The architect for The Cline is the same one that did my building (Hadden Hall). I talked with him a few weeks ago and he told me that they are adding an addition to the back of the building. He said that the building will be mostly Studio Apartments but also have a few two bedrooms in the part they are adding.

However, doon't they know that they will be removing an invaluable parking lot with the new addition? That's not the Okc way of doing things. jk

Looking really nice. But are they framing in some sort of non-historic entrance, or is that just holding up the canopy while they work on it? I'm guessing the latter since I don't see any framed openings.

They aren't, I put a deposit down today on one of the two bedrooms, moving in early May. It seemed as though they were just now begining to lease them, Janna (company rep) promised me she would make sure I had cute neighbors.

I've got a few pictures on my cell, not great quality but I'll try to upload them this evening.

The Cline is almost finished and I'll new pics of the interior soon. Being told the remodel is just as nicer than Hadden Hall.

And not coincidentally, all their apartment properties seem to lease out before they're even complete.

Given their success, I'm sure they're tempted to turn everything into residential rentals but I give them credit for staying at least somewhat diversified. Not only is it good for Midtown, it will be good for them in the longer term.

And certainly, as they bring more and more people into these neighborhoods, there will be more need for other types of nice properties, be it office, retail, restaurant or service.

It's actually quite refreshing to see a developer who likes to keep its portfolio residential-dominant.

They are really showing that it pays to do it right, because there is a market for quality.

Yes. Historic preservation takes buildings that look "like crap" and makes them look good. This is why we want historic buildings to be preserved, not torn down.

Well we're not going to vilify someone who doesn't categorically endorse preservation as the only way. However, having compared the quality of most historic preservation to most new construction, I think we can categorically identify which often yields the best result.

The thing is that there aren't even any photos of the finished Cline Hotel bldg in this thread, although several near-completion (as the awning is going on) exist in this thread. The Cline does look amazing, but no more amazing than 1212 N. Walker (yes, even that is HP, albeit heavy on the adaptive reuse side), The Packard, Hadden Hall, Plaza Court, and countless others. The Guardian Lofts, Mayfair Apartments, The Osler, and several more to begin will be no different in terms of top-notch quality considering that it is the same developer.

And of course, for the "it depends on circumstances and situations" crowd, there is always NW 9th Street, which no developer in his right mind would have tried to preserve. That's where someone like Steve Mason goes from being a developer to being a true community visionary.

Never, ever, ever underestimate HP. And while I don't want to vilify anyone who does underestimate HP, all I want to do is say look at these projects, which arguably constitute the absolute best small-to-medium size developments OKC has seen. The proof is in the pudding, categorically speaking.

Those two pictures are of different units. The first is the kitchen from the 2 bedroom. The second is the living area of the studio.

Love the tile backsplash and the light woodwork. Mickey Clagg and his partner have obviously hired a sensational interior designer. They have really set the standard for quality residential in the downtown area.

They used two different color pallets, alternating between the units, the other used darker woods/countertops and looks equally great. The two-bedrooms have a pretty impressive built-in entertainment unit on one wall. I didn't realize that the one-bedroom units had fireplaces, I'm a bit jealous now. Two and a half weeks until I move into my two bedroom at The Cline.

All moved in and I couldn't be happier. I've been walking all over midtown this weekend. Seems like most of the units are occupied, I've met people from three of the other five units on the south side of the building, one of the guys was talking about organizing a cookout, so it seems,like a real sense of community could develop.

Yeah, when we lived downtown, I did a search to see how many registered sex offenders were in our area. More than one lived at the Cline. This looks to be something of an improvement!

I'm not sure if that rate is still correct.

They have been completely leased since they opened and I suspect any vacancy would bring higher rent.
