So if Sandridge leaves not only did downtown lose 3 buildings but the City will now have to pick up maintenance for the park that is left behind. Perfect.

If that scenario were to happen, I believe Continental or perhaps another company looking for expansion would take over the space. For example, instead of OGE or CLR building their own tower, one may just purchase that property.

Hopefully SR sticks around though....

I hope you are right on both accounts Catch22. If Sandridge does leave and the tower becomes available how bad a move does the AF to OPUBCO look? They were interested in buying the tower before Sandridge bought it.

CHK, in my opinion, seems to be getting things turned around little by little. SandRidge needs to get it together.

You can't look at it that way. AF obviously decided it didn't want to be downtown anymore when it opted to buy instead pf build a tower. Besides, a company looking to move can't wait around to see if the first building it was interested in will suddenly become available when there are so many variables in place. 1) TPG AXON has to win, 2) If they plan to do so, they have to sell the company, 3) if someone buys sandridge, they would have to decide to relocate or at least vacate the tower before it would be available, 4) AF would potentially be bidding against other companies for the buildings. Too much uncertainty for AF when they wanted to move over the next year or so.

As far as the buildings go, I am still disappointed they knocked down the savings and loans building and the India temple, but on the other side, had they not renovated the tower, the Braniff building, and weren't building the amenities building, the complex would be a lot less attractive to any future tenants. The complex was pretty foul prior to SD, at less now in the worst case scenario it will be marketable.

How cool would it be if a local company bought Sandridge? Like Continental Resources? I could see them doing that,then moving in to Sandridge Tower, and another company taking over CLR's current tower...

Found a ton of old construction photos around SandRidge HQ in the late 60's through 70's... I'll post them when I can get them uploaded.
Will, I don't know where you found these photos, but they constitute an invaluable piece of Oklahoma City history. Big time hats off to you, my friend. Simply outstanding, incredible, stuff.

Two thoughts:

1) Damn, that is a lot of "plaza" surrounding SandRidge.

2) OKC has too many brown buildings.

It really creates a division for that part of downtown. I know the wind is horrible there.

I walked through this plaza today. I hated the idea at first and even from the other side of the fence. But with the fences down, walking through it, it didn't seem that bad from within it. I know it's not ideal (and it definitely wasn't worth losing historic buildings). But it wasn't as bad as I thought it would be. That said, it will be nice full of people, but if it never is, not sure it would have been worth it to do.

From today...

You can see they have pretty much finished all the sidewalks along Robert S Kerr and Robinson and are now working on finishing Broadway. Also, looks like most the plaza and landscaping are finished.

Crappy pic from out a window today, but it's better than nothing. Elevator shafts are almost done on level 2. Hopefully we see significant vertical before the new board takes place.

Not tilt-shift. You can tell as tilt-shift focuses in on one part of the image, while the rest is left out of focus or blurred to create the model effect.

Thanks for posting that metro, I was worried they hadn't made any progress on the building. Are they working in the rain?

Where's Our "Let's Go Thunder!" Banner?
It’s playoff time in Oklahoma City and support throughout our community for our favorite NBA team is at an all-time high. With that in mind, many have asked what happened to the “Let’s Go Thunder” banner that normally adorns the top of the SandRidge building in downtown OKC?

The banner first appeared atop our building during the 2010 playoffs, when the Thunder organization was looking for a highly visible location in downtown where they could hang it for everyone to see. Even though SandRidge offered the use of our building, the banner has always been purchased by the Thunder organization. With the ongoing success of the team and the excitement the banner produced, the Thunder chose to continue hanging the banner on our building during the 2011 and 2012 playoff seasons. For 2013, however, they chose to dedicate their resources elsewhere, and not hang a banner of that size anywhere in the city. Though we miss hosting this great rallying cry for our beloved Thunder, we understand their decision and continue to support them as they push ever onward in the 2013 NBA playoffs!

Yes.

SandRidge is actually bearing some of the expense and doing the sidewalks themselves.

Some little changes to the standard P180 stuff but in the same general theme.

Like the Braniff, it is now on the market as general office space for lease.

It will look the same on the outside but the interior had to be totally reconfigured since previously it was to contain an auditorium, gym, etc.

My understanding is that the ground level will still have a restaurant that opens up to the new Kerr/Couch Park.

Last word I saw was it dropping the auditorium, gymnasium and other amenities. It will be an 11-story office building renamed the Parkside Building and will be entirely lease-able space and a restaurant on the ground floor.

Though they may not do it to keep from ruffling shareholder feathers, I think it would be ironic if Ward ends up being the tenant in it, the Braniff Building or both.

So long as a tenant pays market rates, why should it upset shareholders who rents the space? If anything they oughta be happy if they get a chance to be pulling from his pocket.

Yes, Steve reported in his last chat that Tom Ward is already looking for "high-profile downtown office space".

There are not many options around and the Braniff Building will soon be ready for occupancy.

Also with Aubrey already locating outside of downtown and Tom looking for a downtown office is another indicator that it is not likely

It is interesting that Aubrey is setting up his new company so near Chesapeake, fair chance it mostly due to leverage some of the work he has done with setting amenities in the area and side business he owns there.
