I believe what they are talking about is activity around the swimming pool. I doubt if he stops by to see how the Tiffany pool is doing.

Fair enough, it is plenty warm for a swim.

It shows that it is an inactive LLC registered by Edward Lee from Edmond.

It's inactive because "A domestic or foreign LLC or LP is over 60 days delinquent in filing its annual report." according to the sos site. Which is interesting because Edward Lee is an attorney and I would bet he knows how to file paperwork on time.

This place has turned into a magnet for transients. I have counted 12 different people going in and out of there in the last week and a half. Also 5 other people a few weeks ago. There is definitely meth being made or used in there based on the people drinking out of bags shaking in the parking lot last week. The police went by yesterday walked up the stairs and back down and didn't go in any of the rooms. As the police were going in two homeless walked out a different side door. There are at least four open doors on the ground floor that are open now that people are going in and out of. There are many windows open and doors open on upper floors. Birds are also coming and going from many broken windows and the open doors. The security guards in our building has seen people taking lights/fixtures and other objects out of the building.

Something very weird is going on with the assessed valued and related property taxes.

When it was purchased by this group in 2008, the assessed value was $4.8 million. Now, it's at $1.7 million, which means they are only billed $21K a year in property taxes.

Makes it much easier for them just to sit on the property and do nothing, because it's not costing them anything to do so.

That, Pete, is a major problem in OKC....abandoned buildings that become dilapidated. I'm having a brain fart right now, but a perfect example is the early century apartment building that had the fire this past week. It's been poised for redevelopment, but can't seem to get someone kicked into gear...and so it's easier for someone to just let it sit until someone comes by and does something that causes a fire.

Please take some pictures of the people living there, the general disrepair, etc.

Granted the place looks pretty sad there, but it's far from being dilapidated. If you compare that to the state of a lot of the abandoned homes around town...good luck with getting OKC to do anything about Tiffany.

As much info as you all were able to uncover in a short period, i wonder if anyone in the local media would be interesred in naming names and asking hard questions on the air. The more attention it gets, the more that would happen whether it be redevelopment or condemnation.

Agree. It's too bad the development at the beginning of this thread didn't work out. One thing is certain: There couldn't be a more wasted spot in northwest Oklahoma City - sitting like it is at such a prime location.

My kids went to St Johns Episcopal just to the south of this property. I just can't believe the parents of the kids who go there now can be happy with transients being so close to the kids playground.

The ticket I created with the OKC Gov app was closed saying that there were no homeless found living in the building.

When I sent the picture in I only mentioned the water leak, and they just responded that they've opened a ticket.

So we have started to nickname the homeless people in the Tiffany.

Copper guy.... Seen taking bags and arm fulls of copper out of the building numerous times
The Sleeper... She sleeps by the pool every night and gets up between 11 and 1PM
The Sleeper's ex and dog... he used to sleep next to her with the dog, but some dispute over a hot dog at Sonic split the couple.
The runaways.... three girls that come and go... One with crimson red hair, one with a pink skateboard and another that doesn't wear shoes
The tweakers.... Two guys on bikes that do meth in there and drink out of plastic bags. They sit by the pool and shake after a good drug session
The topless guy.... he just doesn't wear a shirt.... still working on his name
The roamers.... Older couple that left when the cops went in by the pool...
The ex porn stars... 30 something couple that look like they might have been active previously but got in to drugs.

I lived there several years ago, and vacated as part of the mass exodus when they were going to shut the building down for renovation. The owner's name was Glen Ferguson of Ferguson Properties in Tulsa. They also owned a complex in Edmond (which apparently they have sold), and a few in Tulsa. Home - Ferguson Apartments (http://www.ferguson-apts.com) is the company website.

OK, let me check with my coworker.

I guess he was here late last night and the sleeper got back with her man and dog. They loaded up in an SUV with another suspect couple and went out for the night.

We are planning on getting some beer sometime soon and meeting these people down by the pool. Kind of a welcome to the neighborhood party. We think they will have some good stories to tell!

Yesterday, I had a long and interesting talk with the owner of this property, Glenn Ferguson.

He's embarrassed about the state of the place and has said they have done everything they can to secure it, but people are cutting through the fencing, etc. They are going to take another pass at it very soon.

The delays have to do with a snafu by the City. When the property was purchased several years ago, the buyers were told the old storm sewer line that ran along the back of the property had been removed for a new double line that had been installed in the front. In fact, the City no longer even had an easement for the old line.

But after they shuttered the building to begin the remodel and expansion, they discovered the old line had not been removed and was still active. The cost of removing it was completely prohibitive, as the original plans called for underground parking in that area.

So, they had to go back to the drawing board and scale back their plans. There will still be a new addition; 1 level of covered parking and two levels of apartments above. The tower will be gutted down to the poured-in-place concrete walls and renovated into high-end apartments.

I should have the latest renderings soon. And hopefully this project will start to move forward again.

The owner has been in communication with the surrounding property owners so they know what is going on.

They ended up only putting in a single line and keeping the old one in the back, but somehow that all got lost in the shuffle and nobody knew about it until they ran all the tenants out and looked to start work.

I think the Copper Guy drives the white truck that is parked at Hampton everyday. He steals copper all day and night and leaves in the white pickup.

I just drove by the property to take a gander and saw the sleeper, the dog (white dog with black specs, not sure what breed, maybe German shepherd or, at least, that build) and sleeper's husband. They were staked out at the parking garage of the building to the west (New York something rather, the tall, red office building) and she walked from the parking garage to the dumpster of the Tiffany and then back. I saw the white bike as well. Were they evicted from the Big Brother House recently?

I'm pretty sure I saw the sleeper panhandling at the Expressway exit from Hefner Parkway going north. I'm almost positive it's her. I can't imagine there are two people with the exact same pair of terrible jeanshorts...

Ma and Pa Sleeper invite Copper guy to hang out by the pool one night. Everyone passes out.
Meanwhile Ned Newcomer sees the white truck, hot wires it and drives away, stolen copper and all.
When Copper Guy wakes up, does he call a copper?
