Awesome!
Wow, that district has really come alive just in the last couple of years.
Will, did you notice how far along the old Coin Laundry site is? I see the one "I Love You" photo but did you notice the interior? They should be close to opening the new pizza-by-the-slice concept.
Also, has construction started on the renovation of the old gas station on the corner of Blackwelder? It's now a restaurant / market but will be a nicer, expanded restaurant.

The gas station space on the NW corner of 16th and Blackwelder was taken over by Everything Goes Dance Studio who expanded their space. You might be referring to the gas station on the SE corner of 16th and Indiana. Construction on that has been ongoing for several years.

If you look at it from 15th St., it turns brown.
This is from that Popularize site:
Commonly referred to as "the barn", 1609 Blackwelder is actually a statehood farmhouse built in 1907 and is still standing strong after 105 years. Though in a state of disrepair, Struble Properties purchased the building and will renovate this historic property to join the resurgence of the district. The building caps Blackwelder Avenue, and it's neighbors include The Society, a energetic community driven arts space, Bomb Shelter Gallery, Sons & Daughters boutique and The Mule Public House. With creativity and vision, we are looking for the community's input to breath new life in the Plaza District's oldest building.
The building is currently zoned for commercial, and includes 1287 sq ft on the first floor, 1,084 sq ft on the second floor and a 588 sq ft basement. Additionally, the lot includes space for parking in rear.

UnFrSaKn 07-14-2013, 10:20 AM I visited the Parish this morning and noticed Empire Slice House has a new sign that wasn't there last Sunday. I walked across the street to ask if I could takes some photos of the inside but the guys building said it wasn't their call. I still took some of the outside. A leader at the Parish told me they had a "soft" opening on Friday. I could tell they were doing construction on the inside. You can see the table saw. I think they were hoping to open next week.

The Mule has a great, fun, energetic vibe with great casual food and good beers.
Saints Pub is very friendly and has food as well.
Once Empire opens, that will be yet another casual eating / drinking spot.

what about parking, is that an issue in the district?
It can be. It's completely surrounded by residential.
But worse case, you park a block over.
I imagine some of the residents are going to start raising hell as this district continues to increase in number of businesses and popularity.

That has been the problem in many of the redevelopment strips in Austin and Denver.

catch22 07-16-2013, 06:00 AM Was in the plaza last night. And for a Monday night, the district was pretty alive. A steady stream of pedestrian traffic on the sidewalks and a fairly full and busy Mule. Saints also seemed to be pretty busy across the street.
warreng88 07-16-2013, 06:44 AM It really bothers me when people ask about parking when there is a huge, open, free parking lot just west of the Lyric Academy on the west end of the district. It's like people complaining about parking in Bricktown when you have the entire Bass Pro parking lot and the area to the south of it. There is parking out there, you might just have to walk a little bit.
Note: I am not talking about anyone in particular on this board, more my friends who come to visit from Edmond and complain about it.
Urbanized 07-16-2013, 08:28 AM I think the key words there are "who come to visit from Edmond." They have a cultural expectation that they should be able to park at the front door of their destination. In the truest sense of the word, it is a culture shock for them.
Somewhere along the line, a district has to decide if that is the crowd it wishes to cater to, or if it can survive (or even thrive) catering instead to a crowd that is OK with a different type of interaction. I'm not saying that Plaza won't fine-tune its parking offerings as demand increases, but as far as which crowd it wants to cater to, I think the district has already made its choice.
Mr. Cotter 07-16-2013, 08:54 AM I've never had a problem finding a parking space at the Plaza. I kind of like parking "away" (the whole district is less than 1/2 a mile-it's not that far) from my ultimate destination. It lets me walk past all the other interesting stuff I didn't specifically come to see.
Also, walking from the back of the parking lot at a Wal-Mart is further, and significantly more boring, than parking next to the Lyric and walking to the Mule.
catch22 07-16-2013, 09:15 AM The only time there is a parking issue is for live on the plaza. I had to park 6 streets away in front of someone's house.
Other than that, no issue if you don't mind a short stroll.

Thank you, I was wondering about that. When I drove through the area I had considered the possibility of parking a ways away if needed, but the idea of parking in front of someones house didn't appeal to me. Will look for the lot by Lyric that you mention. I certainly don't mind walking at all. And I too park at Bass Pro when I go to Bricktown because I don't want to pay to park closer.

You're welcome. Most people in this city expect to park right in front of their destination and walk in. In an area like that, Paseo, Campus Corner, etc, you are probably not going to be able to park right in front of the place you are wanting to go to unless you are there very early or very late.
And just for clarification, I am talking about the parking lot to the west of the Lyric Academy, not the Theatre, they are two seperate buildings. Don't want people to get too confused.
CuatrodeMayo 07-16-2013, 04:32 PM ...the idea of parking in front of someones house didn't appeal to me.
As long as you don't park IN my driveway like many do on busy nights.
blangtang 07-16-2013, 05:03 PM When did that crosswalk pop up ? The one on the eastern end...
It needs a flashing light or something.
Plutonic Panda 07-16-2013, 05:49 PM As long as you don't park IN my driveway like many do on busy nights.Wow, do you just call the parking patrol, and if so, how fast is it resolved? That would suck not being able to park in your own garage or driveway.
bluedogok 07-16-2013, 10:05 PM Parking challenges = the calling card of a thriving district.
Most of the griping has come from residents in the area, especially in the case of South Congress/South First in Austin. One of the redeveloped buildings in Austin on South Congress has built a garage which helps there, the ground floor retail helps break up the parking garage look at street level.
There have been grumblings in the Baker Neighborhood (South Broadway) about the same issue, narrow streets in the area limits parking to one side of the street pushing people farther away and those residents aren't as used to the street parking as those closer to Broadway and many residents also park on the street which further complicates the issue. There is a pizza place that we like on South Broadway, sometimes we just avoid going there or go to the other location north of LoDo because it is easier to get in/out. Most of the time we stop after work to beat the crowds a little bit.

Maybe eventually, but parking is really not a big issue there except for anyone who doesn't realize that you can't always park directly in front of where you're going.

That's the Guatemalan restaurant - being renovated to be bigger and better, without a convenience store inside.

ABC-3 is not permitted in the area, and the neighborhood will not allow it... :)
Geographer 07-31-2013, 08:38 AM The food at that Guatemalan restaurant is fantastic, by the way.

Is that at Independence? If so, I remember it as Tuan Cycles.
Urbanized 08-01-2013, 06:31 PM Pastor Kenny's reaction:
Sounds like a fun church. Nevertheless, ABC-3 would be rendered illegal simply by their presence, no matter how liberal the congregation is. Doesn't matter; cafeboeuf has already pointed out that ABC-3 is zoned out of the neighborhood anyway, so the point is moot.
