The reason utilities were included at The Classen was because it was cost-prohibitive to retro-fit and separately engineer many of the building's mechanical systems, most notably HVAC. This, by the way, is the main reason that they switched from the condominium model to the leased apartment model. That building could have easily sold as condos, but it was virtually impossible to do so in that configuration. Not sure about Regency, but would guess again that the systems are all tied together in that ancient building.

I assume they are chilled water central systems. Still can be individually apportioned and billed. But it is usually easier to just bill on proportional footage basis. Shouldn't keep anyone from making condos from apartments.

Anyhow, this will be super awesome. Once this is done, I hope the streets will be reconstructed and made more pedestrian friendly with ped. specific crosswalk lights.

They need to work on their landscaping techniques. I appreciate the effort to be modern and artistic, but it would be hard to enjoy a coffee and a book in this environment. Sunbathing is right out.

The crane is going to leave. That is how future tenants are going to get BBQ grills, hammocks, and laundry lines put on their balconies. On weekends they will use it to peer in windows in HH.

Not sure, but that side faces HH/MP and so it maybe a nod to the change when crossing 13th to the residential area. We'll have to see it when it's finished, but if it looks good, I like that little gesture. Makes for good architecture.

I think it is supposed to help transition the environment from the "square" building style of the south and southeast (relative to this project, so midtown/auto alley) to the residential houses to the north and northwest.
