Teo9969 09-27-2012, 11:35 PM I believe they're talking about the empty lot costing $350,000. IIRC the house was going to cost over 3 million to renovate.
That seems awfully high. I feel like you could build it new for less than $3 Million.
If it was $3 Million to renovate, then there are some unreal features in that house.
betts 09-28-2012, 12:55 AM I believe they said, in the story, that each floor was 4500 square feet. I don't know what they've done with the basement, but if they've renovated it, you're looking at about 15,000 square feet of house, with an elevator and a pool on the roof. And I probably misstated: I suspect it was the cost of the house and land plus renovation that would total over 3 million. That would make it about $200/square foot, which is less than what you're paying for a townhouse at the Hill. It's taken over 3 years to renovate, I know, since I've lived in my house three years and they started before I moved in, so I'm not surprised at the cost.

It almost always costs more to renovate than to build new. Also, $3 million probably just sounds like a lot to you. It's not an inordinately large amount for a building that size.
It's a huge, old structure that had to be completely re-purposed, plus they added an entire level and a pool AND did everything to very high standards.
I bet their total investment is at least $5 million.

We reported last year that the people that own the Clark building also bought the property immediately east, a small house with a parking lot.
Today, they filed an application to demolish the house. Not sure of their plans afterward.

Maybe this is one in Maywood Park in which he was hinting at. One that hasn't been on the development front...like everything else we tend to know about on here.
Actually, there are two lots between this property and the pocket park. They are owned by the Level group and will someday, in the not too distant future, have a "multiple loft" structure on them.
Sadly, the pocket park is only as wide as the original Oklahoma street ROW.
That's become a primo little spot, especially facing the pocket park on the west and having very nice views to the south.
May be time for more condos, especially given the way The Hill has been selling.

City center development LLC only owns what would be the SW corner of end and OKlahoma (if oklahoma went through) the people that own the clark building (STILLWATERS LLC) also own the building next to it and the entire parking lot ..
edit .. i see what you mean that CC property is actually "2 lots" they could build a building about the size of the clark building

Oh no... not another Mystery Project! This town has enough of those.

Steve said in his Friday chat that the demolition of the old house is just for more parking in the short-term but the owners are definitely contemplating future development on that vacant lot to the east.

I knew it. I would have done the same long ago. They are making pure profit off of those spots. (save property taxes).

Pete, any idea as to what kind of building/use they're looking at for that west site?
Rover 05-17-2013, 09:47 AM I would assume it would be a one or two story, pretty small building. I doubt they would spend all the money to remodel their building with great views from their living area and then voluntarily block their own view. A covered garage might be a safe bet.

They already have covered parking incorporated in the building.
Also, the plan would probably say parking rather than building.

betts 08-16-2013, 06:07 PM Nothing happens quickly if its associated with the Clark Building. I used to wonder if the contractor had a day job and only worked on holidays. It wouldn't shock me if that latest picture would be identical to one taken a month from now. But eventually, work gets done.
Some of the ground floor space of this building has been leased to a dental office.
Building permit today for 2,414 square feet for Dr. Truong DDS.

From Steve's article about a year ago:
Waters said the first floor, about 6,500 square feet with its own entrance, will be leased to a retail or office tenant. He recently purchased a parking lot and wood-frame one-story building to the east that will accommodate the building's tenants. He expects to eventually tear down the building, used for storage, as he repaves the parking lot. He also anticipates building a new structure in the lot at a future date.

The owners occupy the top two floors and there is a basement with a parking garage and possibly a rental apartment (future).
