However they redevelop the Cox Center (and it's only a matter of time) the canal extension could still be accommodated.
Currently, there is a lot of convention space but when the new convention center is built, that will but much less necessary. So even if they decided a new arena should be built there, I think the canal could still be extended through that property as well.
The Cox Center has about twice the footprint of the Ford Center.
sroberts24 07-15-2008, 03:56 PM that will be nice to have a giant convention center and two arenas all next door to one another
warreng88 07-23-2008, 04:04 PM This will be big. I wish I could tell you what I know, but I can't so let me just say, you won't be disappointed. ;)
ourulz2000 07-23-2008, 04:36 PM This will be big. I wish I could tell you what I know, but I can't so let me just say, you won't be disappointed. ;)

warreng88 07-23-2008, 05:12 PM can u give anything?
No, I can't. I should have just kept it to myself, huh? Sorry to tease so much.
sgt. pepper 07-23-2008, 05:13 PM can you at least tell us when the rest of us will see the renderings? When are they going to be made public?
Can we play the warm/cold game?
warreng88 07-23-2008, 05:20 PM can you at least tell us when the rest of us will see the renderings? When are they going to be made public?
When it first came out, they said the renderings were going to be made available middle to end of august. I believe that is still the schedule. I have not heard any different.
sroberts24 07-23-2008, 05:24 PM damn i'm so excited now!!!
warreng88 07-23-2008, 05:31 PM I can promise this, as soon as I am allowed to tell, you all will be the first to know.
sroberts24 07-23-2008, 05:32 PM fan-freakin-tastic!
HOT ROD 07-23-2008, 08:25 PM OMG, WRWA expansion and now the promise we won't be disappointed by what "obviously" will be the state's tallest skyscraper. And the NBA team. And the continuing Renaissance of Downtown!
MAN - if it weren't for the heat/humidity, I'd be moving back to Oklahoma City! Im sure LOTS of expats will be thinking the same thing (and moving back if they aren't allergic to the heat).
:)
metro 07-24-2008, 09:15 AM A little sun might be good for ya.
Steve 07-24-2008, 09:18 AM Warren G, you know how much these folks don't like to be teased.
OK everybody, I'm going to tell you what I know: It's going to be bigger than a bread basket.
:)
sroberts24 07-24-2008, 09:24 AM So if u say something ur wife will lose her job? or u will just have to sleep on the couch for a few days? Cuz i'm willing to risk u sleeping on the couch!
metro 07-24-2008, 09:31 AM Steve, by bigger do you mean wide or tall?
warreng88 07-24-2008, 11:33 AM So if u say something ur wife will lose her job? or u will just have to sleep on the couch for a few days? Cuz i'm willing to risk u sleeping on the couch!
Possibly both.... I would be ok with the second, she snores anyways. :)
sroberts24 07-24-2008, 11:53 AM i hope for ur sake she doesn't read these posts
Midtowner 07-24-2008, 12:04 PM Warren G, you know how much these folks don't like to be teased.
OK everybody, I'm going to tell you what I know: It's going to be bigger than a bread basket.
:)
Would this bread basket happen to be 30-something stories or 50-something stories. Better yet, what would the height and square footage of said bread basket be, and how would they relate to the new Devon tower?
In what exact ways does this tower differ from this bread basket? Please be as specific as you can. Include pictures for reference.
Thanks.
OKC74 07-28-2008, 06:29 PM Does anyone think that Warren G is just rattling our chains...or does he really have an inside connection? ;-) I HOPE HE DOES, AND I HOPE WHAT HE'S SAYING IS TRUE!! Can't wait to find out CONCRETE DETAILS of the new tower...and hope it's BIG BIG BIG!!!
Doug Loudenback 07-28-2008, 06:45 PM Warren G, you know how much these folks don't like to be teased.
OK everybody, I'm going to tell you what I know: It's going to be bigger than a bread basket.
:)
Only sexual degenerates LIKE to be teased (at least, for very long). Soooo ... :dizzy: ... tease on, teenage queen (no sexual subliminal or otherwise personal inferences are intended). :gossip: :sofa:
I'm guessing that the vertical height will be 50 stories, plus or minus 5. But, then, I don't know JACK!
What's your "guess" Steve & Warren G.? Teasing time is done ... give us your straightforward and unvarnished predictions! Inquiring minds want to know!
Does anyone think that Warren G is just rattling our chains
Well, he is the regulator.
OKC74 07-28-2008, 06:52 PM Oops...guess I didn't know that!! :-)
yukong 07-28-2008, 09:39 PM Does anyone think that Warren G is just rattling our chains...
No...but he does play a mean sax. No wait...wrong "G". Sorry
okctvnewsguy 07-29-2008, 12:32 AM I don't know if it means anything about anything, but last weekend, they put up a ton of chain link fence around certain areas of the bus station, I don't know why, the only explination I could come up with, is they are going to start tearing down part of the station.
jbrown84 07-29-2008, 12:59 AM The bus station? That's not Devon tower-related.
Spartan 07-29-2008, 03:25 AM Spartan, you've been warned before about personal attacks. Knock it off. ~ Pete
sethsrott 07-29-2008, 06:25 AM Please don't participate in personal attacks. ~ Pete
Edited out as admin has addressed issue. Thanks. ~ Pete
Kerry 07-29-2008, 07:49 AM I guess the new rule is the more you post the smarter you are.
warreng88 07-29-2008, 09:03 AM It is funny that I am getting attacked for knowing something and not being able to talk about it. I really wish now that I wouldn't have said anything in the first place. I am wondering if some of these people are trying to annoy me or stir the pot so I will just give up info. Not going to happen. Again, I wish I could, but I can't.
For the record, I never said I would lose my job. I said my WIFE could lose her job.
warreng88 07-29-2008, 09:14 AM Does anyone think that Warren G is just rattling our chains...or does he really have an inside connection? ;-) I HOPE HE DOES, AND I HOPE WHAT HE'S SAYING IS TRUE!! Can't wait to find out CONCRETE DETAILS of the new tower...and hope it's BIG BIG BIG!!!
Just to clear it up, the only thing I really know is the size (floors)and small specifics like what the ground floor is going to look like. My wife has not seen the renderings (I don't even think they are done yet) she has just been told.
Insider 07-29-2008, 09:19 AM Just to clear it up, the only thing I really know is the size (floors)and small specifics like what the ground floor is going to look like. My wife has not seen the renderings (I don't even think they are done yet) she has just been told.
Devon posted new information today for their employees.
Insider 07-29-2008, 09:25 AM Where is the site?
The site consists of a substantial portion of the four-block area generally bounded by Sheridan Avenue on the south, Hudson Avenue on the west, Park Avenue on the north, and Robinson Avenue on the east, excluding the existing buildings fronting Park Avenue and Robinson Avenue and the East City Center Parking Garage. Much of the site is what is commonly known as the Galleria parking deck. It includes the West City Center Parking Garage. Standing on the site looking south, the Myriad Gardens will be our front yard.
Who owns the site now?
The Oklahoma City Urban Renewal Authority (OCURA) owns most of the parcels being considered for purchase. OCURA is an arm of the City of Oklahoma City; OCURA exists by Oklahoma statute to enable OKC to redevelop and rehabilitate lands considered to be “blighted” or deteriorated. OKC owns several small parcels. The Central Oklahoma Transportation and Parking Authority (COTPA) owns the West Parking Garage.
Who will design the building?
Devon’s management chose world-class architectural and design firms to design our building. Pickard Chilton, an internationally-accomplished architecture firm, will design the building.
Kendall/Heaton Associates, Inc., a Houston-based and world-renowned architectural design firm, will serve as architect of record. Gensler, a global architecture, design, planning, and consulting firm, will design the building’s interior. The Offices of James Burnett and Murase and Associates will team up as our landscape architects.
See these companies’ websites for more information about them and to see other projects they’ve completed. They are: www.pickardchilton.com; www.kendall-heaton.com; www.gensler.com; www.murase.com; and Landscape Architecture - The Office of James Burnett (http://www.ojb.com).
Who will build the building?
Hines Interests Limited Partnership was selected as Devon’s Development Manager. See its website, Hines Interests (http://www.hines.com), for more information about Hines and their expertise with skyscraper construction. A general contractor will be chosen soon.
How big will the building be?
While the exact size is still under consideration, the building will likely be in excess of the 1.2 million square feet previously announced; however, at this time we are still working on the plan that will dictate the final size. As a frame of reference, the Chase Building at 100 North Broadway is approximately 540,000 square feet.
When will we break ground?
We hope to break ground by late summer 2009.
When will we move in?
The building is projected to open in 2012.
What amenities will the building have?
Devon’s management is in the process of determining all the amenities that the building will offer. However, it is certain that the ground level will include a large, enclosed atrium area, or “winter garden,” and an auditorium available for use by the public. Other possible amenities include cafés, a coffee shop, a fitness center, an ATM and dry cleaners.
Where will the employees park?
Discussions with OKC and COTPA will include Devon’s acquisition of the west City Center parking garage. That garage now holds approximately 1,100 parking spots. It was designed for the addition of five more floors. That construction will be complete before the building opens, so there will be room for all Devon employees. The building will also have limited underground parking.
What does LEED certified mean?
LEED’s New Construction Rating System guides and distinguishes high-performance commercial projects, including office buildings. LEED scores new construction on how well it meets the six categories and awards it certification at either certified, silver, gold, or platinum (the best) levels. Devon’s goal is to reach LEED certification at the gold level if possible.
What will happen to the office space vacated by Devon?
High quality office space is already in short supply downtown. With our new building project, we expect to see the revitalization of downtown continue. Experts believe that the space vacated by Devon will be in high demand.
This information was provided to its employees this morning and "all of the information provided can be made public so feel free to spread the news..."
Don't sweat it, g. You told us what you could and we appreciate that and respect you honoring the confidentiality by which your wife is bound. Hopefully, you'll continue to participate on the topic and maybe at some point you'll be able to answer questions not covered in the press as the process moves forward.
Thanks for the info.
the building will likely be in excess of the 1.2 million square feet previously announced
Unless they make the floorplates huge all the way up, this is going to be a 50-story building.
Insider 07-29-2008, 10:14 AM Rumors (I stress Rumors) are the building will be 'at least' 52 stories tall.
sroberts24 07-29-2008, 10:17 AM thanks warren i hope to hear more from u on this subject
and this is freaking exciting, i just wish we didn't have to wait a year till they break ground
FritterGirl 07-29-2008, 11:05 AM See these companies’ websites for more information about them and to see other projects they’ve completed. They are: Landscape Architecture - The Office of James Burnett.
Murase and James Burnett Co. will be doing the Myriad Gardens work as well. They will have several meetings with key stakeholders to discuss the project(s), and at this point are PLANNING to host a public meeting some time in mid-to-late August to hear comments from downtown residents and other interested parties regarding the Gardens' redesign.
I don't really have more details I can share at this time.
Well, he is the regulator.
Funny you should bring that up. Here's a story about that song from Yacht Rock!
YouTube - Yacht Rock Episode 7: I Keep Forgettin' (http://www.youtube.com/watch?v=hnahCol3lXs)
As for the building itself... this thing is gonna be massive. I had no clue about the SF of the Chase Tower so yeah... it has to be about 50 stories. That thing will tower over downtown. Awesome!
Kerry 07-29-2008, 12:16 PM What are the chances that it includes more than one tower possibly connected by one or more skywalks like the Petronas Towers.
Unless they make the floorplates huge all the way up, this is going to be a 50-story building.
And if they are working within that range, it will be hard to resist going for tallest in state.
Even at 50 floors (and I'm beginning to think it could be a little higher) it will still probably be the tallest in the state because modern floor heights are 1-2 foot taller than buildings constructed in the 70's.
We had been thinking 1.2 million square feet was the maximum size, but now it sounds like that will be a starting point and go north from there. I'm not surprised, as by the time the tower is open for occupants, Devon could be much larger than even today.
I'm equally excited about the obvious commitment of tying the tower into the Myriad Gardens. That whole area could really become a showpiece for OKC and a great gateway to the Core 2 Shore park and developments.
Midtowner 07-29-2008, 03:17 PM As long as Devon doesn't appropriate the Myriad Gardens from the people who paid for it, I'm fine with whatever.
Let's just not have it become a part of their corporate campus :)
ourulz2000 07-29-2008, 03:54 PM Any chance this falls through, and they don't end up building a new tower? I mean, this is OKC were talking about. We are used to getting disappointed.
Kerry 07-29-2008, 04:04 PM Thanks a lot ourulz2000 - you jinxed it. There always has to be someone. I put the chances at 50% this will be built to expectations, 25% some scaled down version will be constructed, and 25% that it will never be built. You are correct about Oklahoma City's track record for development. What happens if energy prices tumble like they did in the mid 80's? Oil is down over $20 from just 2 weeks ago and is poised to drop even further - fast.
ourulz2000 07-29-2008, 04:07 PM Not trying to be a downer, just being cautious.
Insider 07-29-2008, 04:14 PM You Cautious Downer! =)
brianinok 07-29-2008, 06:27 PM I wouldn't worry too much about Devon not being able to afford it. When they announced the skyscraper back in March, oil was about $100 per barrel. I am sure they started planning long before it got to even that level. Their market cap fluctuates between $40B and $55B, and they are spending roughly 1% of that on a building. I doubt they have plans to build a building they can only afford if oil is at $100/bbl plus. Devon is just not that aggressive in nature.
OKC74 07-29-2008, 07:02 PM Warren G...I am sooo sorry if my entry started any kind of attack...when I wrote the "rattling our chains" thing it was totally intended as a joke...that's it! Sorry if I started something...that was never my intent! I'm pretty new here...just thought I'd add to the conversation. Once again, I DO appreciate your information! Keep it coming...!!
On a different note...when you compare the sq. footage of The Chase Tower to what the proposed new Devon Tower is slated to be, how could it NOT be at least 45-50 stories?! This is exciting for OKC!!
