allow for ventilation and better control over the climate in the room without necessarily running the HVAC system at all times.

This renovation makes me incredibly happy to see. Fantastic adaptive reuse of a wonderful, high-profile building in OKC that set empty for decades. Kudos, OKC and Midtown Renaissance! They have done so much for our city and deserve more praise than they receive.

I don't know that I've ever really considered it before, but I would absolutely LOVE to see what the Midtown Renaissance Group and Brian Fitzsimmons could accomplish if they got their hands on several buildings in Bricktown. That could be something really special.
