Looks like the Midtown Renaissance group is getting ready to renovate 430 NW 12th, shown below.

Preliminary building permit filed today for this 14,160 square foot building:

For what it's worth, they now have this building listed under residential on their website; I know it was under office previously. It is right next to the Sieber, 1212, and the Osler. Maybe they are doing this as residential now instead of a property they had at 320 NW 11th (between Hudson and Harvey), that is now not listed on their website at all.

Hopefully, this means that they are focusing most of their attention on residential now with the smashing success of Hadden Hall and their other properties. Surely 1100 and 1101 Broadway will have residential as well whenever they get to them. Remember, we saw a leaked rendering/proposal earlier this year on AHMM's website (the architectural firm that is doing the Jesus House/Bindery on 10th as well as LEVEL) that showed 1100 N. Broadway as residential. It was subsequently quickly pulled off after being posted here.

it was a TIF agreement for this building .. 1212 N walker (underconstruction) and the Osler(will become a hotel)

I'm starting a new thread for this even though it is in Midtown. I plan to separate most the developments in that massive Midtown Updates thread because it's way too long and hard to find anything.


This is the project we have previously discussed at 430 NW 8th. It was an old office building that will be renovated with a 3rd floor addition to 26 rental units and called the 430 Lofts.

this is a very cool project .. and adds even more housing to midtown .. (this is another howard/clagg/flemming project) this area will badly need a parking garage in the near future .. with 1212 N walker this site and the walker business ...

the osler is now being looked at for apts again instead of a hotel concept.

Very cool they integrated a 3rd level and little decks to take advantage of this.


Very, very impressed with the work of architect Fitzsimmons and the entire Midtown Renaissance group. Looking forward to the Osler project... It's one of their last properties to be renovated.

I really really like those renderings, but I'm having trouble figuring out how the existing building is going to be turned into that. Or am I missing something entirely and they are tearing down and rebuilding?

I think they will rip the fascia off the existing building and add a third floor.

I may be reading the renderings wrong, but it looks like the decks are on the north side facing away from the CBD.

Which is great because the southern exposure will be great during the cooler months and at night, when the CBD view is the most interesting and the northern exposure will be cooler in summer.

I could see why you might think this given that large blank spot that runs horizontally across the structure, but no.

The application is to actually construct an addition on top of the existing structure.

I think the existing first floor is just quite tall.

Actually, balconies are only along the south facade - 2nd floor. Roof decks facing south on the new 3rd floor.
Floor-to-floor is roughly 8'.

Wasn't it this, 1212, and the Osler in the same package? If so, what am I missing? 1212 is done other than retail; this would be the second to start construction.

The Osler is being sold to Paul Coury. He will oversee renovation. I believe he has a design group out of California he uses.

Everything is called "Lofts" nowadays, it seems (rolls eyes). I guess the term "Apartments" is passe.

Anyway... great to see this coming along. I forgot what the design sketch looked like, so I had to go look it up again:

But it's a little hard getting a good feel for how this will look when complete just from the sketch, as it's very basic (i.e. what the exterior finishes will look like, etc.) Of course, judging by 1212, it's going to be really slick.

The top floor units will be over $2k a month, according to Jana a few months ago. It was above my price range so I didn't worry much about it.

There will be covered parking with mesh, similar to what they did just west of the Guardian.

And I believe that will include some landscaping as well.

I have been on their waiting list since January, and she contacted me to let me know they were ready to lease and see if I was interested.
