soonerguru 08-02-2013, 08:56 PM Is anyone familiar with the layout of the corner two bedroom apartments at the Regency?
Yes. It's pretty cool because you get windows on two sides. I lived in one. Balcony either on North or South. When you enter, kitchen to right flowing straight into living room / balcony. There's a window from the kitchen looking into the living room. Then there's a hall with one bedroom on left (and a bathroom in the hall) and then a second bedroom on the corner (with another bathroom).

I lived in two different ones for awhile. One on the SE corner and one on the SW corner.
Don't know if they are still this way, but all the ones I lived in had this couple inch gap at the bottom of the door. Made it so you could literally hear what people were saying in their units and I'm guessing someone could also looked under your door if they tried hard enough. I found the interiors (right after the bombing remodel) to be very underwhelming and plain looking. As mentioned though, the windows and views were really good facing south. Also, loved the patio. Ended up moving to Sycamore Square (north units).
Platemaker 08-03-2013, 10:32 PM Thanks, guys. I'm moving back to OKC and signed a 6 month lease for a 2 bedroom. The problem us that they are all full until my move in date so I don't exactly know what I'm getting. I'm sure I can deal with whatever I get for six months.

The brokers set last week as a deadline for bids.

Have to wait to see who buys it.
If someone was smart, they'd buy then convert to condos.
Urbanized 05-29-2014, 05:46 PM Ceiling height might make that a tough sell unless the condos were bargain basement. It is a little bit claustrophobic in that place.
adaniel 05-29-2014, 07:00 PM Regency Tower is nice for what it is, but I tend to agree it felt a bit claustrophobic with the ceilings. It reminded me a lot of my dorm room in Couch Tower at OU.
dankrutka 05-29-2014, 11:04 PM How nice are these units now? When I looked at them in 2009 I came away incredibly unimpressed, but I think renovations were underway.
littleb 05-30-2014, 12:01 AM I live there now and they are "meh". Some apts are definitely nicer than others... But I'm hoping whoever buys it definitely does major renovations... Most apts need serious updating in everyday possible. My apt alone still has a popcorn ceiling, awful, awful shag carpet, and very outdated appliances... But I also only pay close to $700 a month and that includes garage parking, pet fee, and utilities.

shawnw 05-30-2014, 06:42 AM In all regards internally it feels like "a typical apartment" to me (yes the ceiling heights are low but oh well). Only it's a highrise so that's nice. It's nice having 3 bedrooms and 3 full bathrooms (having two teenaged daughters) and being downtown. The balcony view is awesome. It's within a mile walk of so much. Parking garage sucks but it's a parking garage, oh well. I disagree with these becoming condos because it's one of the most affordable places downtown so fills that lower price range notch (under $700 for a studio with no balcony) that people complain we lack down there as it is.
bombermwc 05-30-2014, 08:12 AM The video is sort of funny. I'd agree, it's just a typical apartment...just high-rise. Like others said, it fills a void for affordable livening space downtown, which we really lack. It's changed management quite a few times, but at least they've managed to TRY to renovate things so they aren't terrible.
If you don't like the ceiling height, well the only thing I would say is its something you just have to know is going to be like that given the age. Anything built before say the mid-80's is going to be a short ceiling height...it's just the way things were built then. Across the board taller ceilings just didn't come in until later. So while it might be low compared to the new upscale stuff being put in downtown, it's really on par for what you'll find in most apartment complexes around town.
A former co-worker worked there back in the early 80's. Management at that time was a bit sketchy, and of course we were dealing with the crash. BUT, there were a lot of nice things to be said about the facility. They were actually ahead of their time in computer management of the place too (what my coworker did). In a time where most places still did everything by paper, they were actually quite the hub of technology back then.

I only meant that it made for a tough condo conversion. I think you'd have a hard time filling it with people who were willing to pay a condo premium to live in a place that - no matter how nice you make the surfaces or amenities - would always feel to some extent like an apartment building built in the sixties.

They had previous set a deadline for last May, but tried this again with a deadline last August. Will be interesting to see if it sold.

Regency Tower has been sold to an investment group out of Tulsa which owns several multi-family properties in Oklahoma and Arkansas.
Purchase price wasn't revealed but they took out a new mortgage on the 274- unit property for $18 million.
It last sold for $17.2 million in 2010.

The new owners are planning new signage as well as an LED light band all along the top.
Combined with similar lighting planned at Arvest Tower, the new crown at BancFirst Tower and the full LED lights planned for FNC, our skyline will have much more color and character in the near future.

LOL the first pic looks like a creepy or even haunted dwelling. Perhaps if their marketing continues along these lines, The Regency will remain an underrated, inexpensive place to live.

I don't know what options exist, if any, but the Regency needs an exterior refresh beyond a paint job. That's probably prohibitively expensive though.
I skimmed through this thread, but is the interior as dated or have they kept the inside refreshed?
