Agreed, that would be a great fit.

I noticed that they have made more headway on the renovation in general on that side (at least since I've seen it last). It looked like they were putting in larger, solid pieces of glass all along the shops on the south side of the plaza.. similar to how CK & Co. is. When you see it next to the windows they haven't updated yet it looks like a great, more modern update.

I just heard that Trader Joes is going into the old Crescent Market location

That's probably the best place I can think of right now to put it. Downtown needs a grocery store but I would much rather see a Buy for Less Uptown Grocery there than a Trader Joe's.

OKLAHOMA CITY - New big-name stores may soon call the Oklahoma City metropolitan area home. Negotiations to sell Chesapeake-owned Nichols Hills Plaza, Classen Curve and neighboring properties are nearing a close, according to sources close to the process.

Ohio-based company, Glimcher Realty Trust, is promising a renaissance of sorts in an area where stores have been closing. Glimcher has confirmed to News 9 that it is working to acquire 290,000 sq. ft. of retail that includes all of Classen Curve, the triangle-shaped development where Whole Foods is located, neighboring undeveloped land and Nichols Hills Plaza.

"It's going to be fantastic to see what happens here," shopper Steve Faulkner said.

Glimcher is a company that owns 25 properties across the country, featuring high-end shops and restaurants. Current store owners in Nichols Hills Plaza tell News 9 they are excited for the change.

"[The] last couple of years have been very challenging," Saturn Grill owner Joseph Royer said.

Royer says Chesapeake's sky-high rent has been forcing business owners to throw in the towel over the last few years.

"To me, it was silly to get into the real estate business when they were doing so well in oil and natural gas," said Royer. "They (Chesapeake) were not the best landlords I've ever had."

Glimcher tells News 9 it is too early to be discussing new tenants just yet. However, a company spokesperson says people should not to be surprised to see names the Glimcher already partners with -- such as Nike, The North Face, Brooks Brothers, Crate & Barrel and Madewell.

"I definitely would like to shop at those stores," one shopper said.

Currently, Classen Curve is underdeveloped. Nichols Hills Plaza is roughly half vacant, which threatened the City of Nichols Hills with a deficit over less tax revenue. Sources close to the negotiations tell News 9 a deal may be reached in a matter of days or weeks.

Gotta say...I feel better about this situation with this development than I did even when Aubrey was in charge and riding high. The problem with that was there was such a veil of mystery that you never knew exactly what was going to happen. I'll bet if this sale goes through we will all have a really good idea of the future of this land...in a very short amount of time.

All great stuff that will be game changes in OKC retail. I really hope the North Face store ends up happening. Out of all those that's what I am the most excited about.

Definitely Tulsa. Charlotte would be an expansion of Penn Square that added on a Nordstrom, Neiman Marcus, Louis Vuitton, Tiffany's, and other very high end stores and/or a major downtown retail development with several big name retailers.

But yeah, it will be great to see NHP and Classen Curve realize their potential.

I assume that the vacant land they are referencing is all that between Whole Foods and 63rd.

That's a big area, although both NH Plaza and Classen Curve -- and Whole Foods and Anthroplogie for that matter -- turn their backs towards it.

Hard to imagine how they are going to tie this all together. I suspect it will just be a bunch of separate shopping areas where everyone drives from one spot to another.

Let alone Charlotte's...only kidding

I hope this takes off, this whole area has a pontential to become a Utica square (or better) type development we've been lacking. The combination of NH, the triangle, the classen curve, penn square mall, and to a point belle isle minus walmart has a chance to make a truly great retail area.

The Christian Science church on Sherwood, for which CHK Land paid $10 million in 2007? I didn't know there was a zoning problem. I thought that fell apart years ago when Aubrey & City of NH couldn't agree on how to fund the City's move to the church site. First Aubrey had money problems with his October 2008 margin call, and then the City has had revenue problems arising from sales tax declines at NH Plaza.

Did another group want to buy & rezone it?

Are there plans to raze the church? I would love to know, as I really want to get photos of that beautiful building before it's gone. Hopefully it stays though, it has great character.

I should have phrased that differently...

What I meant was they own a $10 million property that is zoned for church use and they never had that changed.

They were hoping to swap with the City of NH and obviously the City would then be motivated to rezone for office or other use. But since that didn't happen, they own a very expensive church that probably would be very hard to market at even a fraction of what they paid because of the current zoning.

In looking at that parcel on a map it would be an incredible opportunity for high-end upper story multifamily combined with ground floor retail as part of a lifestyle center re-work of NHP, but I doubt the residents of Nichols Hills would allow that to happen. That would be a fantastic place to live, enabling you to walk out one side and utilize the beautiful Nichols Hills park areas and trails along Grand Boulevard, or walk out the other and shop, dine, etc.. It would also serve as a residential buffer between Nichols Hills and the commercial bustle of a revitalized NHP. Again, though, I would guess NH residents would riot.

Urban - I am 100% with you on that, and think that NH residents would be totally in favor of it. Here's why:

1) Nichols Hills' high-density, multi-family housing has always been in the SE corner the city, N of 63rd and E of Grand - it's in the right place;
2) The newest multi-family - Grandmark - was built 33 years ago in 1981 - they need new housing stock;
3) A patio home-type development was recently been approved elsewhere in Nichols Hills, but it's too close to 63rd and lots haven't sold - people want houses with yards or condominiums, but nothing in between;
4) There are eight adjacent neighbors - a church, a small office, and eight single-family houses/duplexes, and all are already near NH Plaza - a highrise is probably a winnable fight.

CHK reduced housing inventory by tearing down King's Court, and then bought 48/65 condos which I understand are poorly-maintained & managed. I don't know how a buyer would purchase one without knowing in advance who would redevelop the property, what the overall renovation capital costs would be, and how they would be paid. That's an interesting problem that will require an innovative solution.

I can just picture a high-rise condo tower in Nichols Hills. Such would be amazing. While personally I don't believe that downtown is ready for high-rise residential, I think Nichols Hills may be another story. It's fun to dream but it would be awesome to see such a thing come to pass.

Glimcher Realty Trust, the Ohio-based company that purchased the Nichols Hills Plaza, Classen Curve and Triangle at Classen Curve plans to develop 12 acres of vacant land that connects the shopping centers, but plans are still in flux with no firm timeline, a Glimcher executive said Tuesday.
Speaking at the International Council of Shopping Centers Oklahoma Idea Exchange at the Skirvin Hilton Hotel, Joshua Lindimore, vice president for leasing for Glimcher, also said the business still was working on securing a lease to fill the Crescent Market storefront that has been vacant since 2012 at Nichols Hills Plaza.

Last Friday was the last day for Iguana Cafe. They were not doing enough business and are going to now just operate as a caterer. I believe that Iguana Grill will continue business as normal.

NICHOLS HILLS (JR) – Pops and Provision Kitchen restaurants plan to open this fall at Nichols Hills Plaza.

“These restaurants align with our plans to continue the center’s history of joining upscale local, regional and national tenants to meet the needs of the local community,” said David Allsbrooks, general manager at Nichols Hills Plaza.

Pops opened in 2007 on Route 66 in Arcadia. The Nichols Hills location will also offer burgers, fries and shakes and more than 700 varieties of soda pop.

Provision Kitchen is a new restaurant that will offer entrees, sides and fresh-tossed salads. All meals are made to eat on-site, take-away or be delivered.

“For busy people looking for a convenient way to enjoy delicious food, we offer gourmet, flavorful take-away meals that cater to a variety of tastes and lifestyles,” said Whitney McClen*don, managing partner of Provision Kitchen.

The new restaurants are a continuation of new tenants brought to the center since it was purchased by Glimcher Realty Trust in March. The company bought Classen Curve, The Triangle at Classen Curve and Nichols Hills Plaza shopping centers for $51.8 million.

Glimcher added jeweler Kendra Scott, clothing boutique chain the Impeccable Pig, and Aveda and Monroe Salon Spa to Classen Curve shortly after the purchase was complete. The three shopping centers were previously owned by Chesapeake Energy Corp. The company purchased Nichols Hills Plaza in 2006 for $27.5 million, and then purchased and developed the land for Classen Curve and the Triangle at Classen Curve.

OKLAHOMA CITY – Nichols Hills Plaza General Manager David Allsbrooks said the addition of two new restaurants is just the beginning of new tenants coming to the shopping center.

“Now that we have Pops and Provision Kitchen on board, the dominoes will start to fall,” he said. “You’ll start seeing more development soon.”

He said the center’s owner, Glimcher Realty Trust, will focus on filling the remaining 30,000 square feet of vacant space with traditional retail businesses. The largest single space is the 13,000-square-foot former Crescent Market. Allsbrooks could not comment as to who may come in, since there has not been a lease signed, though there are rumors that it will be home to a Trader Joe’s grocery store.

Glimcher also plans to add parking along the southwest side near Provision Kitchen. It will eventually develop the land immediately south, where King’s Court apartments once stood. Allsbrook said there’s no timeline on the King’s Court development because the company first wants to fill the plaza’s south side, which has long been vacant.

That’s where Pops and Provision Kitchen restaurants come in, leasing a total of 8,600 square feet. Pops will occupy 5,500 square feet and Provision will have 3,100 square feet. Both companies plan to start their build-outs in March and open this fall. Allsbrook said they will likely be the last restaurants in the plaza’s south side.

Pops Manager Marty Doepke said the company had been thinking about opening a second restaurant, but wanted a neighborhood location.

“We were looking for something in Oklahoma City,” he said. “We really wanted to be deeper into the metro. We’re off the beaten path in Arcadia, which is part of its charm. But with the growth and everything happening in Nichols Hills, it seems like the perfect location for us. It has that community spirit and a real neighborhood feel.”

Doepke said the new place will focus more on the restaurant and the 700 sodas, with an enhanced vintage candy section. It will not have a convenience store or fuel pumps.

“I can’t tell you how excited we are to have a second location and where we’re going to be,” he said. “It’s going to be great to have neighbors, and to be inclusive in an area instead of being solo. It’s just our way of being able to take what we’ve done (in Arcadia) and get down there with the growth of Nichols Hills. We’re going to be as modern and unique as the Pops in Arcadia, and bring that family atmosphere as well.”

While Pops comes with experience to the area, Provision Kitchen Managing Partner Whitney McClendon has a background in public health. She enjoyed cooking in her spare time, but it wasn’t until she moved to Oklahoma City with her husband that she thought about getting into the food business. She had seen a farm-to-table restaurant before, so that’s what she wanted to bring to the city. It will offer breakfast, lunch and dinner items all day, as well as house-made snacks and desserts. All dishes are prepared and packaged, so customers can get them and go if they want. She has hired a consulting group to help get the place going, and will add an in-store manager and chef to the mix as well. She is still interviewing chefs.

“I’m a fast learner,” she said. “I’ve researched a lot of this. I have a very strong idea of what the business will be, how I want it ran and the integrity behind it.”

If Provision proves to be popular, McClendon said she wants to open retail locations around the city and in Tulsa where people can pick up meals. All the dishes will feature items from Arcadia Organic Farm, which has already been producing bounty for farmers markets and restaurants.

“We’re really focused on high quality and integrity,” she said.

Steve in his chat today said that Pops is going into the old Crescent Market space yet I thought Trader Joe's was going into that space? Are they planning on splitting that parcel?

Went to the Classen Curve, NHP meeting yesterday. They could neither confirm nor deny that Trader Joe's is coming, mentioned if you hear rumors they might be true, but due to agreements in place, and "nosy reporters" that they can't announce until everything is official on leases. Also mentioned several other leases are in negotiations and possibly at least one of those a national tenant.

As demonstrated in their situation with Tulsa, TJ's didn't officially announce until long after they had a lease signed.

They had already submitted building permits, the old tenants were given notice... This was months before their announcement, and during that time they repeatedly denied any plans in the area for the next two years.

So, if/when the lease is finalized I would not expect an immediate announcement. For whatever reason, they are squirrelly about such things.

I am very confident, however, the deal will be done if it isn't already.

I don't know if this has been mentioned, but it looks like Pops and Provision Kitchen are both going in the West building in NHP South next to Coolgreens. Both restaurants having "Coming Soon" signs hung up.

Yeah, the pumps in your photo are full service, and the only FS I am aware of in the metro. Around the corner (barely visible in the pic) are self-serve pumps. All pumps feature pure gas and higher-than-average octane ratings. I always use only pure gas, premium grade in my motorcycle and I filled there once at the self-serve pumps, maybe a year ago before gas prices dropped precipitously. Normally at the time filling an empty tank on my bike took $11-12, and that time it took $17! ��
