No. The stick frames.

Look at metro's pics. You see two sets of wooden frames. The ones on the south side (slightly closer, to the left) are clearly not as tall as the ones to the north (further back, to the right).

It looks like the north end has been built out to the edge facing Walker, while the south end is still recessed a bit to the west. That probably accounts for the different look.

Certainly makes more sense (they wouldn't have two different floor heights at the north and south end, for heaven's sake!)

Wowza! I'm guessing it's going to be like Level, where some folks move into a completed area while construction continues in other areas? I can't see the whole thing being done by May but I could be wrong.

I'm with you there. A completion date of May is quite ambitious for a project of this magnitude. Progress has been great, but I just don't see how it will be completely finished by then. I hope I'm wrong! I'm scheduled for late June. *crosses fingers*

They seem to be doing much more work on the eastern 1/3 of the property than the remainder, so perhaps those units will be open first while the finish up the rest.

Hard to believe people will be living in there by May but hope it's true!

I just drove past it to take photos and was astonished at how fast this site's development has gone. The Walker frontage could definitely be ready by the end of May, which was probably by design because it's the most visible frontage.

And would end the impact on surrounding businesses from construction and then allow the development to positively impact them first by providing residents to shop and eat.

Oh God, I need to drive by this…it really will feel quite unreal.

I just can't imagine what downtown will be like by the time 2016 rolls around…and that's only 2 years away.

How incredibly exciting for our city…anyone who is disappointed in the Stage Center deal should just think for a moment about how much life is about to be breathed into downtown over the next 24 months.

I noticed that rates at the Walford jumped up to a minimum of $550. As of two years ago they were $425. Already increasing the surrounding rental rates.

I know this has been said before, but I really like this project and I am so glad those condos didn't get built. I don't think they would be a failure, but I think these will be much more successful.

Those condos were always a bad idea and that project was chosen by the old incarnation of OCURA largely to appease the HH homeowners.

Was really a lucky break the previous developer (Wiggin) backed out and cleared the way for this much, much better development.

There is no doubt that the restaurants and other businesses in that area are licking their lips waiting for this to be finished. I also have no doubt that others will follow in short order.

Definitely a game-changer for an area that rocks on weekends but verges on quiet and windswept on week nights. Will definitely help even out the peaks and valleys in demand.

All the credit for breaking the camels back doesn't go to the last straw. The beauty of urban neighborhoods is that the addition of more people improves the neighborhood and makes it even more efficient and self-sustaining.

They are saying there will be move-ins this summer.

Darn, I won't be moving back to OKC until around October/November. Do you know if move ins will take place gradually, or will the entire complex open up for move ins at once? Because I would assume most of the rooms will be signed for by the time they are available for move in.

I believe the east side will be open first and the rest will come later.

You should contact them as it sounds as if the timing may work out.

Yesterday for the first time ever I paid attention to what it looks like from the area around GoGo Sushi, south of the 10th/Walker traffic circle. The massing at Edge fundamentally changes the feel of the entire neighborhood. It's remarkable.

1-BR: 1174-1254
2-BR: 1464-1774
3-BR: 1864 (But only 2 garage spaces, additional space is $75/mo)

I'd really like to move into Midtown but I'll probably need an actual job first...

A car would legitimately be optional for anyone who can sweat a little during the summer on their way to work. A bike would suffice here.

You could easily spend <$1000/month for living and travel expenses…For anyone making $12.50+/hour, that leaves a good chunk of disposable income.

Utilities are not included in most downtown apartments.

Utilities were included when I lived at the Classen and also now where live at the Regency. Other places I looked at before moving to the Regency included utilities as well. But not all.


Edit: Sorry, I need to correct myself. At neither of the places above was it included per se, but it was a flat rate. However, it's so low it "feels" included. For example my utilities at the Regency is $40/mo. Plus it all goes on one check, like at the Classen, so you don't think of it as a separate thing, so it's kind of included in that sense (also since it goes to the property and not to the utility company).

Those are notable exceptions. Level, deep deuce, the maywood, and the various Midtown R properties, the seiber do not include utilities. Most new complexes do not include them.

The reason utilities were included at The Classen was because it was cost-prohibitive to retro-fit and separately engineer many of the building's mechanical systems, most notably HVAC. This, by the way, is the main reason that they switched from the condominium model to the leased apartment model. That building could have easily sold as condos, but it was virtually impossible to do so in that configuration. Not sure about Regency, but would guess again that the systems are all tied together in that ancient building.

Utilities included is pretty standard for new developments in Cleveland. It's actually a cost savings for the developer bc units don't have to be sub-metered.
