View Full Version : Hill, The Spartan 12-03-2013, 07:28 PM So if these are completely sold, it seems they need to hurry it up and get some more up. Miraculously. Pete 12-03-2013, 07:50 PM Including those where the foundations are already in progress, I count 74 complete or under construction with 83 left to build to reach the total of 157. Wonder about the status of the clubhouse and pool? OKCisOK4me 12-03-2013, 07:52 PM Ahh, good. I see those are the backsides of the units. Can't wait for Buildings 1 & 2a to start going up. Judging from Pete's pic in post #665, it looks like fresh red dirt is at the Building 12 site. Is that going to start soon as well? bradh 12-03-2013, 08:01 PM That one on the corner of Perry & 1st (I think that's where it is) that's for sale has been on the market for a while, no? Wonder why Rover 12-03-2013, 09:50 PM It is an odd layout. Anonymous. 01-16-2014, 04:19 PM What's with the center unit with the divided double garage and green thing above it? soonerguru 01-16-2014, 04:30 PM This project is fairly ugly overall. Pete 01-16-2014, 04:35 PM What's with the center unit with the divided double garage and green thing above it? They just haven't finished putting up all the siding. pickles 01-16-2014, 04:35 PM Have you always dreamed of living in a structure that incorporates every shade of tan in its exterior and interior design elements? soonerguru 01-16-2014, 04:37 PM Have you always dreamed of living in a structure that incorporates every shade of tan in its exterior and interior design elements? No. It's amazing to me the amount of money is being spent on these residential properties and how ugly the color schemes are. Hopefully the Edge and the 10th and Shartel apartments, as well as the Metropolitan, raise the bar. Pete 01-16-2014, 04:46 PM I really was upset the way the Hill won the right to do this project through OCURA, but I have since tried to let that go and I've grown to really like the way this project looks. Looks really great from the street. Anonymous. 01-16-2014, 04:56 PM Yes, I do not understand the disapproval of these. They are in a fantastic location and look good, IMO. They are worthy of their selling prices (obviously). Looks really great from the street. Agreed 100%. I desperately wanted the rights to this project to go to the other company. BUT, these do look really great from the street and they are nice. I'm fairly pleased with how it's turned out so far. no1cub17 01-16-2014, 11:54 PM Yes, I do not understand the disapproval of these. They are in a fantastic location and look good, IMO. They are worthy of their selling prices (obviously). Forreal. Quite clearly there was/is a demand for these. May not be everyone's cup of tea (certainly wouldn't be my top choice), but they help add to the downtown population which will only enhance the quality of life for everyone in OKC. betts 01-17-2014, 12:31 AM There are a couple with the most bizarre architectural style, the newest one on the corner on Perry particularly. I like the really plain brick ones, although I don't like the interiors too much. But, the landscaping is very nice. The Hill is different than what's for sale at Block 42, Central Ave. Villas, Maywood lofts and brownstones, and that's a good thing because we all have different tastes. In fact, one of the most interesting things, to me, is seeing how different all the brownstones are on the interior, considering the exteriors are so similar. At the Hill, you've got more variation on the exterior, but the interiors are all fairly similar. The smaller ones have price points that make them reasonably affordable and so it increases options for people who want to live downtown. I'm glad they're there. Urbanized 01-17-2014, 01:14 PM That's not just the back of that complex. I think that the next phase, that fronts Carter and finishes that street's frontage, will actually ADJOIN the existing building. In other words, the big, blank two-story wall that you see to the left of the two garage doors will eventually be a common wall with another building, and 100% obscured. The driveway to those two doors will then be more of an alley. That is why it looks so bizarre today. Urbanized 01-17-2014, 01:17 PM You can see what I mean by looking at the bottom-left corner of this picture. Look at the pink part that is labeled "ready to start". See how the building in the top left of that pink box overlaps the building above it? That is the area we are discussing. You can also see how an entire new row of homes will obscure the back, alley side of the existing. http://www.okctalk.com/images/pete/hill12313a.jpg BoulderSooner 01-17-2014, 01:29 PM My question is will there be a street to the south of building 1? Urbanized 01-17-2014, 01:37 PM I was trying to figure out myself. Definitely difficult if not impossible to discern from that drawing. But it seems like there would have to be, if only so that the "front" of that building would not be on grass facing a train track. Now THAT would be bizarre. Considering the fact that that building is set back slightly from the end of the other building, it seems there definitely will be room for a street, so I would guess there will be one. BoulderSooner 01-17-2014, 01:42 PM That is my guess also. Maybe just connecting with the circle at the club house and not connecting to perry Urbanized 01-17-2014, 01:44 PM Yep. That would be my guess. It would be in keeping with their approach here which falls somewhere between urban neighborhood and gated community. Pete 01-17-2014, 01:49 PM All the streets are in on this project; don't think there are any plans to change them: http://www.okctalk.com/attachments/development-buildings/6210d1389988095-hill-hillaerial.jpg Urbanized 01-17-2014, 01:50 PM The STREETS are in, but the DRIVEWAYS are not. I think what we are talking about could be more of a driveway fronting that building. I'm just saying it would be bizarre to step out of your "front" door onto a patch of grass. And how would you receive visitors? Through the garage? There will have to be paving of some sort, and I suspect it will be more than just a sidewalk. Urbanized 01-17-2014, 04:52 PM Weird. I remain unconvinced. That might be re-thought prior to construction. If not... ...weird. Spartan 01-17-2014, 05:54 PM So Building 1 is officially the "Back Alley Townhomes." Noice. It seems the first phase is done but I haven't seen any other progress. Also looks odd driving down 235 with a half finished neighborhood. The Deep Deuce Apartments look good though. betts 08-21-2014, 01:37 PM I was walking my dog this morning and noticed they were pouring slabs for the SW part of the development. They've started framing some of the units behind it. Pete 08-31-2014, 10:20 AM He is a photo from catch22 that shows the units under construction on the far southwest side: http://www.okctalk.com/images/pete/hill083014.jpg catch22 08-31-2014, 10:59 AM I'm glad that they went with building these ones next. The panel siding looks horrendous and is incredibly visible on the units to the north of these under construction. dankrutka 10-20-2014, 04:05 PM I got a look at the progress here from 35, but couldn't see clearly how far along the progress is on the most recent building. Can anyone get any shots of it? What building is next up? Are they just starting a new building as soon as they finish the previous one at this point? warreng88 10-20-2014, 04:13 PM I got a look at the progress here from 35, but couldn't see clearly how far along the progress is on the most recent building. Can anyone get any shots of it? What building is next up? Are they just starting a new building as soon as they finish the previous one at this point? I passed by it last week and noticed that as well. It looks like they have started on the ones south of the ones they just finished. On zillow, they have four listed ranging from $499,500 to $509,500. Richard at Remax 10-20-2014, 04:55 PM I wish some of the news ones were more customizable. When looking at them a few years ago they all felt very traditional. if they had more modern and contemporary layouts that would be awesome. and if they do have different layouts then disregard, I haven't seen pictures of the new units.
