    Cha-ching - another Thunder money ball. At this rate we will be out of old buildings soon (of course that is because we didn't have much inventory to start with). Get the existing structures converted, build on open lots, and then things can start going vertical.

    This is from the Oklahoma Historical Society archives.

    It was built as apartments in 1929 but more recently had been office space; up until last year it was opened and used by the United Way of Central Oklahoma.

    Oh yeah. Another good-sized win. We're just really cranking through new development announcements lately...

    It is my assumption that this project won't require a ton of finish-out.

    I believe they may be adding to it -- the building permit wasn't clear.

    Yes. They sold it about a year ago.

    The building is structurally capable of one to two additional stories above the existing, so it is likely they are adding additional square footage in the vertical direction.

    It's very interesting that Clagg and Howard have been very bullish on pursuing building expansion whenever they can within a historic preservation context. It makes sense considering that larger footprints yield more income and potential profit, but it's also a very interesting testimony in how deep they believe the market is for their high-quality rental units.

    They have been leasing out their projects as soon as -- or even before -- they are finished and getting good rents.

    They also know much more about the cost of renovating / converting these structures and what they can expect to get back for income.

    I hope they continue to acquire properties -- everything they have done has been first class.

    I must disagree. The buildings at 1100 and 1101 Broadway seem pretty empty. I look forward to the day when all of the currently under used buildings in midtown are redeveloped and its time to build brand new ones.

    I meant their apartments were leased, not the office space.

    Those are both properties they've been all too happy to keep on the back-burner, though. I'm not even sure what the deal is with 1100 but the deal they have there with OKC Cityscape is too cool, each time the legos go up on the facade. Maybe they're trying to find a way to make that a permanent installation.

    I think they are just taking a few projects at a time, knocking them out, then moving on.

    When they put their focus on something, it gets done, gets done right and seems to fill very quickly.

    I hope they acquire more because they are going to run out of properties to remodel very soon.

    Great project, just horrible name. When I think of Mayfair, I think of the area around NW 50th and May Avenue.

    Mayfair Apartments is the original name given back in 1929.

    Historically correct but can be confusing now that Mayfair shopping center at 50th & May has been there for decades. At least we only had to deal with the confusion of the Newcastle Ballpark for a day. LOL

    Both were probably named after Mayfair in Westminster (greater London) - with a little May Ave play on words. The Mayfair shopping center developer probably thought he was being clever. I'll try to resist commenting further on identifying a location in OKC by referencing the name of the local strip shopping center.

    Well, again, not sure whether the Mayfair Village strip shopping center should be the primary focal point, or the Mayfair Heights Housing addition that is to the east of it and the Mayfair West Neighborhood addition to the west. I'm guessing it was all developed around the same time. Sorta like the Belle Isle neighborhood, or any other addition for that matter.

    This is a little off-topic, but I wish they had reconsidered those locations for residential. I could have sworn I've seen plans on the AHMM website for the smaller of the two buildings, 1100 and 1101, that were for residential conversion and retail/office.
