    11/26/13: Application before Urban Design Review Committee to be considered at their 12/18/13 meeting
    11/26/13: $207,000 building permit application
    1/18/12: Original application

    Summary of design application: demolish existing mansard roof elements; remove existing roofing materials and replace with new; construct a new roof deck, roof top bar with new roof, new 8’-0” parapet wall along a portion of the east elevation and behind the roof top bar (or a guardrail on the east elevation as an alternative), a 42” guardrail at the north edge of the roof deck, new elevator shaft; install two new stairways on the west elevation with the northerly one being enclosed in polycarb panels; install new security screen at the top of the southerly stairway, construct new outdoor dining patio at the front of the building with a new roof awning and guardrails, construct new accessible ramp and new concrete steps, install landscaping, install a 6’ x 6’ walk-in cooler and provide a dumpster for trash collection.

    Whatever Guyutes is, that's exciting to see yet another stylish renovation and hopefully some quality retail added to the Uptown mix.

    Definitely a step up. And in my neck of the woods, to boot. Pete - any additional details? I haven't seen reference in any planning agendas - where did you come across this one?

    I'd never heard of Guyutes but this is the closest I could find to meanings.

    The applicants indicated to me that it would be a restaurant and/or bar. Need to go through Planning Commission for an ABC overlay...

    The reason I assumed it wouldn't be a restaurant is because there is very little parking on that site -- no way would it meet code.

    The rules for a bar may be different, however.

    All Districts in the Urban Design Overlay are now exempt from minimum parking restrictions (Plaza, Asian District, NW 23rd - except west of Classen - Capitol Hill, and Paseo).

    That is in area of straight zoning that still requires parking.

    Tucker's and Cheever's are both pretty short on parking, yet many of their customers (especially Tucker's lately) park on the street, where there is ample parking. I don't think that there is currently a parking problem on 23rd, but I do foresee that the planned parking lot directly across from the Tower Theater will be tremendously useful to the entire budding district.

    I do not know.

    The building was purchased about a year ago by Wayne Allen, a 30-something singer/songwriter who has been in a number of bands.

    I suspect this was to have been some sort of bar, but nothing has happened at that building since the original designs were submitted some time ago.


    "Guyute" is the name of a Phish song, and looking at Wayne Allen's various music sites, you can see he is a huge Phish fan.

    I noticed some young guys cleaning the property a week or two ago. When Wayne came in for his CA from Urban Design, I got the impression that he really wanted something cool but had no idea how to do it...

    I heard back from Wayne Allen and he said Guyutes is to be a restaurant and bar and that it is still in progress.

    He owns the building, so he's obviously committed.

    Should have more details on this soon.

    The rendering above is from a while ago and I believe it's changed, because now they are talking about a rooftop bar/deck, which sounds quite cool.

    Yet another spot for the hot Updtown / 23rd district!

    Not sure as to the type of food but this strikes me to be very similar to Empire Slice House, with a rooftop deck instead of patio.

    I hope this is successful. The lack of rooftop utilization in OKC is astounding. Surely a railing/wall to code is able to curb liability issues.
