Just spoke to Judy Hatfield and learned they hope to move the first residential tenants in on June 1st. She said 11 of the 19 apartments are already leased and they expect several more to be taken this weekend.

The commercial space is fully leased (tenants discussed previously) but they won't be opening until around September 1st.

These are from catch22.

They have pretty much finished the apartments but are waiting for final occupancy permits. 14 of the 19 units are already leased.

Construction will start next month on finishing out the retail and office space.

Robinson is now open about halfway to Robert S Kerr. Looks like they are about to switch on the lights at Robinson & DA McGee:

Wow. Its not a masterpiece, but its much better than it looked sitting dilapidated and abandoned all these years. Reading through this entire thread, wow were there some naysayers for this project. Its honestly great to see Judy's work persevere through all these hurdles and setbacks and end up becoming successful. Again, sure its not a masterpiece, but its new life in an area that just needs a spark or two to really make waves. Can't wait to check out the retail when it opens.

At long last, Carnegie Centre is now open. A few tenants have already moved in; 14 of the 19 units are already leased.

Construction on the lobby and retail/office tenants on the first floor will start very soon.

The aesthetics of this project are horrible, no investment in the outside of the building, looks like the developer went the cheap way around. If the average person walked by this building, and had no knowledge what it is, they would think it was abandoned. The original renderings were far more advanced.

Had to leave the exterior untouched to receive historical tax credits and was the only way to make this project financially viable.

Judy Hatfield worked for over 7 years to bring this building back to life and it's already almost fully leased.

Glad to see the lights back on and fully of life.

Didn't they end up using historic tax credits (or something similar... I'm no expert on this stuff) to get this done and they couldn't change the exterior because of it?

At some point in the future, they could always do a more aggressive renovation.

Would just sacrifice the tax credits but that may be worth it down the road.

Again, great to see this building come back to life. And it is almost fully leased right out of the gate, so that's a great thing.

Great pictures. The units look very nice and it's good to see life back in a building I spent a lot of time in when I was a kid. They've done a great job!

Here are the rules [PDF (http://www.nps.gov/tps/tax-incentives/taxdocs/about-tax-incentives-2012.pdf)] from the National Park Service website section dealing with tax incentives (http://www.nps.gov/tps/tax-incentives.htm):


The owner must hold the building for five full years after completing the rehabilitation, or pay back the credit. If the owner disposes of the building within a year after it is placed in service, 100% of the credit is recaptured. For properties held between one and five years, the tax credit
recapture amount is reduced by 20% per year.

The NPS or the SHPO may inspect a rehabilitated property at any time during the five-year period. The NPS may revoke certification if work was not done as described in the Historic Preservation Certification Application, or if unapproved alterations were made for up to five years after certification of the rehabilitation. The NPS will notify the IRS of such revocations.

I'm happy its fully leased and that means that people like it, but the interior photos to me are depressing. Cramped kitchen, dining, utility, and bath, all with subpar generic hardware and design. Not to mention almost (or actually) zero natural light in the one room that you'll be spending all your time in. But hey some people love caves. Overall I think this is nowhere near what I thought was the vision for it. Saved money and sacrificed pretty much everything cool.

Probably not what the HPTC was envisioned for but they followed the standards, period. HPTC doesn't allow for design flexibility and the design review process (very very hands on with some SHPO's like Ohio or Virginia) is always far above any local district design review.

Maybe they would want to improve it by adding more windows, improving the facade like in the initial design, and add the rooftop green space/event space that was initially designed to either raise rents or turn it into for sale housing. If it is successful over the next five years, I would think at minimum, improving the facade and adding windows would be feasible. Park Harvey is reinvesting in their building again so their is no reason to think this group won't do something to improve Carnegie's look in the future. As more and more housing is available downtown, they will need to keep up with other options to stay competitive.

I also love this project and the overall look and design of the apartments are great. I always look at practical aspects too and I see minimal storage, especially in the kitchen. I understand that some people's lifestyles make that fine but I have lots of "stuff" for my kitchen and it wouldn't begin to fit. :)

I don't understand why anyone wants to live in this place either. No windows would be a huge hit for me. But hey, I guess if you're a night shift worker, this could be your ideal home. You wouldn't have to cover up the windows with cardboard because there aren't any! LOL.

Had she been able to renovate off of her original design, this could have been a great project. But, like with so many, the stream of disappointment started and we're left with crap. But hey, it's 100% filled crap so at least there's that. What I will say, is I'm glad to see that it wasn't sold ass upscale living. At least this way, it does give at least some option for non-upscale. And obviously if it's full, there are people out there that were interested in that. I just hope they aren't all folks looking to sublet, cause good luck with that one.

Yes but not all rooms in those units have windows...at least that's what the renderings showed. Those middle lofts had them on either end...or maybe even only on one end. Most notably, not on the bedroom end. I mean, sort of difficult to put a window anywhere else when you're sandwiched between two other lofts side by side anyway.

Like I said, obviously someone likes it or it wouldn't be leased.

I've stayed in and seen several different lofts and apartments in other cities that don't have windows in interior rooms. They weren't bad and were pretty full. It actually can be an advantage in media rooms. If you want sunlight, you can generally open the bedroom doors to get light in the living room or vice versa and works fine.

Really no way from the configuration of this building to have windows in every room, especially because the entire east side is blanked out due to the AT&T monolith.

And remember, this building is only have residential. The entire ground floor and basement will be office / restaurant / commercial. When that work is down in a few months the building will really come to life.

Not impressed with this at all...the apartments are dull and gloomy. I also don't see retail tenants being very successful here either due to bad logistics. How do you get to all the retail that will be here?

Kudos to Judy, she is just another of OKC"s class acts of developers. I am so impressed with what she's done and who she's signed on as tenants. IMO it is a wonderful mix and definitely adds life to that side of downtown, enhancing the Sandridge offerings.

I still don't particularly like the Brutalist outside BUT I do applaud Judy for retaining the 50's history as it likely may be the only building from that era left downtown. I stand corrected, and again am totally impressed. If I were in OKC I'd lease here.

Really? Because I feel like everything that could have made the project amazing, fell through. What we were left with was the same concrete shell of brutalist crap we had to begin with and also some very oddly shaped living spaces with no windows. It would have been easy to maintain the style of the time (it is a well preserved element of its time) but at least clean/dress it up some. Crap, I mean the concrete is just as mold-stained as it was when she started.

sure, but we don't have much Brutalist style in OKC so I'm OK with this. Sure it could have and should have been better. But it is already better than the old saying "better than crappy" but it isn't a home run - I agree (more like a base hit off a bunt).
