Don't think anything will change much.. Strong tennents. Very nice/popular building.
This going up for sale is purely a reflection of our strong market for outside investors.

Any chance it could discourage would-be developers from building a spec-building if they can just buy an existing one with tennants already in place? That is my biggest concern.

Was Oklahoma Tower where Continental Resources had temporarily located some staff in anticipation of their move to the current/soon-to-be-former Devon HQ?

They opened an office in Corporate Tower several months ago and according to another article today, have recently leased space in Oklahoma Tower for about 80 employees. They also bought a hanger at Wiley Post and will have some employees working out of it.

This just shows how crowded the Class A market is in downtown OKC. CR just got here and they are already having to lease space in 2 different buildings.

The Dowell Center has a ton of space, all empty.

If and when the renovation is complete that will be a good chunk of contiguous space (192,000 square feet), although probably only Class B.

Wouldn't the reverse be true? By selling it the seller would have capital to build a new spec building?

He said he was going to re-invest the money elseware.

From the article:

He plans to use the proceeds to buy properties in other areas to diversify his portfolio.

Knowing how Rick Dowell works it probably won't qualify as Class A but it will be very, very nice Class B...that could have been Class A if he weren't so "different" when it comes to his developments.

I've wondered as well but just assume it's hail damage. It reminds me of the Westin Peachtree Plaza Hotel in Atlanta after the tornado that went through downtown in 2008.

I've noticed several nights that the top night lighting is off.....and there are several neon strips lit up (on the WEST SIDE ONLY)....one white ...and one blue......figured that they were testing to see if or not to change the top lighting trim to blue? Anyone know what they are doing?

I agree. Simple lighting goes a long way. My guess is it isn't just a Christmas thing being that it's Thunder blue.

I agree. Since Chase turned out their lights, it seems like they've been doing a lot better job at keeping it lit.

Not sure. I was really hoping the lighting would be a regular fixture on the night skyline. Last night was the first night I've seen it lit since I've been back in OKC. It was in Thunder blue though and they had a home game. It's not lit tonight so I am wondering if their plan is to only light it during home games.

Maybe they are still working out the kinks. If you look at old skyline photos of OKC the tower used to how two rows of lighting but last night only had one.

They might be in the process of repairing the lighting and did a 24-hour burn-in test to ensure it was repaired. Maybe.

It wasn't doing that the other night.

This means they are probably still getting the system set up. I wonder if they are going to sync it with the lighting on the Devon Tower?

This is from last night. I didn't notice them switching colors on the LED band but obviously they have the ability to do some different things with the lights.

Devon is looking awesome. Lots of color changing and ot looks like it's raining. First time I've seen the "v" lit up in the different colors.

I saw them do stuff previous years and even during the Thunder Playoffs took pictures of the building displaying THUNDER UP and the game KD was awarded MVP it displayed in a cycle KD, #35, and MVP Last year I though they had a seasonal message two words that alternated. HAPPY HOLIDAY I wonder if they will do something like that again..Start using that LED to its full potential they spent so money on that state of the art LED Lighting system.

I really like the candy cane stripe. That's the kind of Christmas decorations that are needed in the skyline.

I think something like this would look good on the Sandridge tower.

I've said this all along, one cross is enough - let's do some other christmas/holiday decorations on the towers - like the tree, green/red colours, maybe snow, stars, so on.

I was downtown tonight at the Civic Center for a play and watched for this specifically. I wasn't disappointed. Very nicely done.

It would be much nicer if Devon ever gets all of their lights working at the same time, however.

Take a Picture!!! I like that they added light to the skyline. Only if there could be a push to have Sandridge re-light their tower. Also get sometype of lighting on the Cotter Ranch tower again. Get the skyline up and back to looking sharp on a OKC nightime sky.

I think Cotter Ranch Tower would look best with simply the logo of whatever bank branch goes into it now that Chase is gone. It doesn't need LEDs.

Its understandable that Sandridge isn't lighting their tower due to their financial condition and the fact that they directly own the building. The type of illumination they have is also much more expensive to run than LEDs. If they sell the building there is a much higher chance it will be relit.

Curious... how did we not see the new Oklahoma Tower lighting coming, would a permit not be required? Not complaining, I like it a lot. Simple but effective.

Agree about Sandridge, in principle, but they chose the most expensive/least efficient method to light their building, right? (don't know for sure)

Seems like if you're trying to sell the building you make sure folks can see it. Chalk it up to marketing costs like when you pay an interior designer to redo your house to sell it.

There are thousands and thousands of permits issued.

For a building like this, there are dozens and dozens every year... Every time there is a new tenant, or someone slightly modifies their space, or they add a new sign or they fix some electrical problem or plumbing, etc.

You can't tell what they are unless you wait until the final permit is issued and posted, and that usually only happens when all work is complete; as in many months.

When these things are filed, they aren't posted as "Cool new LED lighting with special effects for the top of Oklahoma Tower". It just comes through as an electrical permit without any other info other than the address.


So, some things slip through. Especially little things like this.


Don't mean to sound defensive but you guys have no idea how much work goes into monitoring and sorting through this stuff. We do it better here than anyone else, by far. All the other outlets just let us do the work then once we post or publish something, it's easy for them to go pull the same info. The tough part is staying on top of things, knowing what is relevant, they doing the spade work to get the info.

I would like to add that they are incredibly vague on the surface. You have to use a little intuition to identify what addresses seem important because not all of the permits have any description on the listing.
