Thanks as always, Will.

Looks like they are really trying to get busy on the remaining glass because they can't take the cranes down until that work is done and they can't move people in until the cranes are down.

Considering they are planning to start moving people in about 6-8 weeks, I bet we see the glass work completely finished in the next few weeks.

One interesting aspect about the glass going in on the three triangles: it's all clear, unlike the rest of the building that has opaque bands to conceal the concrete floors and some of the mechanical.

So, as we've discussed somewhat, I'm sure these areas are going to have absolute boatloads of lights.

Can't wait to see when this all comes together.

So what happens if both cranes have just been dismantled, and one of the big windows near the top of the tower gets broken? (Space junk, meteorite, bigass hail, airline sewage, etc.) How would they get a new window up there?

lasomeday
01-23-2012, 04:48 PM
They are putting the final level of windows in on the northside.

Pete
01-23-2012, 04:48 PM
If a window broke, they would just replace the pane from inside the building or via the window-washing rigs that will be lowered from the roof.

Wow.
When driving south on I-44 over I-40 at about 4PM today, the glass in the triangle on the SW side reflected the sun like a lantern, or the sun itself...it was seriously bright.
Would have taken an awesome photo, if I wasn't driving.

Just lots of rumors going around that a 40-story (or so) building is on the the way for downtown.

No specifics but there seems to be a lot of smoke around this.

I don't remember where I heard this but I remember reading that Devon's floor height is about the normal height for today's building standards.

I don't remember where I heard this but I remember reading that Devon's floor height is about the normal height for today's building standards.

I would imagine it has a lot to do with the height of the first several lowest floors and the last several highest floors. Most floors inbetween I imagine are a pretty standard 8 to 10 feet. But if you make your first 3 floors 20 feet tall and your last 3 floors 16 feet, that's just under 50 extra feet from just those 6 floors.

It also seems a lot of towers have a decent number of feet above the highest floor.

So...Floors

1-3: 3x20 = 60 ft.
4-35: 32x9 = 288ft
36-40: 5x15 = 75ft
Actual floors: 39x2 = 78ft

That totals for 501 ft. Extend the top of the building 20% higher than it is with just the floors (+ 100ft), is a Grand Total of 601ft.

That seems to be fairly conservative...That's an average of 15ft/floor. Devon is an average of 17ft/floor

I suppose I could have said give or take a foot or two. LOL Devon has an odd floor plan but it's what makes it taller I guess. LOL

Oh, and thank you for doing the math for us. =)

Pete

The average floor on the Devon Tower is just under 15 feet -- not even counting the six lower and five upper, which are closer to 20 feet.

These taller floor heights are common in new office structures to make it easier to route ductwork and cabling. Devon features raised flooring and also dropped ceilings.

And almost all building have some lower level floors that are taller plus some sort of ornamentation on top.

I would estimate a new 40-story building to be between 600 and 700 feet tall (Devon is 850 and Chase is 500).

The new skyscraper, if 40 stories will be probably at least 650ft, but I am hoping it will be closer to 700ft, it will balance out the skyline, especially if located on the Preftakes block. Also, lets say Devon is building this mystery tower, more than likely it will be designed by Pickard Chilton, and it seems most of their skyscrapers have some of the same features. However, BG Group Place, which is a recent skyscraper designed by Chilton in downtown Houston, is 46 stories, but is only 630ft tall. So it really depends on the blueprint. You can have a 40 story building and it can be only 500ft tall, or you can have a 40 story building and it can be 700ft tall. It really depends on the footprint of the building.

In contrast another skyscraper by Chilton, 1180 Peachtree in Atlanta, is 41 stories, but is 657ft tall, so it has less floors than BG Group Place, but is taller in height.

G.Walker
01-24-2012, 08:19 AM
Eighth Avenue Place in Calgary, also designed by Chilton is listed has 49 stories, but is only 689 ft tall.

Isn't the BOK tower in Tulsa 53 stories and only 660 ft? While Devon is 50 stories and almost 200 feet taller.

Pete

The BOK in Tulsa was built in an entirely different era. New construction tends to favor much taller floors.

When we were doing the suburban tilt-up low rise office buildings in Austin, San Antonio and Houston we never went below a 14'-0" floor-to-floor height and these were only 3-6 story buildings with two story atriums. The retail/office mix at the building that I worked in at The Domain is around 16'-0" from retail floor to the second floor and about 14'-0" for the rest of the office floors. One interiors project in Yokohama that I worked on (1996) had about a 3.5 meter floor-to-floor, the ceiling grid was attached to the bottom of the structure and the ductwork was run in the web of the wide flange beams of the structure. They not only conserve floor space, they conserve vertical space....or at least they did 15 years ago.

I kind of meant that you should approach them with the idea and see if they will fund it. Of course, they will want copyrights to pictures used and might want an OKCChamber watermark in the corner of each picture. I do lots of presentation for various companies and I use a picture of OKC as my desktop image. People ask me all the time what City is pictured and they are stunned to learn it is OKC.
