Urbanized 07-10-2013, 10:28 AM I didn't single you out. Only pointing out that it is a common refrain here. Very few people on this board have a background in construction or really any frame of reference whatsoever in the building arts, so when they hear something like that oft repeated they sometimes just accept it as gospel. I think that it would be unfortunate if everyone started assuming that anything stick built downtown is junk, because you will be likely to see many more projects done that way in the future, no matter what we prefer in this forum. Just because an automobile is not a Bentley does not necessarily mean that it is not worth driving.

Got ya. It just seemed like your comments were in response to mine, so I wanted to make sure that it was clear I wasn't trying to make a blanket statement about stick build construction as, obviously, that's probably 99.8% of residential build in Oklahoma.

Anonymous. 07-11-2013, 03:58 PM Thanks for the photos!
Love these.
Thanks Will!
This project has grown on me.
I was really upset about the way this developer and project was selected but if I can just put that aside, I really do like the way it interacts with the street and they seem to have found a market.
dankrutka 07-11-2013, 04:48 PM So, is KD's new place already built, under construction, or not started yet?
So, is KD's new place already built, under construction, or not started yet?
His units are already built -- they face north.
G.Walker 07-12-2013, 01:07 PM Some people are really gullible. You think KD is really going to let people know where he lives? Um, no...This was probably an investment opportunity, and I doubt he actually lives in either one of them. I would not be suprised if he puchased these units for family members or friends who come visit, etc. His house in Gallardia will prob remain his main residence for as long as he is in OKC. People are crazy these days, The Hill has no security, not a gated community, etc...I doubt he would let himself be exposed and open to the public in that fashion.

He's actually been staying at his Brownstone leese and his pals are at Gailardia.....that's what i've been told at least by folks supposedly in the know.

As Bellaboo pointed out, he's been "exposing" himself to all these crazy people for over a year now. I know someone who lives down the street and I have seen him come and go from his place on 3rd several times without incident. He'll be just fine.
Rover 07-12-2013, 02:36 PM Yes, he is going to live in it. He is spending nearly two million dollars to buy two and combine them into one. It will be nearly 7,500 square feet.

I don't know anyone in any real estate market outside of NYC or SF that just casually invests $1.7 million into one single family residence.
Deep Deuce is probably one of the safest corners of the city, and its not like he can't get a security system just in case.

There are many reasons why KD loves OKC so much... the fact that he can live in a place like The Hill without any real concerns is precisely one of those reasons.
traxx 07-12-2013, 04:15 PM Thanks for all the great pics, Will. It's nice to have all the photographic updates of all these places.
I've always like this development. I think the brownstone idea and look is cool.

Not to mention most of the people in OKC have no idea where The Hill is located.

Yup. Although he's not been around much this summer. No gates on the brownstones either, thank goodness. But no one bothers him or Serge, although my cleaning ladies stalk them to wave hello:)
circuitboard 07-12-2013, 05:52 PM I only show that Kevin owns one unit, and his house in Gaillardia. I really don't think this will be his primary residence. I think its more of a weekend crash, visitors, game days, and make a presence at the restaurant type home. Where did it say he was buying two and combining them? That would make no sense, he would just have one custom built since they are building right now, and its not like hes homeless......

NewsOK article from a couple days ago explains it all. It's in this thread.

Urbanized 07-13-2013, 12:43 PM He'll mostly be coming and going in his car from an attached garage that is on the back of the building. Even his neighbors are unlike to see him THAT much. And the reason his neighbors haven't seen him much around Maywood this summer is because he doesn't spend his summers in OKC.
betts 07-13-2013, 02:48 PM Although, he generally parks in front of his brownstone. I've always wondered if the big black conversion van he owns is in the garage and it's a pain to pull a second car in to the garage. I wouldn't spend my summers here either, if I had the option.
Urbanized 07-13-2013, 03:38 PM I don't think it has so much to do with contractual appearances, practices with other elite players, barnstorming streetball tours, side projects, etc. Very few players spend much of their summers here, and that is not limited to OKC.
no1cub17 07-13-2013, 05:50 PM Yup. Although he's not been around much this summer. No gates on the brownstones either, thank goodness. But no one bothers him or Serge, although my cleaning ladies stalk them to wave hello:)
Haha, we bothered him and he was kind enough to take pictures with us! What a great guy. He clearly wanted to just get on with his day (totally understandable!) but knows how much it means for fans to be able to connect with a superstar like him. OKC is so lucky to have him!
Building permits for 12 more units.
I believe there are already six under construction, so with the 32 completed and occupied, this would be a total of 50 of the 157 proposed units.
Urbanized 09-27-2013, 05:07 PM Only a few pages ago posters were suggesting the entire development should be bulldozed.
OKCisOK4me 09-27-2013, 06:59 PM Only a few pages ago posters were suggesting the entire development should be bulldozed.
I could agree that the style of The Hill is not for me, but bulldozing the development... That's takin it a lil too far. Hope the other 107 units are built soon.
soonerguru 09-27-2013, 09:13 PM Only a few pages ago posters were suggesting the entire development should be bulldozed.
Really?
CaptDave 09-27-2013, 09:34 PM Only a few pages ago posters were suggesting the entire development should be bulldozed.
Really?
That might have been a little dose of Spartan hyperbole IIRC. :D
Garin 09-28-2013, 08:52 AM My cousin is the builder and everything they are building is already under contract. Already planning on next phase to get started. KD moved into his last week which will attract even more people to the area.
betts 09-29-2013, 12:15 PM Serge lives downtown too.
Anonymous. 09-29-2013, 02:06 PM Don't forget Brooks is in Block42!
Teo9969 09-29-2013, 02:28 PM Yeah, there are a few downtown. My point really was that Kevin is getting out and in the neighborhood. I don't see the others doing that but I'm just one person walking around. :)
Westbrook walked through Hooters at my friend's bachelor party last Saturday.
HOT ROD 09-29-2013, 03:21 PM Awesome, OKC's celebrity row.
warreng88 10-01-2013, 01:17 PM I would make a huge bet that he is just going to no longer rent a brownstone .. and that he keeps his home in gaillardia

urbanCOWBOY 10-01-2013, 02:13 PM I know that Durant may have many cars, but I keep seeing his white Audi with black doors parked outside of the brownstones. Pretty slick.45484548

Anonymous. 10-01-2013, 02:20 PM That article is incorrect. He bought/combined two of The Hill properties. He had been living in a Brownstone before recently moving.
And yes, that R8 parked out there is nothing compared to some of the other cars that I have seen out there. Which is another point, I am pretty sure Durant's new double Hill palace is combining two 2-car garages. Thus effectively making him able to store more of these cars.

My uncle saw him driving a black Lambo several years ago. I am not sure if he has it any more. I assume he still has his Longhorn van.

No
Just the facts 10-02-2013, 07:17 AM I always though it would be cool for busybody mirrors to be installed in Deep Deuce. If I was a developer they would be standard issue. They were invented by Ben Franklin (according to legend) so a person on a second or third floor could see down the street or their front door without being seen themselves (ostensibly to avoid the mother-in-law or any other unwanted guests).

Sorry to be snarky, I get the point of your comment, 1.7M into a residence is HUGE for downtown OKC!
But, that magnitude of a transaction is not uncommon in lots of other markets.

Or pretty much any decent sized city.
Just the facts 10-02-2013, 01:32 PM Downtown Jax and the downtown adjacent neighborhoods have tons of homes over $1 million and many over $5 million. Of course, there are also homes you can pick up for $25,000. If you have $1.2 million this is a steal.

They refer to it as the "Town Hall" in the layout. Using the photograph above, it will be right next to the cul-de-sac located in the middle of the picture.

I hope they hurry with the next phase of this development because the backside of this building is highly visible and really plain and ugly.
