Are there any plans to fix that last top corner window on devon

That window is actually made with Unobtanium, it takes 4 years to harvest enough of the mineral to construct just a handful of windows.

The LED strips used on the tower are also 20% Unobtanium, so they are also in the queue.

Devon is going to be looking amazing in 2037!

Our city invested 38 of the 70 acres to the upper downtown park with a total cost at $132 million funded by MAPS 3. The 17 acre Myriad Botanical Garden align next to the upper park yielding 55 acres devoted to the DT park core . The final 32 acres will complete the 70 park.

What has OKC learned from previous MAPS initiatives; my observation is to make sure there's more than enough money budgeted for these projects. Recall that our downtown arena (Paycom, Chesapeake, Ford centers) almost got cut from MAPS I if an extension wasn't approved by the voters which included funds in arena upgrades to later after 2002 opening to lure the NBA to OKC.

The $11 million Myriad Botanical Gardens received a $30 million makeover approved in 2011; with $9 million upgrades added in 2020.

Enjoy our beautiful Scissortail Park & Myriad Botanical Gardens, all 55 acres with a total investment of $152 million dating back to MAPS 1.

These lots don't seem insanely valuable, yet I know why they are. They are very, very small lots, and unless multiple are bought right next to each other, vertical development is required. Who in OKC is good at vertical development?

Scissortail Park Concerts 2022 debuts in May
First concerts in May feature two powerhouse artists – Amythyst Kiah (5/8) and LeAnn Rimes (5/21)

OKLAHOMA CITY – Scissortail Park’s popular free summer concert series returns in May to the Love’s Travel Stops Stage and Great Lawn. Sunday, May 8 features up-and-coming singer/songwriter Amythyst Kiah. Saturday, May 21 Scissortail Park welcomes international multi-platinum selling acclaimed singer and award-winning songwriter, LeAnn Rimes. Both concerts are free and open to the public.

“The Love’s Travel Stops Stage and Great Lawn was designed to establish a premier outdoor venue for live music in downtown Oklahoma City. They have almost all the pavers installed on the promenade.

I wish they would go ahead and open this area this summer rather than wait for the fall. They could fence off the two buildings and sports courts.

Hard to do when we are in a drought. Not very much grass does well in drought conditions, and I think the kind that does is expensive.

I am sure they can but they have decided not to go that route. This isn't a golf course. They plant a lot of drought tolerant native grasses, trees, and other plants to be a good steward of the environment.

I absolutely love the concept of the great park and the link to the river and Wiley Post Park. All this is really going to be a gem for the city.

I can't help but saying every time I see pics of the lower park and that big cutout of the Cusack Meat parking lot I just want to - well, lets say it makes me angry. I realize I don't know all of the facts so I don't know if it is Cusack or the city's doing but that issue needs to be resolved and that plot of land added to the park. Buy them the lots to the north for Pete's sake!

I feel the same way, but I believe it was said that Cusack's was trying to take the City to the cleaners on that property.

That was the impression I have, too, but I was not certain enough to make a statement. If this is the case, at some point it can become an matter of letting the company know no one NEEDS to buy their product if they aren't going to be a good corporate citizen. As I said, if it is a matter of parking or trucks turning, the city can buy them a piece of adjoining land to the north.

The city filed eminent domain proceedings on Cusack, then pulled out when they realized the independent appraisers appointed by the court were going to come back with a price they didn't want to pay. They did the same thing when trying to acquire the land between Scissortail and Myriad Gardens for the convention center, and for the Uhaul property in Bricktown.

If you wait until the formal appraisals are on court records, you can no longer back out.

So, it was the city that wasn't willing to pay the fair market price.

i think it is fair to say that the is very risk adverse and they were worried that cusack had a chance to win the ED proceeding ... Cusack IIRC was argueing that if they lost the land IN question they would have to relocated their entire facility and because where they are now is grandfathered in to a lot of new regulations it would be very very expensive .. .

so if they city had lost the proceeding they would have been on the hook for millions and millions of dollars .. and they were not prepared to take that risk

Not necessarily. maybe a lawyer can clarify this better or set me straight, but municipal takings like this one are different than State takings (ODOT, OTA, etc.). O.S. 11, Section 22-104 says

Every municipality shall have the right to: . . . 3. Exercise the right of eminent domain for any municipal purpose, within or without its corporate limits, and to establish, lay, and operate any plant or pipeline upon any land or right-of-way taken pursuant to eminent domain. Any business or profession which is affected by the right of eminent domain as exercised pursuant to the provisions of this section shall be considered as a property right of the owner thereof and proper allowance therefor shall be made; (Bold for emphasis)

In takings by the State, damages to the business are not compensatory. Therefore, it is my understanding in this instance, if Cusack's has a good argument that their business is damaged or rendered unfeasible at that location, it is less about the value of the real estate. Rather, what is the cost to cure the existing building deficiencies or relocated the business to a substitute property with equal utility on top of compensation for a loss of business income.

this is correct they were going to argue that their business couldn't continue in the current location with out his lot for trucks to back in to deliver/pick up ..

The drive north on Robinson Avenue from Wiley Post Park, you can see the construction of the remaining acres of lower Scissortail Park to the upper park--with Skydance Bridge and as you cross over I-40 it leads you to the circle right in front of our beautiful new convention center and Omni Hotel. Beautiful sight to see. Now the remains of the old hub cap & muffler shops to the right of your drive is a grim reminder of the grave yard of activity that use to be a vibrant hub cap alley.

If you're in Capitol Hill visit Coney Island 240 S. W. 25th Street (across from old John A. Browns) some of the best hot dogs with chili & onions and a selection of pasta dishes--well worth your trip.
