Just the facts 12-02-2012, 01:49 PM ^ Is this a case of the new kids trying to keep up with the Joneses (Devon)? Devon was well positioned and managed well enough to build its new headquarters. Did Sand Ridge move too quickly and compromise their future? I hope not.
It is a case of the investment community wanting every nickel they can squeeze and not giving a crap about the company trying to participate in building a sustainable urban environment. I am sure the offices of TPG-Axon are hell holes to work in [sarc]. Anyhow, this what you get when you sell your soul to Wall Street.

You obviously don't understand Sandridge's business plan. It is just like Chesapeake's.... Both are known for bending the rules to make a buck. If you supoort that and the fact they destroyed a block and now think it is a viable living space, then you really need to come to OKC and see for yourself! It is a horrible design at all aspects. They have trees planted below grade with wells and they killed the streetwall.
But you don't like the fact that investors complained because a company came to them making multiple presentations about their profit margins (FACT!) and then Sandridge continues to lose money and the stock continues to slowly go down, then invest in Sandridge! You obvioulsy love their business plan. I for one will continue to short sale them until they are sold or change their business plan.
And yes Businesses are made to make a profit. I don't know any business owner that says, Hey I want to start a business and lose millions of dollars!
AND BY THE WAY SANDRIDGE HAS NEVER MADE A PROFIT! Invest away JTF!
If Sandridge is such a horribly incompetent company why does TPG-Axon continue to invest in them? According to their letter, SD has been making mistakes since 2007. Yet this investment company has continued to maintain their investment. They could have sold out at anytime over the years. I agree with JTF, it is all about profit for them. SD is trying to build a home for their employees and business. If TPG-Axon is so knowledgeable about how to run an energy company perhaps they should take the risk and start their own. I am sure that they can find an energy company that is willing to sell them some assets to start with.

And as RodH said, if the investors don't like the direction of the company they can sell and move their money to something else.
I don't know about everyone else, but I don't maximize profit in my own life and I am happier for it.

RodH and JTF do some research before you start going OCCUPY WALL STREET. These investors are not bad people. They know what assets Sandridge has, and what return they should be making, but they are not. Just because they are doing stuff downtown doesn't mean it is right and just. They should have waited before destroying part of downtown and building until they were financially able to do it like Devon did. Devon saved up and built their complex. Sandridge is trying to be a big boy when they are still in diapers.
Where did the investors say profit at any cost? They just want a profit! Sandridge went to Wall Street and did a dog and pony show and flew investors down here to see wells. They are the ones that are not doing what is right! They are the ones that did not tell the truth! They have been spending money they shouldn't be. The investors are the owners of the company and they should have a say in what happens.
I know if I had a business and it wasn't making a profit that I wouldn't be spending millions of dollars just to have a prettier than the average bear office.

Rover 12-02-2012, 07:32 PM Some people don't get the concept of capitalism. And, they don't understand the concept of leverage.
Ironically, SR and Chesapeake are actually doing what JTF suggests...spending money improving the neighborhood and not paying so much attention to immediate profit...for which they are under attack. SR investors aren't saying SR isn't a good investment long term, they just want the value realized NOW.
Plutonic Panda 12-02-2012, 07:48 PM I don't think JTF is saying bury yourself in debt. He is just saying that it shouldn't be all about profit. You should give a little back and spend some money making things look nice and last. There is a difference just being stupid with money and wasting it building a 100% platinum building and spending it doing things the RIGHT way instead of the cheap way. Also, if I read this right these people are in NYC, so I'm sure they could care less about OKC and the quality of the downtown area. Now, I'm 19 years old and just starting to get into business so I am kinda running my mouth here, but I'm siding with JTF on this one (whom I disagree with a lot, I just don't really say anything). I think it is awesome of Sandridge to invest some good money into our city and go all out with high-quality buildings instead of maximizing profits. We need more of it in my opinion.

A progress trap is the condition human societies experience when, in pursuing progress through human ingenuity, they inadvertently introduce problems they do not have the resources or political will to solve, for fear of short-term losses in status, stability or quality of life. This prevents further progress and sometimes leads to collapse.

This is showing Broadway closed for approx. two months. Any one hear any specfic details on it? Whole street vs. lane reduction? This will cause some impact for the Thunder games, so I'm wondering how much the city will allow.
That SandRidge plan is just for the sidewalks.
However, I don't know if it will affect the adjoining streets or not.

No, SandRidge asked for an exclusion from the P180 stuff so they could do their own thing.
However, their design plans were approved.

I think their modifications were only slight and meant to make sure the sidewalks and fixtures blended with their other hardscape.
But also keep in mind, SandRidge is doing this at their own expense.

Yes, the canopy now has a type of mesh on top.
As I posted after a recent tour, it's meant to filter the elements like a tree rather than completely block them like an umbrella.

I doubt they need any additional space considering they let employees who were in the Permian asset groups go in January.

The way I understand it, is that the Mississippi Lime in Northern Oklahoma & Southern Kansas is much more profitable. Also, the article I read said a lot of those white collar workers that was in the Permian would switch to the ML, and not be laid off,as was mentioned above.

The ML in OK and KS is pretty shallow which makes it a lot cheaper to drill than some of the deeper formations down in the Permian Basin. Also, generally lease bonus per acre and royalties in KS are lower than in many parts of the Permian Basin due to lack of recent oil and gas activity in Kansas (at least earlier on in the leasing rush), which increases profit margin. Regulations are also a little less stringent and favorable to drilling in OK and KS than in TX. I'm probably over generalizing it and I'm sure more went into the decision than that, but that's my 2 cents for what it's worth.

metro 02-11-2013, 10:33 AM I've noticed lately in how bad of shape the common areas of the Broadway Kerr parking garage are. Anyone know if Sandridge has plans and/or funds to spruce up the neglected parking garage lobbys? (Glass has cracks and holes-bullet or rock damage). Tint is peeled off in places, tile is old and outdated, needs fresh paint, etc. A little bit of money would go a long way in bringing a little new life to their parking garage.
There were renderings of the Broadway Kerr Garage being completely renovated and expanded to encompass the drive-in bank immediately north. Would also include ground-level retail.
Perhaps they are waiting for a bigger project before putting more money into the place.

wsucougz 02-11-2013, 01:04 PM In the latest TPG presentation, "Creating Value at Sandridge," they talk about slashing overhead from $200 million to $50 million a year and specifically mention real estate expenses. If the board gets voted out, I don't see any of these future development plans happening.

I'm just hoping the Amenities Building gets finished.
Fortunately, the Braniff is almost done as is most of their campus landscaping.
However, they are also supposed to contribute not only to the rebuilding of Kerr Park but also be responsible for it's on-going programming.

Jeez, Don't jump off the cliff yet... The tower doesn't look likely for awhile due to SD's financial situation, but TPG is fighting an Uphill battle trying to replace the whole board. It's far from a done deal.
