The units will range between 865 square feet and 1150 square feet. In addition, each unit will have at least a 200 square foot enclosed balcony/porch.

I think this was my apartment a few years, 2004 to be precise. Way before the remodeling, haha. My rent there at the time was $500 all bills paid, or I could have chose to pay $400 and all the bills. Being 18 and no creit or money for the deposits, I chose the $500 option. I say this so maybe you can gauge what the new units/remodeled units will go for.

In nearby neighborhoods, a 1BR in a building like this goes for about 500-600 month. I'm curious what theses go for.

They are probably in line with the only true comps nearby, the Classen, and a few smaller properties few on here probably even know about.

Per flyer for the property:

3 floors with 12 units total:

6 units (2 on each floor) - 865 square feet with 280 square feet covered patio: $1100 to $1400

2 units (1st floor) - 937 square feet with 208 square feet covered patio: $1170 to $1450

4 units (2 on 2nd floor and 2 on 3rd floor) - 1144 square feet with 208 square feet covered patio: $1450 to $1700

Looking at the site plan it looks as if this was to go all the way to the corner but clearly it does not. Can anyone explain that difference?

I think that area is just for a future project(s) if these do well for them.

These are from yesterday. They are putting the finishing touches on the landscaping and then these places should be ready to go any time.

I was really impressed with the units themselves, as they seem huge on the inside and each features a quite large balcony or patio. The kitchens are very Level-esque.

Ha, was just about to say.. no cheapo white.

These units look fantastic. The frosted glass is exactly the visual improvement we speculated it would be (it's nice when these things turn out as rendered).

I agree about the kitchen being nicer and it certainly has more cabinet or storage space than the Level. That is really an amazingly large balcony for units like this.

I know people in these units probably don't cook, per se, but electric ranges are awful.

Other than that, it looks pretty nice.

The Bertazonni Gas Ranges at 7 at Crown Heights are outstanding. Maybe one of the big differences between condos and apartments.

If someone was just talking about kitchen cabinet space (which is very important to me) this shows much more than Level.

To be honest, I think they're asking too much for the location. It's not really in walking distance to anything established yet. Maybe when 23rd street is fully realized in a few years... That's not to say I don't think they did a great job. I think the building itself is fantastic.

I think you guys underestimate what you can safely and leisurely walk to from there. It's equidistant to 23rd and 16th. Within just three blocks is Someplace Else Deli, City Bites, Cafe Antigua, a GROCERY STORE lol, supposedly a new Braum's facility, a Walgreen's, the Gold Dome, et al.

It's not really equidistant from 23rd and 16th, but they're both under a mile away. You can walk to a lot of stuff, and a bike pretty much guarantees you access to most of your daily activities (Food, entertainment, bank, etc.)

It's also under a mile away from OCU, so between Lyric at Plaza and OCU, you have plenty of opportunities to watch shows/performances within walking distance. Plaza gives a couple nice adult beverage options.

It's 2 blocks to 16th. It's 5 blocks to 23rd. Miles aren't even relevant for those distances..

Essentially equivalent to park harvey prices. I mean, it's not exorbitant, but park harvey is closer to a lot more. I admit I didn't really consider Plaza when I made my prior post, but if we're honest, the area you'd walk through to get to Plaza from these apartments is beautiful in parts and jarringly unkempt in others.

Edit: Also, when I think about walking distance, I think more about leisure time (e.g., mid-tier and above dining, libraries, museums, nightlife). I'd rather live close to where I play and pick up the essentials on the way home from work than live a stone's throw away from walgreens.

Sid, you're right. My comments should be tempered with the understanding that I'm just espousing the perspective that this location is very underrated, and just trying to encourage people to see what they're glossing over.

BDK, I think you've identified why the walkability perception here is worse than reality in converse to walkability reality being worse than perception with the Park Harvey. Downtown has gravitas and you don't seem to immediately notice walking a few hundred feet more or lacking essentials, whereas around Classen and 18th all you have nearby is essentials and the area totally lacks gravitas and beautification so the perception is to short-change its potential.

I think we can reasonably agree that this project is slightly ahead of its time for the neighborhood, but I still think the price is okay for the quality of the units. They are unique units, as well - you won't be able to get such a modular, open floor plan in any similar new developments.

I agree. I live in a newly renovated, 2bd, 1000 sf flat in a historic building pretty much IN the plaza district and I pay significantly less than $1000 every month.

Rent is completely and perfectly dictated by the market.

Landlords can only charge what people are willing to pay and will always make adjustments to keep vacancy high.

If they get the rents they are asking, not only is that a good sign in general it will encourage more development.

Perhaps this is the top-first approach going first with the development that wouldn't otherwise come bottom-up, which I guess is great as long as its organic and not city-pushed.

We were limited by the city on setbacks and height. Underground parking is cost prohibitive in a development this size (at least for us). We appreciate all the support!

About a month ago, there was a fire on two of the original brownstones behind this project on 17th street. Very sad to lose more of the few remaining brownstones in this city.
