I kind of like walking along the canal now. Its pretty quiet, so you can just enjoy it without having to deal with people.

This will be great infill. After seeing the frame and how it butts up against the canal sidewalk and the street, I have become very excited about this project. (Mainly for the building, and not necessarily the tenant-use (I don't have kids and likely won't use the arcade)).

I love arcades, but if it's just children in there I don't want to be hanging out in there for obvious reasons. Chuck E Cheese has an arcade and pizza and I haven't been in one of those since I was 11. Again, for obvious reasons. The Retro Flashback pub should have what I am looking for.

I love the in-fill that this building creates, I didn't think you could do much with that space in the past. It will create an amazing border to that turn on the canal, hopefully they can fill that larger lot right across from it in the next 2 to 3 years.

here here. And I agree about Brickopolis being a fine addition. I honestly love the canal frontage and can't wait for it to be finished. ...

Looks like it may have a rooftop offering of some sort, perhaps?

I love the in-fill that this building creates, I didn't think you could do much with that space in the past. It will create an amazing border to that turn on the canal, hopefully they can fill that larger lot right across from it in the next 2 to 3 years.
15 years ago the scheme that I worked on for those lots had a hotel lobby where the building is being built connected over the canal to a New Orleans style hotel with canal level dining and balconies over the canal. Never got any traction on it because the price for those lots at that time were ridiculous. JDM Properties had looked at that site during the JDM Place remodel but backed away from it because of the price.

I'd be shocked if there wasn't one by the time they're finished putting this up, it would really kill walking up and down the canal if there's suddenly a building in the way when you're on the east side along that stretch.

That's exactly what I'm thinking. I don't care about any of the stuff that's going in it -- I like the building.

its hard to tell but if you notice the scaffolding set up to do the brick work. those are plenty wide and are basically sitting on the sidewalk area.

IMO, the best part is that the west side corner lot didn't become mostly surface parking. The leaves the potential for an entirely different concept and what could be a very marquee spot on the canal (that is, if a development there doesn't choose to ignore the canal).

I heard a few rumors about the possibility of a 10 story hotel there. Not sure if there is any substance behind that. It would be a perfect location and would basically "complete" the upper canal. After all these years, that corner being a grassy lot sticks out like a sore thumb. It's a great opportunity being that OKC still lacks a hotel that actually interacts with the canal and the canal is supposed to be one of the defining attractions in Bricktown. I bet such a place would be enormously popular with tourists.

Gotcha. I didn't look at the picture in detail, just looked pretty narrow. But you're right scaffolding is usually pretty large for that height. Just a weird angle with not very good width references for the sidewalk area.

The distance from the water to the building is about 6 to 7 feet at the narrowest point; wider near the bend in the canal:

Has anyone ever considered some type of residential type stuff down on the canal where it overlooks the canal? I think that would be quite cool and the demand for something like that would certainly be there. They need to make sure it is done right and nice enough that it adds to the overall appeal of BT, not bring it down. I would love to see some type of mixed use blended in with all the businesses down there. Having more people living down there also just helps the businesses as well. Any thoughts or anyone care to find some cool photos of something that would look good down there?

The Centennial has condos above retail in the Lower Bricktown and sold faster than any other condo project in OKC.

In fact, Mayor Mick lives there.

Those sold so fast and a such high prices that you'd think that would have spurred other, similar developments.

True but a bit misleading. Chesapeake, Devon, and maybe sandridge gobbled up the majority of the units when they were made available. They were corporate units that only big wig out of town people used. In late 2011/early 2012 they started selling most them off and that's when my parents swooped in and got a deal. Im pretty sure Devon lost almost 100K between paying full price out of the gate and all the furnishings that came in it. Only the past few years have people actually started living there full time. But I agree, more residential would sell if made available.

that could be a good way to incubate high rise residential actually, allow corporations to buy blocks to help stimulate the market (and use for corp use) then they can offload to the market at more reasonable prices. actually commendable that devon, chesapeake, and sandridge did that with centennial.

Now, could we get something like this going again on that lot right across the canal (thanks to an old blog ran by one of our very own on here for that pic)?

We desperately need, now more than ever with Brickopolis, a mid-block crosswalk along what would be California Ave.

It's a prime jaywalking area as it is, and we need to make that safer.
