I'm pretty sure this passed.
not only did that not pass it was never even voted on ... it was deferred twice and then stricken from the Aug 28 meeting ..
BoulderSooner 09-06-2012, 12:41 PM And from KFOR in July, there you have it folks, not in a multi-unit complex, except common grilling area approved by code.

and i need more than a news story for the case to be closed .. like a link to the law??

Subsection 20-23 of the OKC Municipal Code references the codes from the National Fire Protection Association and the International Fire Code. These Standards are adopted in their entirety. They ban balcony grills. This is more or less the standard across the US, like many building codes that have been adopted.
When I lived in Denver, the building I lived in was strict in their adherence to what the city of Denver allowed, no charcoal, 1 lb bottles of propane only.

thank you
dankrutka 09-06-2012, 10:32 PM Haha, the wording was confusing. NO, I DID NOT call the city or the fire department, THEY came to my DT complex and issued citations/warnings. They DO NOT mess around with fire codes DT. I didn't have a grill, but wanted one, but several of my neighbors were cited and had to remove. We always had a common area grill per code. I remember this being a big deal publicly a year or maybe two ago, and Councilwoman Meg Salyer spoke out on the issue. I'll dig up the info when I get a chance.
Okay. I take it back. You are a good neighbor. ;)

All references there are about gas or charcoal grills. I have heard of electric grills being banned by some complexes. Does anyone know if that is relevant to the codes? That seems no more dangerous that using an electric skillet in your kitchen.
Rover 09-07-2012, 09:08 AM I've never heard of electric grilles being banned. However, if you are using a small, cheap extension cord for a device with a large load you can create a fire risk. That doesn't just apply on a balcony, but anywhere. Inefficient transmission or loose connections create inneficiencies. With electricity, inefficiencies result in heat. Fires do start with bad electric wiring.
betts 09-07-2012, 06:46 PM Just saw on FB that Waffle Champion is going into the restaurant space here. Great news for Midtown and waffle lovers!
Fantastic news!
Great for Midtown and for Waffle Champion.
Holy Cats, it feels like Midtown is really getting ready to explode.
betts 09-07-2012, 07:08 PM We so needed a great breakfast option to iHop in downtown/Midtown and I love Waffle Champion. I do hope they don't give up their truck though.
lasomeday 09-08-2012, 10:11 PM They told me today their goal is to open Feburary 2013. That is their goal...
Praedura 09-18-2012, 07:08 AM TAP Architecture has posted a rather nice, high res pic of 1212 (which I'll link to rather than embed, since it's a bit largish):

they were fully leased before the building was completed
Rover 09-18-2012, 01:16 PM They should still have the courtesy of returning calls.
Urban Pioneer 09-18-2012, 01:58 PM I am not sure if anyone from MidTown Renaissance reads this forum but I had the same experience last month when I was moving here. I was even told by people to keep trying to call because they are not known for getting back in touch. Scouts honor, that was the word on the street.
Yeah, you have to keep calling and I think getting into one of the existing properties is by sure luck at this point. There isn't a waiting list it seems.
shawnw 09-18-2012, 07:37 PM May not be right anymore, but here's something I got in April.

Maybe I'm a relic but if I was trying to contact someone about a place to live I wouldn't rely on email for my first option.
ljbab728 09-19-2012, 12:18 AM Well, I'm not sure if I am a relic either but I much prefer the phone, which is why that is how I reached out to them. Perhaps I did wrong and should have sent a bunch of emails?
Not in my opinion, Sid. But what do we know, LOL. Actually my first option would be to go to visit someone in person.
shawnw 09-19-2012, 10:21 PM Thanks for the link Shawn!
No prob. Hopefully it's useful to someone.
Chadanth 09-19-2012, 10:25 PM Those prices a bit higher than what I was quoted, but what I saw was not firsthand.
jeff. 11-10-2012, 04:19 PM Any more news on Waffle Champion or any other retail tenants?
Any more news on Waffle Champion or any other retail tenants?
Funny that you ask...
Today Waffle Champion applied for a $150,000 building permit for 3,851 square feet.
Hopefully work will soon commence.
Another $75,000 building permit for the 3,000 square foot space adjacent to Waffle Champion.
No idea of the usage.

Wonder if they were waiting to be able to build out both spaces at the same time?
JarrodH 02-11-2013, 05:00 PM Im not completely sure of its use, but the gentleman who owns waffle champion had told me a few months ago that his wife would be opening a retail location next door to his restaurant.
Plans to add a perforated metal screen to this project as a part of building out for Waffle Champion, retail to the south and an office tenant facing east:

Yep, love this development and think Waffle Champion is going to be smash hit there.
Love the sidewalk seating as well.
adaniel 02-15-2013, 10:55 AM Waffle place 5 minute walk from my place=won't be losing 20 lbs this year like I planned.
metro 02-15-2013, 11:13 AM Great improvement, more density, and walkability. Love the sidewalk seating.
kevinpate 02-15-2013, 08:33 PM Maybe walk 5 minutes in the opposite direction first?
Anyone who rents from Midtown Renaissance, how frequent do openings come up here or, say, The Cline or Hadden Hall? I'm in love with these properties and would love to grab one of these spots whenever they pop up.

ANNOUNCEMENT: First, I would just like to say how very much we miss all of our fans and assure you that we will be back out serving on the truck as soon as we have a comfortable jump on a few more things restaurant related.. We are a small operation doing a very big thing and we appreciate your patience. Construction at the 1212 building has officially commenced as of a few weeks ago. Look for a steady stream of photo updates and a new blog focusing on that starting next week.
Now for the big news, we are excited to officially announce that we now know our new next door neighbors will be another local, independently-owned concept... OKC's First Blow Out Bar, DRY/SHOP. Check em' out on Twitter/Facebook!! Dry/Shop
Cool! Great location for this concept and I bet they do well.
That area of Midtown is about to explode... Just wait until the Osler/Embassay and The Edge are complete.
betts 03-07-2013, 08:02 AM I love the idea of a blow out bar there. Excellent news.
metro 03-07-2013, 09:45 AM I like the concept for OKC, and I like vacant urban space being filled, but don't agree about location. It's primarily a medical and business corridor, although residential is going up everywhere. This will only cater to a select demographic of women. I'd rather see something that has a broader mass appeal, but hey can't complain, it's progress.

I agree. This concept seems more at home in Classen Curve. Still I hope they suceed beyond their wildest imaginings.
HangryHippo 03-07-2013, 10:26 AM I love the idea of a blow out bar there. Excellent news.
Betts, you'll have to forgive my ignorance, but what in the world is a blow out bar? It sounds just absolutely filthy...
Graphic up in the Dry Bar space... Is that our Sid??

HangryHippo 03-21-2013, 03:54 PM I wish my owner would stop taking me to the salon. There are so many other better places to sniff around in MidTown.
I see what you did there, haha.
But really, is that you in the hat?
Urbanized 03-21-2013, 04:03 PM I've been seeing a lot of people in flat caps around here these days. I think Sid has pushed the trend forward in OKC...

When one goes in to a salon with clean, dry hair and gets it styled, it's called a blow out. Many of the blow out salons serve wine or champagne, hence the "bar" part of the name.

Praedura 06-12-2013, 01:30 AM Now I have to ask what may be a really, really dumb question: will books go into that bookshelf?
I mean, it could just be for decorative items - knick knack thingys.
But if it really is for books, then how will it be used? Will they sell them (i.e. an internal bookstore)? Or just place old books & magazines there so the patrons can peruse through them while munching their lunch?
Just curious.
