I still don't get why they completely covered the windows with the organic squeeze decals. It looks so stupid.

I don't know, but maybe they are not open yet and are still working inside...?

On a related note - the door decals look like the North Korean grocery store in The Interview. They just need a fat kid standing out front.

Does anybody know if they plan on resurfacing NW 12th St on the south side of this complex? It is currently in such bad shape it might as well be a dirt road. It's getting difficult to drive on.

It's to screen the public and provide some privacy for the nature of Organic Squeeze's clientele.

Wow the walkups and balconies are great. Utility boxes not so much, but oh well.

Gary Brooks has delivered a phenomenal project. It's interesting to think about considering the original thread title here "Is Overholser Green Officially Dead?" That was a beautiful development, and the massing would have been double what The Edge delivered.

The application with the planning department is expected to slide right in with ease, even though it is quite a large file. Sales are expected to be robust.

Wow the walkups and balconies are great. Utility boxes not so much, but oh well.

Gary Brooks has delivered a phenomenal project. It's interesting to think about considering the original thread title here "Is Overholser Green Officially Dead?" That was a beautiful development, and the massing would have been double what The Edge delivered.

How they treated the slope here puts the Maywood area to shame... the blank walls/parking access areas leave much to be desired over there. The 13th Street side looks great on the Edge.

Both the indoor and outdoor spaces are quite large and they have a bunch of refrigerated cases inside.

Not quite open, but very close. Excited to see the finished product.

So, you have the neighborhood, a half block of mainly office buildings, a busy 4-lane street, the Edge itself and THEN a couple of retail slots.

No matter what they put in there it is very far removed from any of the homes to the extent the opinion of those homeowners is not whatsoever relevant.

The irony of your statement is that HH residents worked specifically to increase the amount of retail along Walker to extend what was in place south of the Edge all the way up to 13th Street. Brooks' proposal in particular was revised to increase retail through the review and vetting process.

From the downtown home tour today...

There were absolutely tons of people out on this tour. I went to all 8 places and everyone of them were crawling with dozens of people.

At 10:30 (then started at 10) the lady at the Edge said they already had 100 people show up.

And how about this... Gary Brooks himself was there and was personally escorting groups around.

A question for people that know a lot more than me, why not grow vines along the parking garage that faces the pool? Seems like that would be such a better feel. Maybe growing vines is too expensive and troublesome to upkeep?

I'm not for sure what their reasoning is, but I remember one time I was at a condo in Atlanta and I seen a rat climb down the vines into the parking lot. He got scared, turned around and ran back up the vines and buried himself in the middle of the vines. Every since then I've not been a big fan of vines.

I don't know why not either because I know originally Level did show some sort of vines on their garage which is set almost exactly the same way against the pool.

But I can tell you emphatically yes, rats love vines. Not trying to give anyone the willies but I had a bad rat problem in California and all the pest control people told me I needed to get rid of all the ivy and various climbing plants I had in my yard.

I don't think the trees look that bad, they'll get bigger.

Some vines are very invasive and can "eat" away at the concrete and mortar. You do not want vines growing on your brick house I can assure you. I've seen pics of a gorgeous home in NH (nearly $2 mil home) and the ivy grew inside because it wedged its way into the brick and mortar. I need to find these pics! They removed Sheetrock and there were ivy roots in the walls!

Not surprising, the space was too big for that concept. I went there for breakfast occasionally and it was never busy. Are they still planning on opening a location closer to the Metropolitan?

The bookstore is going into Plaza Court, which is probably even a better location given the emergence of Walker as Midtown's retail corridor.

Gogi Go, a "Chipotle meets Korean food", restaurant will be taking up the north half of the space previously occupied solely by Organic Squeeze. Organic Squeeze is going to open on the south end of the space with their standard concept. I've had Asian food that used the Chipotle concept outside of Oklahoma and it worked really well, look forward to trying this out.

Good news as this concept sounds interesting.

The main issue will all that Edge space is there is virtually no parking, so hope that works out for them and the new revised Organic Squeeze.

Looks like this development has sold to Weidner Apartment homes out of Washington for $55 million. That's $220,000/unit.

So, at what point do we stop using taxpayer money and other incentives to fund privately-owned housing?

It was all meant to jump-start development and we are far past that point.


Reminder that The Edge received TIF and also a sweetheart deal on the land.

They have now instituted claw-back clauses in these incentive agreements if a property is sold early in ownership. Not sure if The Edge had such a clause but even if it did, the sale timing was likely outside any claw-back period.
