A fence just went up on 16th and College corner just blocks from the Plaza. Brady Smith Homes (https://www.bmshomesokc.com/) has a sign up there. They built those homes on Indiana and 39th.

That is correct. It had been a vacant house for years and then someone caught it on fire. I lived down from it for a couple of years and reported it several times for trash. It was a great house that never got the love it needed. I hope Brady Smith does something nice and hopefully affordable.

I just looked it up (1500 NW 16th) on the County Assessor and Omega Investments is the owner as of 1/20/2023. Not sure why a Brady Smith sign would be in the front yard...

They just might be the builder helping with the project. Some of their work is similar to the Omega Homes close to OCU on McKinley and 27th.

The house on the SE corner of 16th and Klein has been torn down. I talked to Jeff Struble a few weeks ago and he said he does have plans for that corner, but didn’t disclose what exactly would go there.

Architect Sam Day posted to his instagram that he had purchased the property behind his original 4-plex on 16th street just a block from the Plaza District. He is planning to add a 5 unit apartment to 17th street. He is working with Patrick Struble for the build out.

The blue represents the 16th street 4-plex and the green is the new build location.

There is so much infill and redevelopment anywhere near the Plaza it's hard to keep up. Anything new or redone seems to sell very quickly.

Looks like a place called Takumi is taking over the old Oak & Ore space.

Can't find anything about them but they have applied for a liquor license.

The Strubles are doing an IG takeover for ULI and posted the above pic. I think this is for the now demolished house south of the Classen 16 apartments.

I bet you are right. They posted the old house and photo on the Insta Stories for ULI. Looks cool to me. They also posted this chalk board image of ideas for the lot. They are keeping the three beautiful trees that exist there and looks like adding some public art. The photo you posted looks to be the backside of the development.

Two separate concepts are going in. One is in Oak and Ore, and the other is in the old photo art building where Beet Box was.

Saw on Linkedin that Jonathon Stranger is going to open a "newly redesigned and re-envisioned Osteria" in the old Aurora space. Estimated opening date of early Q1 2025.

The only way this works is if he makes it like a Fazoli's. Not sure how this fits in the Plaza at all. He says he wants to make it like what Chef Lee did with Birdie's. That is a fancy style restaurant and that doesn't seem to work in the Plaza. So odd.

And I would think they would need to change the hours as well. They are only open 3-close in both locations. It almost needs to be like Eataly where they have sit down with a waiter, but also fast casual. Just my opinion.

I actually think he needs to move to fast casual dining and have people order at the front and then go sit down and wait for their order to be brought to them. I just don't think he knows how to do that. It seems like a waste of a great space to me.

People don't normally piss away money, so I bet he has gotten feedback from people in the area to make sure he fills a need and supplies a demand. He has quite a few successful restaurants, so he isn't dumb. Why not let him step in the batters box before calling it a strike out?

Who said he was dumb? Suggesting better ways to run a business, that actually failed in the spot it was at, is not saying someone is dumb. Also, he did piss away money on a recent idea that only lasted for like a few months. His only success recently is El Coyote. I will always hope for success of local businesses, but this is not a good move and if someone told him this was the spot then they misled him.

Drove by yesterday and the Everything Goes Dance Studio directly east of Lyric had the door open and it looks like work was being done. Not sure to what extent, but glad to see some sort of improvement being done to that corner.

Looks like the building permit is BLDC-2024-03178, issued 2024-08-21. Browsing on phone atm so I don't have the patience to crop and post pics from the permit application but hopefully that info still helps.

Thanks. I was looking for planning documents, then realized that as soon as you go south of 16th, there is no design review.

Also, originally this was to be 5 work/live units with commercial on the ground floors and two levels of living above.

Looks like they are now trying to combine the ground floor of 3 units to rent as restaurant space.

This is another Struble property, who has done a lot of work in and around the Plaza.

These are the type of developments that help provide quality customer bases for the restaurants in the Plaza! But a few 100+ unit developments to truly make massive progress!

Your post is what made me curious and I started watching out for signs of what was going on. I go way back with Dusty Gilpin all the way to Tree & Leaf Clothing, so I follow him closely. He posted some demo videos yesterday. I think this is going to be an awesome space.

One of the coolest things about Dusty making art in this space, my Grandfather was a graphic artist and had rented a studio just across the street behind Rad Bar. It was probably over 50 years ago. Dusty's Grandfather was also a graphic designer in OKC at the same time as mine.

From the County assessor, it looks like they own a bunch of rentals, but no new builds. Also, further west down 16th, almost to Villa, the same people that renovated the property at 2421 NW 16th into a high end AIRBNB are building three new properties across the street from it. I live at 17th and May and have a rental property at 21st and May. It will be interesting to see how long it take to see properties in Crestwood being bought up, torn down and McMansions built on them...

I'll take the under on that bet. Crestwood feeds to Cleveland Elementary, one of the better-perceived schools in OKCPS. Parent priced out of Wilson Elementary (another well-perceived school) will skip over Miller/Vegas and put pressure on Crestwood (it is already happening actually).

Wild how much density is increasing in CTP. Typically gentrification is associated with *decreasing* populations density (duplexes become single-family, etc.) but CTP is a hard contrast to this trend.
