OKCisOK4me 01-28-2014, 11:14 AM Minor. Just a few feet wide by the canal overlook.
Sounds like a great place for some stairs between canal and street level! Yes, I realize that there are some in the corner below MM but you can never have enough stairs, especially if this place is going in.
bluedogok 01-28-2014, 11:48 AM The city has a way of throwing up some road blocks on occasion, we had several on JDM Place that Brum threw in the middle of construction that made no sense. We also had to have the walk in front of JDM Place raised because they built about 6" too low.

Actually the area in question is immediately adjacent to the existing stairs at the canal overlook. I agree about lots of stairs and in fact have been in some meetings about creating new access points along the canal, but in this particular instance it would be redundant.
shawnw 01-28-2014, 03:16 PM Wrong thread but while we're talking about adding stairs, I strongly believe we need stairs by KD's so you can get to the entrance more directly without having to go down the ramp and then all the way around the building just to get to the door...
Urbanized 01-28-2014, 03:23 PM That's one of the locations we discussed. Personally I would identify that location as the number one most-needy on the canal; second-most being right across the canal from it. The tricky part is that it is private property, so Hogan has to be on board. And I am not throwing them under the bus. They haven't even been approached about it yet as far as I know. DOKC/Bricktown is wanting to look at the canal with fresh eyes, which excites me for obvious reasons.
shawnw 01-28-2014, 03:55 PM Glad to know it's being looked at! Thanks for the info...

Which is what I pointed out in post number 684. Urbanized gave an answer but it still hasn't moved.
Urbanized 02-17-2014, 09:18 AM It has been less than two weeks since the final sheetpile and excavation work was completed. The next step would be steel erection, which I doubt you will see until after the revised plans are approved by BUDC.

Their latest plans were approved some time ago -- they have nothing pending before the design committee.
Are they revising again?

Put a split rail fence around it.
Rehome all the painted bisons to this spot.
Hang a sign calling it the OKcanalCorral.
Done.

Yes, they have to make changes to eliminate portions of the development that assumed use of property covered by a revocable permit.

haha, brilliant!
Yes, they have to make changes to eliminate portions of the development that assumed use of property covered by a revocable permit.
The latest plans (as shown in the article above) were approved in September and they have not submitted anything since.
So, if they are waiting on revisions then it will be a while, as they haven't even filed an application.
Urbanized 02-18-2014, 04:34 PM I think that is the case. There was some complexity in the land use, and they also have to work things through with the City's legal dept. I think Johnson & Associates were helping them at the City's request, but it wasn't as simple as making a change on the jobsite.
Urbanized 04-01-2014, 02:56 PM I just reviewed revised plans on this. Sorry, it's not my place to share details or drawings as they are not yet official/public, but FWIW there is movement. Not sure if the changes - which are minor - will require BUDC approval or if they can be done administratively, but I would guess BUDC considering the nature and history of the project.
^
Thanks for the update.
They have yet to submit anything new to the Bricktown Design Review Committee.

In your opinion, are these positive or negative changes?
Urbanized 04-01-2014, 05:21 PM Neutral. I didn't see a rendering; only site/floorplan, but the changes I saw are pretty specific to the minor changes in property line/revocable use previously mentioned.
They just submitted an application to the Board of Appeals regarding ingress and egress on the third floor laser tag facility.
Looks like they are just trying to iron out a few safety issues before the final building permit is issued and they get back on track.
shawnw 04-02-2014, 03:30 PM I agree metro. But it isn't entirely vacant either. My kids like to roll down it. :tiphat:
Unfortunately my friend, that hill is long gone, even if this project never happens... I'm not sure they ever haul in dirt to fill it back in...
As far as this project goes, having a family, I like that there is a new family entertainment option close to where I live. But most of all, I like that this will be an excellent building for another business to renovate if the entertainment biz fails.
Edit: dang, I just replied to something from 2011... oops...
I understand the steel should be delivered soon for this project and we should see some significant progress soon.
They had to tweak some ingress/egress issues through the design committee and now ready to once again move forward.
shawnw 05-28-2014, 12:23 PM Noticed last night that the fence was back up around this site, extending out into the street, with lane closures on Mickey Mantel, so it should be moving soon...

Plutonic Panda 06-08-2014, 12:32 AM BTW, I think this is officially called Brickopolis now and here is there website: Brickopolis - Coming soon to Bricktown (http://brickopolisfuncenter.com)
Nothing on it though
Plutonic Panda 06-10-2014, 03:36 PM I forgot to mention, I edited the article to include this link, I hope that was okay.

Am I the only one that doesn't think this really fits Bricktown?
adaniel 06-10-2014, 05:00 PM Ew, that design....more like brickarrhea
shawnw 06-10-2014, 05:05 PM I was hoping they would rip off D&B and be kid friendly in the daytime and kick the kids out at night and basically be adult fun only... this material would seem to indicate that is not the case...

From what I've seen this looks like it's going to be identical to the Playtime Pizza chain, which is a glorified Chuck E. Cheese.
Does anybody know if they are even going to serve alcohol? My guess will probably be no.
shawnw 06-10-2014, 06:18 PM That's a bummer. We need more family entertainment AND adult entertainment in Bricktown, and they could have nailed both with this...
soonerguru 06-10-2014, 06:55 PM Cheese.
bluedogok 06-10-2014, 09:22 PM A reborn Shotgun Sam's in that would be better than a Showbiz Pizza rebirth. Shotgun's always seemed to have enough entertainment for us kids in the days of pinball and enough entertainment for our parents.
OkieBerto 06-11-2014, 09:05 AM Someone needs to bring back the old Crystal's Pizza! It had tons of games and a small theater you could rent out. I miss that place.
Tavia 06-11-2014, 10:04 AM I miss it too!
GoPokes 06-14-2014, 04:25 PM Of all the useless things to put in that nice prime spot along the canal...and a silly name to go along with it. We've got enough OU/OSU clothing places in this city, the last thing we need is yet another one along the canal.

I've got fond memories of the Crystal's in Rockwell Plaza. So many different nooks in that place. The cinema, the upstairs, the library, the games area (upstairs and downstairs), the entertainment stage, the back room...

Ive heard they have opened a Shotgun Sams in Tulsa and the ratings thus far have been pretty subpar. I still miss their pizza and the cornmeal that was on the bottom of the crust.

Agreed. This proposal strikes me as a bad fit and I think will ultimately prove quite worthless. Mostly due to the ineptitude of the owner though.
Jersey Boss 06-17-2014, 02:46 PM IMHO the pizza (food) itself should be the draw not how many tickets you can earn to "win" a piece of junk.
Looks like there is some serious equipment on site:

Ginkasa 06-17-2014, 04:00 PM I guess I'm the only one okay with this? I would prefer if they did provide some kind of "adult" entertainment so it doesn't just die at night. That said, I don't see any issues with a child friendly option.
I'm okay with it.
Will add some different things to do, fill an empty space and hopefully lead to more development on the lot directly west.
Plutonic Panda 06-17-2014, 04:11 PM Correct me if I'm wrong... but I thought I remember hearing on here a mid-rise hotel was a likely candidate for that site?

That has been the rumor for quite a while.
I don't have any idea where that deal may stand, but it would be a good use of that property.

Plenty of people are okay with it, don't let the one or two squeaky wheels misinform you.

I'm also okay with it. With it being the main tourist district in OKC, and also being a huge population of hotels (FAMILIES). It will serve a very good distinct use.

This, I'm thankful for the infill, but from what we're seeing so far, completely missed the mark (meaning full potential of what they could have done); and crappy logo BTW.
Plutonic Panda 06-18-2014, 08:15 PM Can someone outline to me what exactly is so bad about this? I for one, think this will be great for a district and provide more traffic to canal.
Was out with a friend the other night a random black guy who said he was from Dallas asked my friend if he had any pills. Very suspicious and felt a little uncomfortable. There weren't that many people around and it got real for minute. Better than what happened right next to The Rise after that though.

I may be missing the point but how exactly is this relevant to "Brickopolis"?

The building is pretty solid so if it ends up being a failure, something better can go into it down the road. I too think it falls short of what could have been but anything that brings more pedestrian traffic to the canal is a good thing. I have stated numerous times that family oriented doesn't have to be "boring" like it too often tends to be in this town. It just can't be half-assed.
Plutonic Panda 06-18-2014, 09:33 PM I may be missing the point but how exactly is this relevant to "Brickopolis"?What? It all has to do with Brickopolis :P
I was asking why people think it is so bad.
okclee 06-18-2014, 10:11 PM I believe this is the first new development or project to take place along the canal in original part of Bricktown since JDM.
How many vacant spaces are available along the canal as of today?

Way, way too many. Much of the canal level isn't even developed.
Urbanized made a great point in that locals don't use the canal as means to get from one place to another. They don't go there unless its their destination. Therefore, what seems like prime real estate is really not. If the problem of low pedestrian activity along the canal ever gets solved, watch it fill up.
betts 06-18-2014, 10:30 PM I use the canal level for walking to Lower Bricktown. That way I don't have to cross the street. I'm pretty local, living in Deep Deuce.
Same. I use Lower Bricktown canal level to get to river trails to ride out to work on Meridian. I'm pretty local as well, living in DD.
